The cottage consistently receives compliments for its cleanliness, with multiple reviews highlighting this aspect positively.

The location is generally well-regarded for its peacefulness and proximity to local attractions and amenities, such as the Watermill Inn and Windermere.

Comfort receives mixed reviews, with some guests finding the beds comfortable, but several criticisms are directed at the living room furniture and lack of provisions for pets.

Facilities are adequate, but there are several mentions of maintenance issues such as non-working heating and kitchenware not meeting expectations. The lack of an enclosed patio for pets is also noted.

Guests have expressed disappointment over the lack of welcoming touches such as tea, coffee, and basic condiments. While these small gifts are not guaranteed, their absence was felt by the guests.

About this property

"Originally a bobbin mill, this barn conversion is now part of Ings Mill Park; a beautifully landscaped area of holiday homes within 5 acres of woodland alongside the River Gowan. The open plan living space is great for sociable living, with a lounge / dining area with luxurious furnishings and a picture window. The modern kitchen zone is well-equipped and very stylish. House bathroom is also on the ground floor with shower over bath. Upstairs to the two comfortable double bedrooms, plus 2nd WC and cloakroom. An elevated private patio gives views across the valley, and short stroll takes you to your local - the award-winning Watermill Inn and microbrewery – with great food and ambience. You're also only seconds from the A591, meaning your daytrips throughout the Lake District will be easily planned. Ings is a small hamlet near Staveley, 2 miles from Windermere, and 6 miles from Kendal, on the A591. The road is one of the country's most scenic, as well as providing easy access to the highlights of the Lake District. Nearby Staveley in easy walking distance, is the gateway to the Kentmere Valley, with a thriving community of walkers and cyclists as well as a foodie destination: Wilf’s café, Hawkshead Brewery. More? Bakery and lots of other delights including the Eagle & Child, another great pub. Walking routes in the Kentmere Valley are well worth exploring. Shops, facilities, cafes and restaurants are close at hand in Windermere village, along with the superb Booths supermarket, and only a few miles further you'll find Bowness and the shores of Lake Windermere. If Bobbin Cottage is not available for the dates you require, please look at these two neighbouring self-catering properties: Gowan Cottage & Millrace Cottage "

The small village of Ings, with the lovely River Gowan running through it, is set just two miles from the popular town of Windermere in the Lake District. There is a selection of walks for you to enjoy in the area and a wonderful local, award-winning pub, the Watermill Inn. The vibrant twin towns of Bowness and Windermere hold enduring appeal for many visitors to the Lake District, both providing a range of attractions, amenities, shops and restaurants to suit all tastes. Boat trips are available from Bowness to Ambleside and Lakeside, where the Lakeside Aquarium and the Lakeside and Haverthwaite Railway are situated.

The property was perfectly situated to get around the Lake District and it had a beautiful country view. Although the property had two bedrooms it was very compact I would say that it is not suitable for four adults, maybe two adults and two children. The sofa wasn’t very comfortable and there was only one other armchair so if you were having an evening in there would be three people squashed on the sofa and one on the chair. The TV was small and the remote control had lost the battery cover so you had to hold the batteries in when you wanted to change channels. There were a couple of issues the shower worked for the first morning but then ran cold this was reported but didn’t get fixed we had to report it again after which it was rectified. The other problems were that the extractor fan over the cooker wasn’t working the on off switch was completely missing this was reported but never fixed. The radiator in the downstairs bathroom didn’t work, this was reported but never fixed. The thermostat on the radiator in the upstairs toilet didn’t switch the radiator off and it remained on full blast the toilet was like a sauna, this was reported it was turned off when the shower was fixed but it only lasted for one day and the rest of our stay blasted out at full blast and couldn’t be switched off. There was an area on the kitchen work surface that the Formica had blown and the mdf underneath was visible. The work surface needs to be replaced. This cottage was very pretty but is in need of some repairs and refurbishment. If you have a dog there isn’t an enclosed space to let them out for a wee every time your dog needs to go out you have to put it on its lead and take it out.

However it is not somewhere we would recommend. The sofa and quilts are uncomfortable ,the TV lacks free view and the frying pan needs replacing. Little things like not being left a spare bin liner, no soap, tea, coffee, sugar or even salt and pepper ,set completely the wrong tone, These cost so little but supplying them is so necessary to make guests feel welcome. Just a small fraction of the rental needs to be spent to make quite a difference.
