Three steps lead up to the front door and open into a large entrance hall with slate flooring, off to the right is a beamed and carpeted snug with three steps leading you down to this cosy room. A further step from the entrance hall opens into the light and spacious sitting room overlooking the garden and countryside beyond with striking wooden floor boards and beamed ceiling. From the sitting room an arch opens into the large kitchen/diner, an attractive bespoke kitchen with a range of units and central island with bar stools, slate flooring and patio doors to the side and rear gardens set to one side with a versatile boot room with slate flooring and door to a gravelled terrace, a separate utility room with slate flooring W.C and wash hand basin complete the ground floor accommodation. The ground floor benefits from underfloor heating.
An oak staircase from the hall leads to the first floor landing off which are four carpeted bedrooms most with rural views. Two double bedrooms sharing a bathroom W.C with a tiled floor, shower over the bath, wash hand basin and heated towel rail, two twin bedrooms (one with en-suite bathroom W.C) accessed via three steps with a feature roll top bath, wash hand basin and heated towel rail. One of the twin bedrooms has truckle beds providing additional sleeping for 2 children, if the truckle beds are in use this room is only suitable for children and space will be limited.
Completing the accommodation on the first floor is a family bathroom W.C with a tiled floor, separate enclosed shower, bath, wash hand basin and heated towel rail. The first floor has radiators in all rooms.
A separate annex is located opposite the stable with one small step from the parking area opening into the ground floor accommodation comprising an open plan living area with tile flooring. A small kitchen is set to one side and comfortable seating a separate to the other, a seperate door opens into the small bathroom W.C with shower over bath, wash hand basin and heated towel rail. A carpeted staircase takes you up to the first floor where there are two inter connected carpeted rooms both with restricted head room in the eaves one of with a double bed. The annex benefits from underfloor heating downstairs and radiators upstairs.
Set centrally amongst green expanses of lawn the house and annex are a place to relax, unwind and enjoy the great outdoors. The farmhouse is surrounded by a working farm so pets will need to be kept under control whilst enjoying the gardens and outside areas. The mile long drive an unmade track with pot holes is only suitable for vehicles with good ground clearance or four by fours. The views from the top half of the drive are spectacular overlooking the stunning Ruthern Valley and the bumpy drive is worth it when you arrive at the tranquillity of the property.
Wadebridge a 4 mile drive is the nearest town with an abundance of shops, friendly pubs and restaurants. You're never too far from a golden beach with some of the best beaches in Cornwall, such as Polzeath, Daymer Bay, Constantine, Rock and Harlyn are just a short 30 minute drive. Cornwall offers a number of fantastic cycling trails, including the famous Camel Trail which runs between Bodmin and Padstow where you can hire bikes from one of many cycle hire shops at the start of the Camel Trail or alternatively have your bikes delivered to your door with Go By Cycle.
North Cornwall is renowned for its food and fine dining, with Rock, Port Isaac, Padstow and Watergate Bay home to Rick Stein, Nathan Outlaw and Jamie Oliver and a number of farmers markets for you to buy fresh local produce. You will find great food and rustic charm at The Quarryman and Ship Inn in Wadebridge or at the 300 year old Maltsters Arms in Chapel Amble a few miles out of Wadebridge.
For a quiet round of golf amongst some of the most beautiful surroundings take a visit to Lanhydrock Golf Club, just a 20 minute drive away, St Enodoc and St Kew Golf clubs a 30 minute drive.
For the more adventurous there are a lot of water-sports nearby including water skiing, wake-boarding, scuba diving, sailing, boat fishing, boat charter, coasteering, surfing paddle boarding and more.
