The Oaks is a well-received cottage in Laxfield, Suffolk, praised for its cleanliness, modern amenities, and peaceful location. Guests appreciate the well-equipped kitchen, comfortable furnishings, and thoughtful touches like games for children. While some minor maintenance issues and suggestions for improvement are noted, the overall experience is highly positive, with recommendations for future stays and endorsements for friends and family.
Guests consistently describe the property as clean and well maintained, with only one mention of a lime-scaled kettle. The high level of cleanliness contributes significantly to the comfort and enjoyment of their stays.
The location is generally appreciated for being peaceful and a great base for exploring Suffolk. However, there is a mention of the property not being exactly where shown on the map and the uphill walk from the village, which might affect the score slightly.
The property is regarded as comfortable, with a warm and inviting atmosphere. Some guests, however, have noted that certain beds could be improved and that the twin room can be tight for two adults.
Facilities are generally well-received, with a well-equipped kitchen and quality patio furniture. Points are deducted for reported issues with hot water, a lime-scaled kettle, and suggestions for additional recycling bins and hot water instructions.
Thoughtful touches like a welcome pack with Prosecco and mince pies are mentioned positively, although there is a negative comment about the quality and presentation of a welcome cake. It is politely noted that such gifts are appreciated but not guaranteed.

Overall we were really impressed with the house. It's so nice to visit somewhere that has a lot of the extra bits- tea/coffee/sugar, a really well stocked kitchen of utensils. Loads of stuff for kids- games, Blackout blind. A lovely house, in a great location. The two pubs in the village were great, with a lovely walk past the church. The co-op was really convenient.

House was very nice, ideal for 4 adults. Bottle of Prosecco, mince pies and milk in fridge a nice touch. Nice smart television with Netflix and Amazon provided. Nice walk into the village with a CO-OP and 2 pubs. the Royal Oak was great, would recommend. Slight problem with underfloor heating on our last day, which we reported, but did'nt spoil our stay. Would use again if we were in the area,

Welcome Pack. A cream & jam sponge cake which was left uncovered on the table. Must have been left out for at least 2 1/2 hours as we didn't arrive until 6:30pm. Should have been left in the fridge as there was cream in it. Tried a piece but it was cheap and unpleasant so it went in the bin. The only other item in the welcome pack was a pint of milk. Very poor and not 4 star standard. The worst we have ever experienced. Need to up the standard or leave nothing at all. Only two bath towels provided, and two hand towels which for hygiene reasons is not acceptable for a week. Obviously needed to be washed but when we came to do that, there was no wash powder. Did the washing anyway as no other towels were available, but clearly there should have been. The outside rotary dryer was unstable and needs some looking at, and was also full of cobwebs. The dishwasher did not have any dishwasher tablets. Could do with a full length mirror at top of stairs next to set of drawers. Also a couple of mirrors would only serve people over 6 tall.
