This handsome house sits within its own grounds of 8 acres with no neighbours other than the gate Lodge, also owned by the House and once the local Methodist chapel dating back to 1834. Rebuilt in 1999, Bainfield House offers a superb entertaining space, with all rooms accessed from a grand central hallway. Lovingly updated over the last few years, the high Georgian ceilings and beautiful interiors highlight its larger than life character.

The stunning kitchen, breakfast and family room offer wonderful views across the lawns and paddocks and is completely private. Well-equipped for even the keenest chef, the kitchen has all you need to cook up a family supper or celebratory feast and with additional comfortable seating as well as an open fire, this truly is the central hub of this beautiful home at any time of year. Large full-height, bi-folding doors open out onto the patio and let the outside in during fine weather. Across the grand hallway is the family sitting room; a formal dining room; and the main staircase to the first floor. Two stairs lead up from the hallway to the green boot room, which also acts as a workplace, games room, or a back kitchen. From here, there is direct access onto the driveway or the back boot room, with another external door and the laundry/downstairs cloakroom.

Upstairs on the first floor you will find the impressive principal bedroom with its fabulous en-suite/dressing room. Bedroom two also enjoys an en-suite wc and wash basin, and has a double bed; and bedroom three, with its king-size bed is right next door to one of two family bathrooms. The fourth bedroom, a twin bedroom, is conveniently positioned next to the second family bathroom, so essentially there are private facilities for every bedroom.

Outside the furnished patio area can be accessed from the kitchen bi-folding doors and looks out towards the private paddocks. This is an ideal place to enjoy your morning coffee or take in the sunset on warmer evenings. Use of a hot tub can be arranged for an additional charge (please see additional information below).

Bainfield House is situated next to the Viking Way, a 149 mile route passing through Lincolnshire, Leicestershire and Rutland; you can walk for miles and enjoy the 360 degree views, or fish for crayfish in the chalk stream at the lower paddock. Picture a quintessentially English scene, and it might look something like the Lincolnshire Wolds where green hills roll into fields of wheat; wooden stiles and thick hedgerows divide the land; and tree-lined country lanes wind past lazily roaming cattle. Six miles away in historic Louth, visit the thrice-weekly market and enjoy the beautiful Georgian buildings. The county capital of Lincoln is 20 miles away and well worth the trip.

Additional Information:

Two well-behaved small or medium size dogs welcome (small additional charge) - However, please note the garden is not enclosed and the boundary is unsecured with a road nearby. Please restrict dogs to the boot/games room, where they are welcome to use the sofa. No dogs in the main receptions rooms, upstairs or on any other furniture please.

Children and infants welcome. Travel cot and highchair available on request (please provide your own cot linen). A travel cot can be accommodated in bedrooms one and two.

The bedding is feather.

The owner can arrange hire of a hot tub at £300 per week plus £25 electricity payable directly to the owner. Delivery/collection day is Wednesday. The hot tub provider will arrange delivery/collection directly with the owner. If you would like to arrange hire of a hot tub, please contact our bookings team.

Electric Vehicle charging point available (additional charge).

Please note, the gravelled driveway is shared with the house's gate lodge.

Please supervise children at all times in the garden as this is not enclosed and the road can be busy.

Please note, there is a chalk stream in the lower paddock which is not easily accessible.
