Guests say

The Cottage at High Ash Farm offers a charming and quirky stay with a touch of character. Guests have enjoyed the property's cosy atmosphere and its proximity to Suffolk attractions. The welcome pack was appreciated, adding to the pleasant experience. However, some guests noted issues with maintenance and the proximity to a busy road.

Cleanliness has been a concern for some guests, with reports of a filthy bathroom and dead flies. However, not all reviews mention cleanliness issues, suggesting experiences may vary.

The location is appreciated for its proximity to local attractions and farm shops. However, the nearby main road's noise has been a drawback for some guests.

Comfort has received mixed feedback. The cottage's charm and cosiness are praised, but low headroom and steep stairs have been noted as discomforts for some guests.

There is insufficient information to accurately score facilities and maintenance. While some minor issues with a torch and bottle opener were mentioned, there is not enough detail to provide a comprehensive score.

The welcome pack was a thoughtful touch that guests appreciated. However, it should be noted that such gestures are not guaranteed and may vary with each stay.

About this property

The Cottage is a period property that has been beautifully restored, including renovating the original fireplaces, restoring the period brickwork and replacing the windows with exactly matched replicas, while using lime mortar and period building materials throughout. Guests enter via the sitting room, with a restored inglenook fireplace - complete with wood burning stove. The kitchen/diner has bespoke handmade kitchen units and brick floor together with furniture handmade specifically for The Cottage. Up the cottage stairs is the bedroom with a handmade king-sized bed and large window offering views over the fields beyond. The en-suite bathroom is a nod to modern luxury, with a freestanding roll top bath and separate shower.

Outside the property enjoys private gardens, which include a south facing fully paved patio, and lawns overlooking a pond.

The pretty market town of Framlingham can be easily reached by car in under 15 minutes, and local pubs of the Badingham White Horse or Dennington Queen offer delicious meals and drinks. The Suffolk coast is only a 20 minute drive away, and the nearest village of Peasenhall has a charming village shop, delicatessen and tea room.

Looking for a getaway with extended family or friends? Larger parties can book the two other beautiful countryside properties on the High Ash Farm too, The Cross Wing and The Seed Store.

The dual aspect sitting room offers views over the front garden and meadows beyond. Impressive inglenook fireplace housing a wood burning stove and original bread oven to the side. Exposed beams and with natural coir flooring. Sofa, armchair, flat screen TV, Alexa and coffee table.

The kitchen has views over the front garden and meadows beyond. Handmade kitchen units with oak work surfaces, Nespresso Coffee Machine and Smeg oven. Dining table with benches. The floor is made from original yard bricks from Alde House, which was formally the residence of Elizabeth Garrett Anderson who was instrumental in the Suffrage Movement in 1866.

Climbing up the original cottage steep stairs to the bedroom with king size bed with side table and lamps. Exposed beams, red brick chimney breast and waxed wooden floorboards.

Off the bedroom is the bathroom with freestanding roll top bath and separate shower. Low-level W.C, wash basin, exposed beams and waxed wooden floorboards.

The property is approached over a shared drive with two other holiday cottages. The drive will take you past the other two cottages (The Seed Store and The Cross Wing) and lead you to private parking for two cars next to The Cottage. A gate opens to a private garden which is partly laid to lawn and features a south facing fully paved sun terrace with garden furniture including outside table and chairs. The sun terrace enjoys stunning views over the adjoining meadows

Peasenhall has a selection of countryside walks for guests to enjoy, where stretches of fields and wildlife areas can be explored, before resting in one of the local cafes for lunch with tea and homemade cake and you can visit the village’s independent shops and try out local produce. We apologise for not stripping the bed as we were not aware of this and where to put it until we got home and saw the email. We apologise for not doing the rubbish as we were not aware of where to put it and the bin outside did not have a lid and we didn't want to encourage the foxes, so we do apologise. We had a lovely time and so did the dog. Thank you very much for a lovely welcome and all the things provided. Thank you. Julie.

It was an excellent bolthole from which we explored historical Suffolk. The Cottage was full of charm and very relaxing - we spent hours just sat on the patio watching the Moorhens on the pond. The Cottage was very clean, the shower and bath were a lovely feature. The Cottage’s location- near several farm shops & deli’s was an added boon. Can’t wait to return…
