The property's location in North Wales & Snowdonia provides stunning views and a good base for exploring. Guests have praised the property's potential and the responsiveness of the owner to issues.

Several reviews mention a lack of cleanliness, including unclean cutlery, cobwebs, and animal droppings. Some guests had to clean upon arrival, which affected their experience. However, there are also mentions of the property being 'spotlessly clean' and 'acceptably clean', indicating inconsistency.

The location is frequently praised for its beauty and convenience, with guests appreciating the stunning views and proximity to local attractions. The property's setting in North Wales & Snowdonia is a highlight for many visitors.

Guests find the property spacious and generally comfortable, with plenty of room for large groups. However, some reviews cite issues with heating and hot water, as well as some beds being uncomfortable, which detracts from the overall comfort.

The facilities, including a bar area, conservatory, and garden, are well-received, but there are several mentions of maintenance issues such as leaks, heating problems, and a lack of hot water. The kitchen is noted to be well-stocked, but some guests found it lacking in equipment for large group catering.

There is no mention of gifts or special touches that would indicate thoughtfulness from the hosts, so it is not possible to provide a score in this category.

About this property

Nestled within its own private grounds, surrounded by stunning North Wales countryside, this wonderfully appointed house offers a beautiful holiday home to be shared with your loved ones, on the fringes of St. Asaph. This stunning property is accessed via a long track, opposite the Tweedmill Shopping Outlet and Llannerch Golf Course, and is well-suited to families and large groups of friends looking to celebrate a special occasion, or simply make the most of this enviable location. Hosting 14 well-presented bedrooms over the first and second floors, many of which boasting handy en-suite facilities, you can truly make the most of each and every corner. One of the first floor bedrooms occupies an en-suite wet room for those with limited mobility. The ground floor is dominated by a large sitting room, which is the ideal space to gather in the evenings and relax, with a lovely feature fireplace, a huge, wall-mounted TV and a window seat that stretches across the deep bay window. The most striking feature about the living room, other than its size, is the grand chandelier hanging from the ceiling, which is said to be from Terminal 1 at Manchester Airport. Equally as grand and sociable is the large conservatory/dining room, a lovely space to enjoy a delicious feast and take in the outdoor scenery all-year-round. Later, you can pour yourself a drink at the bar and move outside onto the decking to admire your surroundings, or find yourself a quiet spot in the snug or library and curl up with a good book. Special occasions can be celebrated in the bar and conservatory area. The gardens are massive and surround the house with a decked patio to the rear, gas heaters and wheelchair access for those less able on their feet. You can have picnics on the lawn while the kids let off some steam, and later you can spend an afternoon at the Tweedmill shopping outlet or enjoy a round of golf. There are many more attractions and useful amenities close by; St Asaph has a selection of traditional pubs and gift shops to discover, while the picturesque North Wales coast has golden beaches, beautiful walks and the Welsh Mountain Zoo at Colwyn Bay. You cannot miss an opportunity to explore the Snowdonia National Park during your stay, with the highest mountain in England and Wales and the largest natural lake in Wales. Choose this stunning retreat for an experience you'll never forget.

St Asaph lies in the Vale of Clwyd, six miles between Denbigh and the coastal town of Rhyl, in North Wales. It overlooks the rivers Clwyd and Elwy, and is also home to a historic cathedral. In September, the city comes alive with the arrival of the North Wales International Music festival, which takes place across numerous locations. You also have traditional pubs within this small city, numerous craft and gift shops, a 9-hole golf course, horse riding, angling, and crown green bowling, as well as a leisure centre and the Tweedmill Retail Outlet.

The house was perfect and catered for our needs. Everyone said how much they enjoyed the weekend. Thank you for a great weekend in your lovely property.

It clearly hadn’t been cleaned for months. There were cobwebs, dust, spiders in every corner of every room, dead flies on every window sill and in most glasses and cups, it smelled damp too. Considering the size of our group and the price we paid you would have thought they could have hired a cleaner before our arrival. On our second night it rained quite heavily and the conservatory roof leaked and flooded the floor while we were out. Cold water from every tap and shower, no pressure from the showers. The only good thing about this property is the garden. Don’t book, you can find better.

The family enjoyed the big spaces and downstairs and enjoyed spending time around the bar. The property was well really equipped and it was warm and comfortable. A couple of the rooms had a smell of damp, (the small downstairs utility off the conservatory and the twin room on the 2nd floor) however we could close these rooms off and not use them. Everyone enjoyed the table tennis and conservatory room. The views were beautiful and we were lucky enough to have the deer come and visit us.
