This Grade II-listed property splits between a three-storey townhouse and a lower ground floor apartment. There is a warm and welcoming ambience thanks, in part, to the natural light pouring in through large windows onto an eclectic range of soft furnishings. The generous kitchen/diner on the townhouse’s ground floor is ideal for getting creative with local ingredients and enjoying stunning sea views as you tuck into your favourite meals. A utility room is handy for keeping everyone looking their best. The first floor lounge is made for film nights, family games or simply absorbing the view from the balcony. We can not recommend this property highly enough. Not only is it clean, well equipped, and spacious, but the owners have paid attention to every detail. That helped our group arrive and settle very quickly so we could get on with enjoying ourselves. The location is quite something also, with truly amazing sunrises and sunsets all easy to view from the comfortable sitting room, or just a minute hop to get onto the sandy beach. A great find.

Very highly recommended. We took over both the house and flat for a mixed family party of a dozen at the end of July and it was absolutely ideal. A fine house with well-maintained public gardens in front followed by a wide car-free promenade and an excellent sandy, clean and supervised beach. We used the public tennis courts which are only seven minutes walk away. The house was spotlessly clean and very well-equipped with kitchen and dining utensils together with a utility room with washing machine. Beds very comfortable. There are two sitting rooms on the first floor which we hardly used as the weather was so good. At the back is a patio and small, but pleasant and useful garden with three dedicated parking places behind (and free on-street parking at the front if you are lucky, which I was). The stairs might be a challenge to a less-able person - this is a mid 19th century house with high ceilings. Kirkley is definitely the best part of Lowestoft and behind the house is a very useful small High Street with shops selling everything you might need in a hurry. The composer, Benjamin Britten, was born in a house a few doors up the hill. The owners communicate very helpfully and unobtrusively.

This property saved our annual family holiday. We had our booked property cancelled a day before travelling so needed somewhere to stay in the Lowestoft area. We definitely got lucky with this choice. We rented the main house and basement apartment for a multigenerational family group of 15. Both properties were spotless, well equipped and incredibly comfortable. The first floor front lounge had incredible views out to sea, as did several of the bedrooms. The kitchen/ dining room became the hub of our stay- the kitchen was well equipped to cope with cooking for a large group. Bedrooms were all very comfortable and much sleep was had, despite the short lived dawn chorus from the seagulls in the area. Location of the property is great. Easy access to the south beach, or a stroll along the prom to the harbour and beyond. The cafe opposite serves good lunchtime food and the putting green next to that was well used by our group. From this base you have easy access (although not quick access- nothing seems to move quickly around this part of the country) to Southwold, Framlingham and other great Suffolk locations to the south, or the Broads or Norwich to the north. Plenty of good pubs outside the town make finding somewhere to eat easy. This is a great place to stay for large gatherings.
