Guests generally enjoy the stunning views, convenient location, and the well-equipped Rothay 18. While some guests mention issues with cleanliness and maintenance, the majority appreciate the property's amenities and the proximity to Ambleside. The property's comfort and the thoughtful touches, such as a welcome cleaning box, are also noted.
Most guests found the property clean and well-presented, though there were a few instances of cleanliness concerns, such as an unclean toilet and an apartment that hadn't been cleaned upon arrival. These seem to be exceptions rather than the rule.
The location is highly praised for its proximity to the town centre and the beautiful views it offers. Guests appreciate the short walk to Ambleside and the easy access to local walks, making it an ideal base for exploring.
The property is generally found to be comfortable with a few remarks about uncomfortable sofas and armchairs, and a rock-hard bed. However, the majority of guests were pleased with the comfort provided.
Facilities are well-regarded, with mentions of a well-equipped kitchen and good bathrooms. However, there were issues with hot water supply and a swimming pool being unavailable due to construction, which impacted the score.
While guests have mentioned a welcome cleaning box, there is not enough information to assess the overall thoughtfulness consistently across reviews. Therefore, this score is set to null, and guests should note that such gifts are not guaranteed.
Rothay 18 is a lovely two-bedroom apartment set over two floors, in an exclusive holiday complex overlooking the traditional Lakeland town of Ambleside and the fells beyond. The apartment is set away from the hustle and bustle of the town, yet close enough to enjoy its attractions. There are magnificent views from all parts, and it is a good holiday home for a family or two couples.
Walk through the entrance hall into your impressive and comfortable sitting room with natural light pouring through the full height windows and gaze out to spectacular views to Loughrigg and beyond. Go through the elegant double doors into your impressive dining area which sits alongside the cheerful and modern kitchen. Sit on your sunny terrace, take in the stunning views and start to plan your holiday adventure.
On this floor, find your shower room with underfloor heating before heading upstairs to discover two beautifully appointed bedrooms, a lovely double bedroom with king-size bed and a spacious twin bedroom. Both have magnificent views of the town’s church steeple, spectacularly set against the beautiful distant fells. You will also find a smartly decorated bathroom with bath and underfloor heating.
Take a short but steep downhill walk to bustling Ambleside, to browse the independent shops and enjoy one of its excellent restaurants, cafes and pubs. Walk a further fifteen minutes to Waterhead to enjoy a cruise on beautiful Lake Windermere or hire your own boat to explore its secluded bays.
Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.

Look out for the nice orange cat that sometimes visits but is not a nuisance.

Great views of Ambleside and the surrounding fells. Well serviced apartment with its own patio/garden area. Very comfortable and easy to feel at home. Would definitely stay again.
