Awaken to the gentle hush of waves on the shore, bask in beautiful sunsets from your doorstop, and unwind with a glass of wine in the outdoor hot tub.

Flooded with natural light and bursting with colour and warmth, this three-storey property has a subtle nautical theme throughout, and a homely and welcoming ambiance. The open-plan living space forms the heart of this wonderful home. The bright and colourful kitchen has everything you need to rustle up meals for the entire party, while the long dining table is the perfect spot to wine, dine and chat together. A handful of sofas sit at the end of this room next to bi-fold doors leading to the rear garden and an outdoor table and chairs for casual meals in the salty sea air. Next door, a spacious and elegant lounge allows everyone to gather together to watch a film or enjoy sociable evenings in. If you prefer a little peace and quiet, head to the two snug rooms to curl up with your current read, watch TV or play with the cute train set. When night falls, head up to the first and second floors to find seven stylish bedrooms, five king-size and two twin rooms. This property has six bathrooms and en suites, plus a separate WC divided between the three floors.

Additional space is available in the annex at the end of the garden. A cosy lounge/kitchen/diner gives you space and privacy from the main group. There are two further bedrooms here, a king-size and a double, along with another bathroom.

One of North Devon’s most sought-after destinations, Instow offers lazy beach days, opportunities for kayaking and paddleboarding, a selection of shops and eateries, and gorgeous views to Appledore. Set off to explore part of the 180-mile Tarka Trail, or hop on the ferry over to Appledore.

Second Floor: king-size room with en-suite shower room, 1 family bathroom with freestanding bath and separate shower. Annex: 1 family bathroom with shower over bath and WC. 

  • Main House: double electric oven with gas hobs, dishwasher, microwave, fridge/freezer, coffee machine, washing machine and tumble dryer. Annex: Electric oven and hob, microwave, fridge, and dishwasher

  • Smart TV’s throughout both the main house and annex

  • Wood burner (first basket of logs included)

  • Travel cot and highchair available on request

  • Enclosed front and rear outdoor spaces, featuring three separate seating areas, lawn, gas BBQ, private hot tub and crocket set

  • Private off-road gated parking for up to 6 cars

  • Please note: Instow Arms pub situated directly next door. More-so relaxed dining well insulated internal walls mitigate internal noise but occasionally some outdoor atmospheric sound is something you may briefly come across

      This property is simply stunning and very well equipped. The layout was perfect for our family (all 18 people and 3 dogs had an amazing week). The location was perfect for us, the dogs were free to run along the beach together, and there were plenty of places locally to visit. One thing to note though, the website says dog friendly for up to 3 dogs but does not mention the restrictions. On arrival we read the visitors book to find out the dogs were not allowed upstairs or in the carpeted rooms downstairs. This caused inconvenience because 2 of the dogs are used to sleeping in the same room as their owners. This information would have been useful to know from the website, prior to booking as we could have better prepared for where the dogs would sleep.

      An amazing house and location. Plenty of space and equipped to a high standard. Fabulous beach walks and 3 pubs with great food close by. Everything you need on your doorstep. Hosts were very friendly and helpful, would love to stay again.
