This beautifully stylish property sleeps up to four adults and two children and is situated in a rural location on a working farm right on the Devon/Cornwall border, with far-reaching views across the Ham Valley and Launceston and bordering both the rivers Carey and Tamar. Sleeping up to six guests and with fabulous extra touches such as a breakfast bar, wood burner, hot tub and enclosed garden, not to mention the rolling countryside views, this is an amazing base from which to discover the delights of the Westcountry and ideally situated on the Tamara Coast to Coast Way.
Inside this lovely property, the real draw of the house is the stylish and chic kitchen complete with its own island surrounded by tall stools as well as a warming wood burner making this the cosiest of spaces. But the most unique and startling feature is the water well that has been preserved in the flooring and covered with glass. Ambient lighting makes this all the more special. There is also a lounge area with a large, comfortable sofa positioned in front of the well-mounted TV so you can snuggle up and enjoy some evening entertainment. From here, patio doors lead out to the pleasant garden area with decking and lawn, a bubbling hot tub and miles of beautiful countryside views. Upstairs you will find three bedrooms – a king, double and bunk, suitable for children aged 12 or under, as well as a family bathroom.
Just 2 miles away are a farm shop and garden centre, perfect for a bit of browsing or to pick up some fresh local produce. Also 2 miles away is the town of Launceston where you can explore the historic castle ruins, take a nostalgic steam train ride through the picturesque Cornish countryside or discover the stunning natural beauty of Launceston and its surroundings by exploring the many walking trails and hikes available, such as the Tamar Valley Discovery Trail or Bodmin Moor and the Dartmoor National Park, all within 16 miles. If you enjoy the sea, head north and visit the coastal town of Bude (21 miles) with its beaches and canal or the charming, cobbled streets of Clovelly which lead down to a pretty harbour.

We had a lovely stay at The Swallows Nest. Unfortunately the heating wasn’t working and the log burner had been broken by previous guest but as soon as I asked for extra heaters the owner was extremely accommodating and went and got some for us. The heating was then fixed on our third day whilst we were out exploring so didn’t disrupt us. The house was immaculate and had everything needed for our stay, we even managed to make a full roast dinner for 6. Lots of good quality towels and bedding and beds were comfortable. The cream tea hamper on arrival was much appreciated and delicious and the hot tub was a lovely touch. Thanks for a lovely stay, would highly recommend
