The Barn in Norfolk is highly praised for its comfort, spaciousness, and well-equipped nature, making it ideal for family gatherings and group stays. Guests appreciate the private garden, tasteful furnishings, and the property's peaceful location, which is within easy reach of local attractions. The presence of a swimming pool and secure fencing adds to the appeal, although the pool requires a separate booking and fee. Some minor issues with cleanliness and maintenance are noted, but overall, the property is well-regarded by its visitors.
Most guests found The Barn to be very clean, with comfortable beds and well-maintained rooms. However, there were isolated comments about dust and dirt behind furniture, which suggests room for improvement in certain areas.
The location is appreciated for its peacefulness and proximity to local attractions, including beaches, country walks, and the Broads. The secure and private setting is also a plus, although some guests found the address confusing and access complicated at times.
Guests consistently mention the comfort of The Barn, highlighting the comfortable beds, spacious rooms, and the large garden. The property is well-stocked with essentials, making it a cosy and relaxing stay for visitors.
The Barn is praised for its extensive facilities, including a well-equipped kitchen, ample parking, and entertainment options like table tennis. However, the swimming pool's additional cost and booking requirement, as well as some maintenance issues like mould in the changing rooms, have led to a slightly lower score.
While guests have expressed gratitude towards the host for their responsiveness and helpfulness, there is no specific mention of gifts provided by the host. Therefore, it is not possible to score the category of thoughtfulness based on the presence of gifts.
The Barn is a brilliant, four-bedroom holiday home resting rurally near the twin villages of Hoveton & Wroxham, a bustling setting regarded as the capital of the Norfolk Broads. Boasting ample off-road parking space, a large, enclosed garden with lawn and patio areas, gorgeous woodland views, and a collection of immaculate, tastefully-presented interiors complete with impressive wooden beams, crisp décor, and natural slate flagstone flooring, this stunning retreat makes an idyllic base or a large family, group of friends, or even sharing couples, who are seeking to refresh with a relaxing, fuss-free escape to the country. Step inside The Barn, your beautiful new home-from-home, and make yourself comfortable in a variety of elegant living spaces. A fully-equipped kitchen diner housing an impressive range cooker, American-style fridge/freezer, and a breakfast bar serves as a great spot to prepare and tuck into meals with your loved ones. To relax, choose from a plush sitting room that offers two sofas, a crackling woodburning stove, and a sleek, wall-mounted Smart TV, or a snug room where the younger members of the party can get lost in a film or while the night away playing board games. There is also table tennis which can be assembled indoors or outside, providing hours of competitive family fun. On warmer days, take your festivities out into the rear garden, where you can delight in some alfresco dining on the patio with the help of the barbecue whilst the rest of the group gets competitive over a game of football! When sleep calls, refresh with a dip in the bath or a soak under the shower before you finally retire for a well-earned rest in one of the four decadent bedrooms, including two king-sizes with their very own en-suite bath and shower rooms. If you can tear yourself from your amazing new dwelling, head out to explore what your local surroundings have to offer. A handful of local pubs can be found just a short drive from the property, such as The Crown Inn in Smallburgh, and the Cross Keys in Dilham. Situated three miles north of Wroxham, considered the heart of the Norfolk Broads, the Broadland village of Tunstead, home to the popular Horse & Groom pub, is a wonderful place from which to explore the Norfolk Broads National Park, a picturesque 125 miles of man-made, lock-free waterways and stunning scenery and wildlife. There are many picturesque villages to visit and plenty of waterside pubs and restaurants to stop off at too. For beach lovers the seaside village of Happisburgh with its iconic candy-striped lighthouse is just a brief drive away. This is one of many beautiful local sandy beaches which are dog friendly too. Several attractions are located a brief car drive from your new lodgings, such as Wroxham Miniature Worlds, Wroxham Barns, Museum of the Broads, and the BeWILDerwood Norfolk theme park, whilst further afield, the noteworthy locations of Thrigby Hall Wildlife Gardens, SEA LIFE Great Yarmouth, and the National Trust site of Blickling Hall are all worth a visit. . The furniture and fittings are comfortable and luxurious and there is everything you could possibly need, including games, books and two TV's that have everything on them you could want. Wifi is very good and there are boosters upstairs, so no areas with bad signal. The kitchen is exceptionally well kitted out with crockery and pans and a selection of knives that actually cut ( a rarity in our experience). The garden is beautifully laid out. The French windows in the sitting room lead out onto a large terrace with a big table and chairs, behind which is a huge lawn for running around and playing football etc. on. There is also an adjoined paved area outside the dining area, which houses a barbecue. We were there in October, but would have spent our evenings outside if we had been there in summer. Bedrooms are all really luxurious and comfy, with John Lewis bedclothes and feather duvets and pillows. The swimming pool belongs to a neighbour, so there is a fee and a booking system. Just round the corner from the Barn, it has two well equipped changing rooms and we used it every day and loved it. We were fortunate to get really great weather so we went to Horsey Gap, a 15 minute drive away, and marveled at the numbers of seals swimming really close to shore and the size of the bull seals . They come onto the beach from November to breed and are hanging about in October in huge numbers. I think this was the highlight of my trip, and I highly recommend going there if you are at all interested in nature. Our second seaside trip was to Sea Palling, a couple of miles up the coast from Horsey. There are a few shops and cafes and it is slightly commercial. Here the water is calm and it's perfect for children to play. There is sand and gravel and miles of beach. And then there was the coming back to the comfort of the Barn. Caroline is a really helpful and responsive host. She arranged for feather-free bedding for one of our party with allergies, and she also organised for a high chair and a travel cot for the baby. She responded to all messages immediately and left a bottle of wine, milk and some delicious Norfolk cookies to welcome us. We loved our few days and would recommend the Barn for families or groups of friends.

Very comfortable and stylish. Good facilities and plenty of room for 8 people. The owner was lovely and checked up on how everything was. I would certainly visit again and recommend this lovely Barn.
