This spacious, ground floor cottage-apartment has two-bedrooms sleeping up to four people, with the accommodation all on one-level. It is situated in a pretty little cul-de-sac, alongside the mature grounds of a former country hotel. The centre of Ambleside, which is situated at the heart of the Lake District National Park, is just a five-minute stroll away.
Walk up to the covered porch and enter your lovely open plan L shaped sitting room with dining and kitchen area. After your journey sit and relax on the comfortable furniture and unwind in this sunny and stylish room or go outside to your small patio area with a drink, to enjoy the lovely views to Wansfell Pike and to hear the distant sound of Stock Ghyll Beck.
Discover your comfortable bedrooms, situated privately at each end of your sitting room, where you will find a twin room which has use of its own but separate bathroom and a double with king-size bed and en-suite walk in shower.
Take an easy walk into the centre of town to find excellent restaurants, cafes and pubs. Walk into beautiful Rothay Park and picnic by the river or play tennis and bowls at the recreation ground next door. Walk a further fifteen-minutes to Waterhead and enjoy a cruise on gorgeous Lake Windermere or hire a boat to explore its secluded bays.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.

The living rooms were pleasant - lovely and sunny, furniture comfortable and kitchen was well equipped. However, the bedrooms were not pleasant - obvious damp, musty smell and the twin bedroom felt cold despite the heating being on. The radiator did not work in the twin bathroom. The property could be lovely (although no privacy outside) if the damp situation were sorted.

Could do with a squeegee as water stays at back of shower and bathrooms need sprucing up. I would come again.

Despite the fact that this has been mentioned many times before on reviews/guest book/and other sites the level of cleanliness is unsatisfactory. I find the pics misleading, not the same curtains in bedroom, walls are not clean an pristine, dirt incrusted showers, all bathroom equipment is rusty, mirror included, the outside space is not really a patio.The hoover stinks, the carpet is stained, the high chair requested had mouldy straps on it, the outside furniture, not same as pics and was unusable at our arrival, I had to clean it and scrub it myself, (and they were still filthy because the furniture needs replacing. when I mentioned the cleanliness and the outdoor furniture to Sykes they replied that I should have let them know to give them a chance to rectify, but itâs in the contract that they have to provide a clean and maintained house, not up to me to let them know. We came back to find ants in the en suite one evening. There was no mention to us that there was an ant problem before our arrival and that something had been done about it. It was only by reading the guest book that we realised the previous guest had the same issue in the other bathroom. And after checking we found the ant powder on the side of the bath/floor. That bathroom was used for my 2 year old son who could have easily ingested it or come in contact with it directly or indirectly, same for our dog. This is unforgivable, and major health and safety issue in my eyes, we should have been notified, I spent the rest of my holiday worrying. The reply to my complaint was a £30 refund offer for our troubles and basically passing the blame onto the owner or us in the case of cleanliness, yet I paid almost £800 for the holiday. Also beware that they have no real complaints procedure and they believe themselves not responsible of anything.
