The idyllic cottage of 5 Swinton Mill Farm Cottage is nestled in the hamlet of Swinton Mill at the crossroads of the four historic border towns of Coldstream, Duns, Kelso and Berwick upon Tweed, all with a good selection of shops, pubs and restaurants. Beautiful scenery, stunning coastline, hills and rivers, history, fishing and golf are all within easy reach. Set over two floors and sleeping up to four guests, 5 Swinton Mill Farm Cottage is in a charming setting with lawned gardens to the front and rear where you can relax and enjoy the views over the open countryside. On the ground floor is the cosy sitting room, where you can enjoy watching TV, or your favourite catch-up programmes via the box set or DVD player in front of the cracking wood burning stove. Next door is the snug where you will find a sofa-bed if needed; There, you will also find information and tips on getting the most from your holiday or just enjoy reading or playing games. The large dining kitchen is fully equipped, including washing machine and dishwasher. With seating and a dining table for 4, and patio doors to the garden, you can rustle up meals while friends and family sit and chat. Completing the ground-floor is a shower room. Upstairs are two bedrooms, the main bedroom with a king size bed and TV and a second, smaller bedroom with a double bed. The convenient first-floor cloakroom is ideal for a quick freshen up before setting out for the day. Super-fast Wi-Fi is available within the property. The area boasts many stately homes within a short driving distance: The impressive Floors Castle at Kelso, Paxton House, Mellerstain, Thirlstaine, Manderston and also the quaint Smailholme Tower, home of Sir Walter Scott. Nearby are the grounds of Duns Castle and The Hirsel, both ideal for a morning or afternoon stroll. Further afield is Abbotsford House near the lovely town of Melrose.

Just a short drive away is the town of Berwick-upon-Tweed, which is home to the fascinating ruins of the once impressive Elizabethan Berwick Castle with the town ramparts which can be walked in their entirety. To the south and north of Berwick is the fantastic coastline, including the glorious beaches of north Northumberland. Further south, the coastline takes in the many historic Northumberland Castles including Alnwick Castle and Holy Island. Alternatively, the more energetic can explore the Cheviot or the Lammermuir hills or simply drive around the areas taking in the lovely villages and stunning scenery. EPC Rating: Band D

Perched on the northern bank of the River Tweed is the bustling town of Coldstream, well-known for being home to the famous Coldstream Guards. The town boasts a good selection of amenities, including independent shops and welcoming pubs, a museum dedicated to the Coldstream Guards and a host of activities including cycling, walking, riding, golf and fishing, there is something for everyone! Just a short distance away from the town centre are the fascinating remains of the once impressive Twizel Castle, perfect for exploring the town's history.

    So great for exploring the local area. Lovely gardens front and rear and great views across the rolling fields to the rear of the cottage, which was nice in the kitchen with a morning coffee. Looking forward to returning in the future.

    House was spotless and modern whilst still holding the traditional and cosy country style feel. Views at the back are stunning and everything you need for a weeks stay is provided. It’s so quiet with no light pollution. The neighbours and locals are friendly. Zena and John provided us support on our last day due to an unfortunate incident on a local road near Edinburgh by allowing us to stay for a few more hours on our departure day to allow us to sort ourselves out with transport. Thank you both so much. We hope to return again.
