Phoenix Cottage in Kippford is highly praised for its stunning views, proximity to local amenities, and beautiful location. Guests appreciate the well-equipped, open-plan living space and the comfort it provides for family gatherings. The balcony is a highlight for many, offering spectacular views and a space for relaxation. While there is a mention of building work affecting one stay, the overall sentiment is overwhelmingly positive, with guests eager to return.
The cottage is generally described as clean and fresh. One review mentioned dog hair on furniture, but this seems to be an isolated incident and was quickly resolved by the guests themselves.
The location is consistently lauded for its fantastic views, easy access to beach and forest walks, and proximity to local pubs and cafes. It is considered a perfect spot for a relaxing holiday.
The cottage's open-plan design and veranda are appreciated for comfort, though there is a mention of very soft beds which may not suit everyone's preference. The cool bedrooms in a heatwave were a plus.
Facilities are generally praised as excellent, with a well-supplied kitchen and entertainment options. However, there are comments about the need for maintenance on the decking and an unpleasant smell in one bedroom.
There are no specific mentions of gifts or special touches that would indicate the level of thoughtfulness. Therefore, this score cannot be provided.

Phoenix Cottage is in the heart of this coastal village, situated just one row back from the waterfront road. The two village pubs both serve food, so options for eating out are also on the doorstep if required. Phoenix cottage is in a great location, with great views over the river, and close to two pubs serving food. We would recommend the food and service at The Anchor, which was only 5 minutes walk away, and it was dog friendly too. We loved the upstairs open plan kitchen/dining/sitting area, with the large balcony off the lounge; great for those sundowners when its warm enough to sit out, (we were there the last week in September), and morning coffee looking out over the water. The kitchen was well equipped and well thought out. On the ground floor there are three double bedrooms, one with twin beds, and two bathrooms with good showers. We found the beds extremely soft, which some might prefer, but we're used to much firmer mattresses. There's also a small sitting area by the utility room where we used to put our walking boots on and generally gather our stuff together ready for a day out. There are three entrance/exits. Our little dog loved the garden, he had plenty of space to run around, and was quite safe. The only negative about the Phoenix cottage was that there was an unpleasant smell in the second double bedroom, (not the master bedroom). I used Febreze liberally every day to try and get rid of it, but really don't know what caused it. Apart from the bad smell downstairs, everything else was good; clean, comfortable, (if you like a very soft bed) and spacious.

We have stayed twice at Phoenix Cottage and will be returning again next year. This is our family holiday go to place. It’s a great house for a family get together. The open plan living/dining/ kitchen area makes it a very sociable place to be. The house is well equipped, every possible kitchen utensil and jigsaws games and books for those rainy days. We love the house with its great views and position. Highly recommend this property.
