Ash Tree Lodge receives high praise for its cleanliness, spaciousness, and well-equipped nature, offering a comfortable and private retreat. The hot tub is a highlight, providing relaxation and enjoyment. The lodge's location is appreciated for its proximity to York and scenic areas, despite some mentions of traffic noise. Guests have had positive interactions with the host and have enjoyed thoughtful touches like a welcome basket.
Guests consistently describe the lodge as immaculate, super clean, and spotlessly clean, indicating a high standard of cleanliness throughout the property.
The lodge's location is generally well-regarded for its good access to York and nearby attractions. Some guests mention traffic noise, but it does not seem to significantly detract from the overall experience.
Many reviews highlight the lodge's comfort, with particular praise for its spaciousness and cosy atmosphere. However, a few guests found the beds hard and the seating less comfortable, slightly affecting the score.
Facilities are highly rated, with the lodge being well-equipped and the hot tub being a well-maintained feature. Some minor maintenance issues like a squeaky door handle and a leaking shower head are noted.
While guests have mentioned a welcome basket and appreciated the host's responsiveness, there is not enough consistent information about thoughtful gestures to accurately score this category. It should be noted that such gestures, while appreciated, are not guaranteed.

It was really nice being tucked away in the corner with open grassed area so we were comfortable with the children playing outside. Really enjoyed our stay and kids have asked to come back.

After couple of hours the team at sykes, who were amazing and bent over backwards to help us, had managed to contact the owners of Ash Tree Lodge. They agreed to allow us to stay 4 nights with 45 minutes notice. The lodge is set in the beautiful countryside on the outskirts of york, less than 30 mins drive from the very centre. There is everything you could want and need there for you with a co-op 5 mins down the road. There is a local pub called The Three Cups and their service and food is second to none. We went twice! There was a power cut on our last night which was due to a thunderstorm, the owners did everything they could and kept us in the loop all the time. The Lodge itself is beautiful. Extremely spacious inside, superbly well equipped and spotlessly clean to boot. The crown jewel and what made our weekend perfect was the hot tub. This was set to the side of the lodge and it was perfectly secluded and private. You could make it as intimate an experience as you wanted to and not be disturbed. The view of the heavens in the late evening and night from the tub is breathtaking. This is definitely the place to book and we are seriously considering coming back here for our honeymoon.

Didn't affect our stay too much, just had to dodge the drips and avoid the ice on the decking.
