Guests say

Home Farm House is highly praised for its comfortable furnishings, clean and well-equipped interiors, and beautiful garden. Its location is ideal for exploring the northern Lakes, with guests enjoying the tranquility and wildlife. The property is dog-friendly, though some guests noted the garden is not fully secure for pets. The welcome gifts were appreciated, adding a personal touch to the stay.

Guests consistently noted the property was very clean, with no negative comments on cleanliness, indicating a high standard of upkeep.

The location is frequently described as perfect for touring the Lakes and enjoying the peaceful countryside, though one review mentioned an issue with flies due to nearby livestock.

The comfort of the beds and the overall cosiness of the house were highlighted, with many guests finding the property very comfortable. A suggestion for improvement was made regarding the addition of small hooks in bathrooms.

Facilities were generally praised, especially the kitchen and garden. However, some guests suggested minor improvements, such as the addition of a roasting tin and more secure fencing for dogs.

The welcome gifts, including hampers and treats, were mentioned positively, indicating thoughtfulness. However, as gifts are subject to change and not guaranteed, they should be considered a delightful bonus rather than an expectation.

About this property

A homely house in the spectacular North in a small hamlet called Hutton John! An extraordinary find in the fabulous farming country of North Lakeland, Home Farm House combines an idyllic location and the rustic charms of an authentic picture-book period residence with luxurious modernisation, finished to the most exacting standards, and with charming flourish! Explore the stunning landscapes around Ullswater and revel in the comforts of one of our finest holiday homes.

A true Lakeland farmhouse built in the warm-looking red stone common to this part of our region, your hospitable homestead dates from the 19th Century and has been lovingly restored to produce a first-class retreat for discerning Lakelovers. A judicious eye has informed the style here, melding original features with fresh décor and thoroughly modern comforts. A sumptuous sitting-room boasts a toasty wood-burning stove to warm your evening gatherings, and a separate 'snug' gives you cosiness and a little alone-time. The rather fabulous kitchen and incorporated dining area, with its substantial farmhouse table, is sure to become central to your stay, a great place to enjoy those all important social mealtimes, while the bedrooms and bathing facilities are pure class- you'll be in heaven reclining in the feature free-standing tub in the first-floor bathroom!

Your spacious yet cosy property is complemented by an equally hospitable garden. This encircles the house and is pleasingly private, being bordered by mature trees and hedgerows. The extensive lawn makes a fantastic area for family games or eating outside, and, of course, for just lying back and soaking in the sun!

The sweeping farmlands surrounding Home Farm House soon rise to the romantic slopes of the Lakeland fells, and all manner of adventure awaits you here. Keswick, with its bustling nightlife and endless attractions, lies not far away, and with it the Northern Fells, inviting you to conquer Skiddaw or the dramatic 'Saddleback', Blencathra, or wander the undulating ridges of Cat Bells above serene Derwentwater. You'll find plenty of water-based action there, too, and that is equally so at beautiful Ullswater, just a few minutes drive to your south, where rowboats and canoes are abundant and the gorgeous steamer boats glide between some of the finest hill scenery in the country.

For larger groups, the owner of Home Farm Cottage also offers two other high-end escapes nearby – Lacet Cottage (sleeps 4) and Highgate (sleeps 8).

Home Farm House is a superb host for you to enjoy the best of the Lakes with good friends or family, and will ensure you do so in the lap of Lakelovers luxury! Note: This property can be booked with Ref. 1040825, 1040847, 1113726, 1113729, & 1128654, together sleeping up to 26 guests.

The bustling market town of Penrith, once the capital of Cumbria, enjoys a central position between the Lake District and North Pennines and is ideally placed for taking in all that the region has to offer. Renowned for its wealth of specialist shops, the sandstone buildings of Penrith hide intriguing yards, lanes and alleyways, with a myriad of attractive cottages, gardens and little shops. With a wide choice of excellent pubs, hotels, restaurants and entertainment, Penrith also offers a museum, and Millennium Trails round the historic city streets. Within easy reach of the town is Rheged – an innovative visitor centre with shops, restaurants, exhibitions and a giant cinema screen showing educational and informative films. Brougham Castle (The Windsor of the North), Long Meg and her daughters (the 3rd largest stone circle in England) and the historic city of Carlisle are all a short drive away, as is the stunning scenery of both the Lake District and Yorkshire Dales.

We were greated with a beautiful hamper from Kate and the team filled with a lovely bottle of white wine and local treats which was a very personable touch. I look forward to returning to the cottage in the near future. Thankyou again to Kate and the team.

Great location, minutes off the main road but really peaceful. The garden was a good size, too wet to use sadly. The downstairs bedroom had bedding that wouldn’t stay on which was a bit annoying, no problems elsewhere though. The bathrooms were all great. Close to the Rheged Centre, Penrith, Pooley Bridge and Keswick. Very enjoyable stay, thank you.
