Resting in the rolling Hampshire countryside is this stunning farmhouse, Groomes Country House, dating back to the 1600s and enjoying 185 acres of luscious land to explore. Settled on the edge of the South Downs National Park, Groomes Country House offers the perfect setting for private get-togethers, celebrations, parties and even weddings, whilst conveniently positioned for access to many local amenities and attractions. Alongside the history of this Grade II listed house sits its more modern ecological credentials; Grooms Country House is carbon neutral, and fuelled by biomass for heating and hot water, electricity is provided by the property’s own solar panels, in addition, the lounge offers a woodburning stove for extra heat on chilly evenings. Groomes Country House offers several living spaces for your party to gather, either together or retreat to other parts for some quiet relaxation, the huge country kitchen is fully-equipped for preparing large family meals, there is lots of workspace, a large Range cooker, fridges, freezer, and a dishwasher. Adjacent to the kitchen is the dining room, which provides the perfect place for a celebratory meal or for all your guests to linger over a late breakfast. Oak beams, a Baby Grand Piano, a large comfy sofa, and occasional chairs make the lounge a perfect place to snuggle up with a good book or some board games for everyone to enjoy; next door, the conservatory, an oak-framed orangery with beautiful, far-reaching country views, is a wonderful space for chatting over a pre-dinner drink and watching the sun set. At cellar level, the snug and games room are sure to be a hit with any teenagers, a fantastic separate hangout and chill space; there’s lots to entertain everyone, including a pool table, football table, pinball, and games console, with underfloor heating, slate floors and squashy sofas completing the space. For a good nights’ sleep, the spacious and luxurious bedrooms do not disappoint, all six bedrooms have exquisite en-suite facilities, oversized baths for long soaks, and huge fluffy towels, whilst the bedrooms have the latest high-definition LCD televisions complete with Freeview and DVD players. Mezz, as the name suggests, Mezz is situated over two levels; the elegant king-size sleigh bed on the mezzanine overlooks the beautiful grounds of the property. This bedroom benefits from an en-suite bathroom with an oversized, deep relaxing bath and separate shower, and a day bed on the lower level. Dolphin room, the elegant super-king-size bedroom with an additional day bed is complete with many luxurious features, with mood lighting in the en-suite roll-top, deep bath and separate shower, giving the feeling of pure indulgence, and stunning views from the window. If you want to feel like royalty then T&Bs is the room for you, with its four-poster king-size bed, and gorgeous views, the en-suite has a roll-top, deep bath to relax in and a separate shower. Scarletts, at the very top of the house with its breath-taking views is complete with a king-size sleigh bed and additional day bed; this room truly feels like your own slice of private heaven, the en-suite has a deep bath and shower overhead. Dave’s, possible to make up as a twin or double, enjoys lovely views of the grounds, whilst complete with a handy en-suite shower room with separate WC. Toms, this room is situated on the ground floor and is disabled-friendly, complete with a king-size sleigh bed, whilst the en-suite is a wet room suitable for use by all guests; if you have elderly or disabled guests, they will be delighted that there are no steps from the car park. Groomes Country House has facilities for your four-legged friends, however as it offers an anti-allergenic environment, we ask that dogs be kept to the ground floor or in the heated boiler house, (Maximum two dogs per booking). On warm days there are several options for outside dining and hosting a barbecue, the patio and Coach House are ideal, the gardens are a delight and guests are free to wander around the grounds. Get better acquainted with your location and head out on foot to the local convenience store to pick up fresh produce for your self-catered stay and for breakfast out, there is the Good Taste Bakery & Coffee Shop. If you can tear yourself away from your stunning setting, visit the beautiful town of Guildford, home to the ancient ruins of Guildford Castle for elevated views over the town, a wonderful Cathedral exhibiting fascinating art and you can release your inner child at the trampoline centre. Spend the day at the historic city of Winchester, where you can soak in scenic views at the National Trust site, St. Catherine's Hill, and if you wish to experience the Royal Winchester Golf Club bring along your clubs for a swing about! A car journey away from Portsmouth, guests can enjoy time near the coast, with Portsmouth Historic Dockyard, the South Parade Pier and its amusements, and many amenities on offer, or embark further to explore the delights of the Isle of Wight.     The house was perfect for our large family reunion and exceeded our already high expectations. There was plenty of room for everyone in the kitchen, dining room, and living spaces. The bedrooms were spacious, comfortable, and all en-suite. The games room was well-used and provided a lovely additional space in the evening. We were lucky to have great weather during our stay, so we were able to fully enjoy the conservatory and the large garden. The hot tub was a fantastic bonus on hot days. The kitchen and dining room were very well equipped with plenty of crockery and cutlery for large groups. Pete and Ed were very welcoming and made sure that we knew where everything was and how to use the hot tub. Our whole family agreed that the house made a great week even better.

    Enjoyed the rural views and garden which is very well kept, lots of choices of seating areas and great BBQ area under cover. Lots to keep you entertained - pool table, table football, pinball, board games, swingball, TV’s in all rooms, great hot tub, walks, etc. House exceptionally well maintained and clean. Owners very attentive, friendly and helpful. Lots of great places to visit nearby, country market and pubs close by, would highly recommend Groomes for a relaxing holiday or for a special event and would visit again. Thanks to Jane and Pete for our relaxing stress free break enjoyed by all our family ages 17 to 88.
