Front door latch does not work.

The Yale style lock does not locate properly in the latch so the front door can be pushed open by anybody, day or night. We were unable to use the open fire as the chimney does not draw the fire. I read the instructions regarding the draw adjustment, and I am very experienced with old chimneys/open fires, but it just does not draw and the cottage fills with dangerous smoke. I shone a light up the chimney and could see that there was a lot of nesting bird matter so assume the chimney has not been properly swept and likely there is no cowl on the top. Also a number of the radiators are locked at the none valve end, or the valves are broken. In the lounge the adjustable valve is not even attached to the radiator. So with no radiator valve or open fire we were unable to heat the lounge. The kitchen partially flooded on the second night and on inspection I noticed that the joint in the condensation pipe from the boiler had become detached and there was a constant dripping onto the tile floor, just to the right of the fridge. I pushed the pipe back together to stop the dripping and dried up the water but needs some long term maintenance. Finally, if the adjoining property is occupied it is very noisy upstairs when they walk about. I assume that the properties were one property in their past and have been split. The problem is the ancient floor boards, which creak VERY VERY LOUDLY, run right through both properties and move through both properties if walked on. We go to bed between 10.30 and 11.30pm but our neighbours were coming in a 2 and 3 am and making a noise that could wake the dead. Not blaming them, they are on holiday I assume, though I have no ideas where you can go in Ambleside until that sort of time, but we were woken most nights by the noise. Also the garden around the entrance door could do with a good tidy up. Seems like it is mainatened with no real interest. In summary, it is a nice property, but my feeling is that some money was spent on it 15 or 20 years ago, and now nobody really loves it. In desperate need of somebody to take a genuine loving interest in this ancient property. "Very disappointing and neglected but has potential", would be my summary.

Accuracy - nowhere in the advert does it mention just how precarious, slippery and uneven the staircase and upper floors are.

Spiral staircase, protruding floor dowels and nails present a significant health and safety risk and a potential life changing accident waiting to happen (if not already and unaware). Stated all fuel included but nothing to light a coal fire with. No access to garden from cottage, would need to walk out the front door and around to the carpark behind. More honesty and transparency needed including the use of leisure facilities in the advert......4 miles away! Cleanliness - cobwebs in the bathroom, bedroom and lounge, squashed moth on bathroom ceiling, kitchen worktop and windowsill dirty, oven glass door dirty. Comfort - personally found all the furniture uncomfortable and placed cushions on the lounge and dining room seats to sit on. Facilities - well equipped, dedicated parking space at the rear of the property. Hot water ran cold in the bathroom very quickly (unable to run a hot bath) and trickled from the kitchen tap - had to boil the kettle to wash dishes. Kitchen curtains wouldn't close using the pulley (and the curtain track would come away) but could be pulled manually, although had to climb on the worktop to reach. Property a little tired, could do with freshening up. Initially struggled on arrival to turn on heating, cooker, TV, WiFi (unable to connect laptop, asking for WPA2 password which no-one at Sykes could help with - prevented working from home and no visibility of emails) - personally feel any operating instructions should be clearly visible i.e. left on the kitchen worktop or dining table and not in a drawer in the passageway or in with some books beside the TV. This feedback feels a little harsh when written - deducted one point for the staircase and one point for the upper floor. The property was ideally situated in Ambleside close to the town but setback and very quiet. Would only not return due to the staircase and the unevenness/protruding dowels of the upstairs floors.

This is a semi with little outside lounging area and no outside privacy at all The photograph of the front of the house misleads as half of the property shown is not part of Holly Cottage.

The photograph is angled so you cannot see the entrance door to the other property which is just a few feet away. Also the photo of the area to the front of the property with table and chairs give an impression of some level of privacy. Once again it misleads as it also serves as an area for the other part of the proprty where they also have their table and chairs just feet away from yours with absolutely nothing to divide them. We have to pass between their seating area and door everytime we go out and come back as there is a shared acces route. The outside area containing the table and very uncomfortable plastic chairs is very small and is the only outside area connected to the house, there is no play area for kids, no area to sunbathe or have a barbeque, no area to hang washing, it is the smallest external and least private area we have ever had in a Sykes property. Evening meals and private socialising outside is impossible as you are doing it within near earshot of neighbours. Both parties had a very awkward first night sat outside whispering. The next door property consists of a 2 bedroom ground floor flat, with our third bedroom on top of it, their seating area is directly below our third bedroom, the noise they make we can hear in the bedroom as well as from their flat below. They have a baby and sit outside from 7.00am in the morning making it impossible to sleep or relax in our own bed. I expected Sykes to be more open about the properties shortcomings and not attempt to mislead in their website marketing of the property, i would not have booked it if i had had known we would have no privacy at all and be so near to the noise from next door. I am very surprised no other visitors have mentioned this, which makes me a bit suspicious as to what feedback Sykes cottages allow on their site, it will be interesting to see if this one makes it onto their site.

We would like to bring to your attention a couple of issues we had with the property, hoping they can be resolved before your next letting.

Firstly, upon getting into bed on the first night we found that the bed had almost entirely collapsed in the center. And definitely couldn't support my weight, nevermind mine and my partners. We took the mattress off to inspect and found that the bed had obviously been previously broken and badly repaired on more than one occasion My partner managed to re-wedge the makeshift repaired wooden "support" beams into place so that we could sleep. We were then worried about the stability of the bed for the duration of our stay and were afraid to move too much once we were laid down. We definitely hadn't expected to need to take the mattress off and repair the bed on our holiday before we could use it. We feel that the bed desperately needs replacing, not repairing. The nest of tables in the lounge area was also broken. The inside of the microwave was dirty, and therefore I refused to use it. Also, we felt that the floor in the kitchen wasn't very clean. We couldn't walk barefoot on it, as it felt "sticky" and there were obvious cobwebs in the corners of the room on the floor/by the kitchen cabinets. The cottage was charming with its 16th century accents and the location was fantastic! We didn't have time/ability to complain whilst we were staying here, as we were up and out of the cottage very early each morning exploring and not back until late. Meaning we were mostly out of signal range during opening hours, and had no WiFi available at the property. Because of these issues, we wouldn't want to return to this property, or recommend it to friends. Which is a shame Because as I said, the location was fantastic and we will definitely be returning to the area at a later date.

    Frequent questions

    • Is Ambleside worth a visit?

Yes, Ambleside is definitely worth a visit for its scenic beauty and charming atmosphere. Located in the Lake District National Park in Cumbria, Ambleside offers stunning views of lakes and mountains, picturesque walks, cosy pubs, a range of outdoor activities and, of course, beautiful holiday homes and Ambleside cottages. The Lake District in general is a popular destination for nature lovers and those seeking a peaceful retreat in a beautiful setting, but the charming town of Ambleside alone is worth a visit.

    • How long is the coffin walk in Ambleside?

The Coffin Walk in Ambleside is a circular route that is approximately 4 miles (6.4 km) long, ideal for keen hikers on a walking holiday. The walk takes you through picturesque landscapes, including forests, fields, and beautiful views of Lake Windermere. It's a moderate-level hike that provides a glimpse into the area's history and offers a peaceful and scenic experience. Once finished, you can make the most of your Ambleside holiday cottage by resting your feet, cooling off in the swimming pool or relaxing in the hot tub. Our Ambleside cottages are ideal for walkers, as well as anyone looking for a suitable property in which to stay while the more active people in your group explore!

    • Is Ambleside or Windermere better for self catering accommodation?

Both the lakeland town of Ambleside and Windermere have their own unique charms, so determining which is better for self catering accommodation depends on personal preferences. Ambleside cottages are often in demand due to there being fewer on offer and with limited availability this could make it harder for you to find one on your dates. The centre of Ambleside offers a more relaxed and quaint atmosphere, with its charming village, scenic walks, and proximity to beautiful lakes like Lake Windermere itself. Windermere, on the other hand, is larger and more bustling, with a wider range of amenities, available properties and attractions close by. Both are popular towns boasting all manner of accommodation, including holiday park resorts and more.
