Little Boy Court Oast has to be in one of the loveliest rural settings imaginable - nestling down a winding country lane leading to the farm at the bottom, surrounded by fields and woodlands - quite simply a wonderful find. Once fully relaxed you can plan your trips out to the easily accessible attractions nearby including Sissinghurst Castle Garden, Leeds Castle and the bustling village of Headcorn is only two miles away with a comprehensive array of shops and mainline station for trains to London (1 hour). For the children - there is the Rare Breeds Centre - an easy drive near Woodchurch, the leisure centre at Tenterden and for wine lovers - a visit to either Biddenden Vineyard or Chapel Down at Smallhythe near Tenterden is a must. Shop: 2 miles Pub: 2 miles Coast: 24 miles

Sitting Room is a lovely room - with oak flooring, three very comfortable sofas, occasional tables, TV/DVD and a wall of windows looking out over the back garden onto the fields and woodland beyond
Kitchen/Dining Room is a fabulous room housed in the roundel of the Oast where the hops used to be dried. It also has oak flooring and provides an electric oven and hob, extractor hood, microwave, larder fridge and small freezer, dishwasher, washing machine, butchers block and country pine dining table and chairs

First Floor:
To the left of the landing up a short flight of stairs is...
Bedroom 1 - is most definitely the Master Bedroom, set in the roundel with impressive high ceiling up towards the cowl. There is a luxury 5'6" bed with ottoman at the foot, bedside tables, dressing table and chair plus a nursing chair by the window which has glorious country views
Bedroom 2 across the landing has twin beds, bedside table, pine chest of drawers and small hanging rail
Bathoom has a tiled floor, shower over the bath, velux rooflight, washbasin and w.c
Garden: Enclosed rear garden laid to lawn. Barbecue and garden furniture available.
Parking: In private car park in barn across the lane.
Heating: Oil central heating.
Notes: Whilst the master bedroom does not have a door it is tucked away up the flight of stairs so quite private. Poor mobile reception for some networks in the area. In extreme wet or snowy weather the lane may become impassable to standard vehicles but the owners' will transport you in their landrover when required!
