      House smelt of damp.

      Sofa and armchair were both damp. Too damp to sit on for any length of time (5 mins max before own clothes becoming damp as well). This meant there was no where to sit or relax in the day/evenings, outside of the small kitchen table or bed in the room upstairs. No access to WiFi, even though listed on listing. No WIFI network registered on either our phones or laptops. We tried a few times in different locations within the property both in the evening and following morning. There was no mobile reception either, so we were unable to rely on mobile data. Had we known this upfront, we wouldn’t have booked the property, as we needed to be able to work remotely during our stay. The owner advertises the property includes WiFi, which is totally misleading, given there was no signal at all. We did speak to Gavin (the owner) as soon as we arrived, on Saturday evening, and mentioned both the WiFi and the damp sofa, and his response was “no one has been in the property in the past five days, so it can’t be damp”. There’s an adjoining door (which is not lockable, and only has a small latch on it) between the master bedroom to the owner’s property, which is next door. Again, neither of which are mentioned on the property listing, which are important things to mention upfront. Dirty - dust and spiders found in every corner of the property All of the above contravenes the Consumer Rights Act. We tried to speak to the owners (in person) before leaving on the Sunday morning, but they were not in, despite saying they would be. We have text conversations evidencing this. The owner lives next door, so had no excuse not to come round to discuss or attempt to resolve the issues. Gavin said he would contact Sykes Cottages to come to some sort of resolution. We followed up with him (and have texts specifically saying he’d spoken to Sykes). And yet Sykes have no record of Gavin making contact with them, at any point. A very disappointing experience in terms of the property and the general lack of care and consideration of the owner. We had booked to stay for a week, but due to the poor standard and property not being as described, we only stayed for one night, and found alternative accommodation for the remainder of our stay in Devon.

      We had a brilliant holiday at the Orchard in Oakhampton in Devon the owners Jackie and peter were lovely and made us feel very welcome and they were always around if we needed to ask then for their advice on anything .

      They even looked after our dog for the day and evening when we need to go back home as it was a blisteringly hot week . We loved everything about it the cottage and the location was perfect. Very clean ..and kept us cool considering we were there for the hottest week of the year ! Inside it is very comfortable and cosy and would also be lovely in winter which we might book next if covid carries on ! The spa was a great hit with my husband son and niece …I preferred a chill down by the little shed at the bottom of the property watching the sun go down . There are also chickens and we received fresh eggs when we arrived with a cream tea which was a lovely surprise after the long journey down .. Ask Peter about the the hidden quiet walk which seems to be in the middle of nowhere where if you are lucky you can see wild horses and also paddle in the stream Accessible near the red postbox just down the road ! I would not hesitate in recommending this holiday cottage at any time of the year. Thank you both for a wonderful holiday <3 x

      Well what can we say about this amazing property.

      Peter and Jackie are perfect hosts. Luddon Farm and Orchard Cottage is a peaceful and tranquil haven. Its quaint and quirky layout and decor was perfect. Such a Gem of a place, so glad we found it! Would love to return some time soon. The owners are so thoughtful they make you feel so welcome and let you settle in and explore this idyllic setting. Giving you lots of little pointers to make your stay even more relaxing and smooth running. Nothing was too much of a problem! Even our little dog, who can be a little protective, nervous or over excitable at times; where new things and places are involved loved his stay. He was intrigued by all the other animals on the farm. None of us wanted to leave including our two older teenage kids. That is saying something, as they are sometimes difficult to please not always wanting to do the same thing. The Hot tub made a wonderful addition to the holiday, which was another thing we all thoroughly enjoyed!

      BRILLIANT WEEK BRILLIANT HOSTS BRILLIANT WEATHER First and foremost the property lived up to the expectations made in the advertisement and to be completely honest it was over and above what was expected.

      Huge bathroom as was the bedroom and bed. Kitchen and bathroom was spotless and extremely well kept which I hope other users will appreciate and treat as if it was their own. Large flat screen TV in the living room but for me having bad knees I found the settee a little low. Other than that everything was 100%. As for the owners Karen ans Gavin, what should I say about them!!! Couldn't wish for a more down to earth couple they were brilliant and that is said with complete sincerity Never once intruded on us during our stay,but we had a great time when having a chat together,we actually.felt as if we had known them for ages, we will most definately stay here again. No need to be concerned about hot water as it is forceful and plentiful.and only a short distance from Bude Westward Ho and many other resorts within 30 or so miles.

      Our stay at the orchard has been wonderful.

      We chose this cottage for its hot tub and quirky design. We were not disappointed. The area is so beautiful and quiet. The views from the cottage are wonderful. The hot tub was fantastic! I was worried that being at the front of the cottage it wouldn't be private but it was so we could all enjoy it. The hosts were very friendly and helpful. When we arrived the radio was gently playing in the background which I thought was a nice touch as were the lovely fresh flowers, bread, milk, fresh eggs from the farms chickens, biscuits, homemade jam ( which was delicious) We were aloud to pet the dogs, horses and to feed the chickens which I loved. I would definitely recommend this beautiful quirky cottage to everyone. Our teenage daughter loved having the bottom floor to herself. This cottage hit the spot. We have all had a wonderful time.
