Set on the Rousdon estate, a private estate covering 350 acres on the East Devon and Dorset border is 12 The Gardens, a fabulous three-bedroom holiday home. With a bright contemporary interior, sea glimpses, an EV charging point and flexible sleeping arrangements, the property is the perfect base for couples, families and groups, looking to enjoy a peaceful surrounding; six guests are welcome.

Head into the inviting sitting room, flooded with natural light through the patio doors, where you can relax in front of the Smart TV, or perhaps grab one of many books on offer, and appreciate some peace and quiet in the separate snug. Enjoy mealtimes in the well-equipped kitchen/diner or head to the rear garden, a south-facing suntrap, for some alfresco dining. A welcome hamper for your arrival ensures a great start to your holiday and will include milk, tea and a selection of locally sourced produce and treats.

Upstairs you'll find three well-presented bedrooms, accommodating of all guests, two with en-suite shower rooms, and the other set as a family room; the property is complete with a contemporary bathroom featuring a free-standing bath.

If you fancy venturing towards the coast, the popular seaside town of Lyme Regis is within easy reach, where you'll find an abundance of independent shops and restaurants, a family friendly sandy beach and the famous Cobb harbour. Opt for a day out at Lyme Regis Marine Aquarium or try a spot of fossil hunting at the fossil beaches nearby. This stretch of the Jurassic Coastline is popular for walkers with the South West coastal footpath taking in the far reaching coastal views whilst Lyme Regis Golf Club is nearby for keen golfers. Traveling west, spend the day exploring this picturesque fishing village with its galleries and eateries or take a stop at Beer Quarry Caves for an underground tour. 12 The Gardens is the perfect location to have a holiday get together on this popular stretch of the Jurassic Coastline.

The charming seaside town of Lyme Regis, which boasts a maze of winding streets lined with craft and antique stores, galleries, and cafes, has a lot to offer tourists. Take a stroll along the well-known Cobb causeway, which overlooks the historic harbour and offers fishing cruises, or go fossil hunting nearby. The picturesque coastal path provides fantastic walking options and breath-taking views of the breath-taking Jurassic coast, while Lyme Bay's gently shelving dunes and clear seas make it the ideal place to unwind and rest. A wonderful vacation spot!

    The house: is very nice, spacious and has a nice sized garden, the kitchen was well equipped and the bedrooms were a very good size. I would say that the pictures need updating as they show a BBQ that we were looking forward to using but couldn’t locate. The house is also VERY squeaky and every room squeaked when you walked in it. The grounds: are beautiful and felt like staying in your own private National Trust estate but the ‘private beach’ was no where to be found! It stated a 20 minute walk in the information but after 45 minutes of walking we gave up. I would advise that unless very clear instructions on how to access this beach are given not to go looking as even with correct footwear etc the walk was very rocky and unsteady at times. The area: Lyme Regis is such a nice town. We hunted for fossils and went crabbing, had a lovely meal in one of the local restaurants and visited the pub at the bottom of the very big hill for food and drinks and would highly recommend. We also walked from Seaton Hole to Beer which is such a beautiful little village and definitely worth the costal walk (which is only around 1.5miles). Use postcode: EX12 2PX in your SatNav to get you to the start of the walk. Overall we had a lovely time and would return but wouldn’t spend time looking for the ‘private beach’ or visit river cottage as this was a little bit of a disappointment. A tip for anyone with children - ‘Moo’ at the cows that are on the field’s of the estate and they will ‘Moo’ back, our little one loved this!

    The rooms were well appointed but the double bed mattress was very thin and you could feel the wooden slats so it needs replacing. Although beautifully clean in the bathrooms and kitchen there were a number of spiders and webs throughout the house. The Rousdon Estate is beautiful and feels very safe but does it have mist/fog even in July.
