      Overall we were very happy with the property. The pictures do not do it justice it was stunning as well as the beautiful scenery that the cottage sits in. The walk is quite tough going to and from Barmouth itself as up a steep hill but it was so peaceful it was well worth the exercise. I did feel that although the property can hold 8 people very comfortably the glasses provided were not enough - we had about 4 wine glasses, 5 tumblers and 6 larger glasses. I felt that there should have been 8 of every one as well as 8 champagne flutes (none were provided). Although there were log burners and some logs were provided I thought the host should be including fire lighters as well as kindling as it was impossible to get them lit and we really wanted them on. Also I expected toilet rolls to be provided in every toilet but they were not so people staying here definitely need to bring their own. I would suggest anyone staying here bring literally everything they want from home include hairdryers as only 2 bedrooms has these provided and not all 4 bedrooms. Cleanliness was just about ok but we hoovered and got rid of some heavy duty spider webs high up in the TV room. Overall the property was so comfortable and beautiful and we loved how the new extension blended with the older part. The host did not provide any basic essentials on arrival. I know that this should not be expected but it would have been a nice touch. Anyone considering this property needs to make sure to pack their basic groceries but there is a decent Co-op in the town itself.

      Positives first. Brilliantly located with absolute quiet guaranteed- other than the birds and wind in the trees. Plenty of space for people to spread out indoors and bathrooms all over. Kitchen well fitted apart from 1 small fridge which had no room for all our food and drink. While the location was good for us you either need to use your car or be fit enough to walk very steep paths to get in and out of town. The walks from the house are stunning but again you need a level of fitness as they’re all up and down. Be careful of the 2nd hump in the drive as it can scrape underneath the car, I was in a Volvo V70 which is fairly low. The house itself had a few points which should be addressed apart from the fridge. While there’s an outdoor table and bench set there was no comfortable seating to relax and enjoy a book or the views - we had a family of 3 Sea Ospreys soaring in front of us every day. The patch of grass in front of the door was overgrown and untidy and the gravel sitting area had plenty of weeds - nothing major but just gave the impression of not caring and it looked a bit tatty. There were also a few minor cleanliness issues indoors. We had a great week and it is an amazing location, great walks and peaceful while only being a few minutes car journey or 20/25 minute walk into Barmouth.

      The setting was lovely but no-one mentioned the accessibility to the property. We have an estate car and had a bike rack and had to take the bike rack off to get to the property. This should be mentioned in the property information. The cleanliness was not particularly good and a mice nest was found in one of the bed drawers. The property manager was elusive and didn't get back to us quickly at all. A bag of rubbish was left at the property after the clean although the manager didn't seem to believe us, she said her cleaners had taken photos after they cleaned and there was no sign of a rubbish bag. Toe nail cuttings were found on the floor too. The outdoor furniture was broken and the BBQ not big enough for 8 people. Although the house was nice it was in poor decorative order, damp patches on walls and lots of screw holes where pictures or shelves had been removed in most rooms. It did lack some homely pictures, the walls were very bare. The garden needed some attention with weeds and overgrown shrubs. We did enjoy the holiday despite this but overall the property was disappointing and not up to our usual standard.

      The potential at this property is massive.

      Unfortunately the property was freezing on arrival, it did warm up fairly quickly once we had lit the fire and turned the heating on. Had no lighting (other than standard lamps that we had to manoeuvre around the property in order that we coyld see in the evening) in the main TV sitting area and a very strange crispy (yes crispy) carpet in the bedrooms. We had to hunt out the information book (which didnt really contain any useful info ) and there was neither a welcome basket (which is generally the norm) or any Xmas decorations despite us staying on Xmas Eve Day. The walkway to the property was extremely slippy - to the point of dangerous, considering we chose this property for its one level living space as we had 2 80+ year old in our party. 2 of our party did slip and slide and we would recommend that a grip non slip surface is added as soon as possible. It is a good spacious property but a little care to the details would ensure we would make a return visit. The area itself is stunning.

      The property was prepared for Christmas with the decorations up and treats in the kitchen.

      There are log burners in all the living spaces. But the heating is ticking over in the background so they are not needed unless the outside temperature drops below say 10 degrees. The accommodation was large enough to comfortably hold 3 small families and 2 guests. The place was spotless and the kitchen well equipped. The ceramic hob for us gas cooking types was a bit awkward but nothing that couldn't be overcome in order to cook Christmas dinner. All bedrooms had an end suite toilet and wash basin with 1 shower and 1 shower bathroom. Great location I only wish the weather was kinder to have allowed us to explore the area more than we did. The pizzeria BTW near the railway station is amongst the best I've tasted. We will be going back either as a group or as a couple.
