About this property

Spread over three stories, this large property sits in a tranquil area of the South Devon coast with plenty of space for friends and family to gather. What’s more, with more than an acre of land to explore, a walled orchard and both a south and west-facing garden, you can make the most of the great outdoors right outside your front door! Situated less than half a mile from Branscombe Beach, you can make the most of your close proximity to the beach with wild walks along the shore.

The living room is a social hub, with three comfortable sofas and an armchair ensuring a place for everyone to sit and watch a film, or play board games on the coffee table by the warmth of the wood burner. Floor-to-ceiling windows allow the light to flood in, and the selection of antique furniture adds to the character creating a place that feels like home from the moment you step inside. When it’s time to get cooking, the traditionally styled kitchen is fitted with all you’ll need, as well as a small dining table for four. Catering for an array of occasions, the property has both a dining room seating 12 and a breakfast room seating eight for convenience. Come rain or shine, the conservatory is a lovely place to relax, be it with tea and cake to soak up the scenery or with a good book in hand. Upstairs across the two floors, you’ll find all six uniquely decorated bedrooms, starting with the Blue Room which is furnished with a double bed and boasts an en-suite bathroom. Also on the first floor is a quirky family bathroom with a shower and two further double bedrooms. The third floor is home to the final three double bedrooms as well as a bathroom. Surrounding the property is a south-facing garden, a west-facing garden and a croquet lawn. With areas surrounded by mature plans, tables and chairs seating 12 guests and a BBQ, the outside area has plenty to keep guests of all ages entertained.

Just 2 miles away is the picturesque village of Beer on the Jurassic Coast. Here you can spend a day on the beach backed by limestone cliffs, visit the model railway at Pecorama which is a great place for kids, or simply sit and soak up the scenery with a picnic of local produce for a great day out. For those who love a spot of history, venture to Lyme Regis (11 miles) to hunt for fossils and visit the Dinosaurland Fossil Museum to learn about the prehistoric beasts that once roamed the land.

I have found this a difficult property to review with positives and negatives. To leave on a high note I'll start negatively. Cleanliness is a bit hit and miss, largely because its a big house and it's cluttered with ornaments and excess furniture. It felt a little grubby. The washing machine stank. With five kids in the party we intended to wash some clothes, but couldn't. The sanitary ware is old, tired and some cracked with showers and plugs not attached. Shower mats would be useful to avoid slipping in the showers. The good points are that it's a nice, large house and accommodated our party of six adults and five children easily. The rooms are large with plenty of seating. The kids enjoyed the games room in the basement but we vacuumed it before using it. The beds are generally good with nice clean sheets, but not enough pillows. The gardens are extensive and the children loved to explore. The location is great with a short walk to the beach, uphill on the way back and convenient to explore the local area. There's a great cafe at the beach. Overall we had a great week and were very fortunate with the weather.

A truly unique house in a spectacular location and with fabulous views. Beds were wonderfully comfortable with lovely cotton sheets and fluffy towels. Well equipped for 12 people with spacious and comfortable sitting room and big dining room. The kitchen and breakfast room are both small and only seat 4 which was a bit disappointing BUT, in a house this beautiful, it was a minor blip. Eastcott is only a short walk to the Masons Arms (superb pub and restaurant) and the beach’s Sea Shanty cafe where breakfast, lunches and great cream teas are served. Only thing to be aware of is that none of us could get a phone signal most of the time!

Fantastic house for a family getaway. Beautiful decoration inside full of character and charm with lots of space in all rooms. Also has lots of places to explore outside with a couple of lawn areas for games and wonderful views of the sea and village.
