Hawkeshead 5.8 miles. This attractive and spacious, all-ground-floor property, forming part of a barn conversion, sits on the peaceful Graythwaite Estate, near Hawkshead. Grubbings is a spacious, 5-bedroom property, ideal for a large group of family or friends wanting to take advantage of a host of on-site facilities and explore the stunning Lake District surroundings. The property features a living/dining room, with dining seating for the whole group to enjoy meals together, as well as three plush sofas to relax on while enjoying watching the TV and enjoying the warmth from the woodburning stove that fills the room. The kitchen is well-equipped for all your culinary needs, and includes a huge American-style fridge/freezer with water dispenser, dishwasher, oven and microwave. There are five spacious bedrooms to choose from, boasting lovely views and ample storage space, including a king-size double with an en-suite shower room, a second king-size double and three twins, catering fr a variety of groups. The bedrooms are served by two bathrooms, so you can choose whether you want to enjoy a relaxing soak in the bath or a quick refreshing shower to start your day. Outside there is ample off-road parking, as well as a large shared courtyard with picnic benches, further seating and a barbecue, perfect for taking advantage of the good weather. Explore your tranquil woodland surroundings, head to Windermere Lake, less than a mile away, for a pretty lakeside stroll, and venture to Hawkshead for a selection of shops, pubs and eateries. The lakes of Windermere and Coniston Water are just a few miles away, as is the National Trust's Hill Top, the 17th century farmhouse that was once home to author Beatrix Potter, while Grizedale Forest offers charming woodland walks and exhilarating tree top adventures. Grubbings is a fantastic base for exploring the best of the Lake District National Park.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Cars are banned from the village, leaving visitors free to wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th Century houses. With stunning scenery and numerous attractions within easy touring distance, Hawkshead is in an ideal location at any time of the year.

    Nearly every room has damp and mould issues even the shared swimming pool area. The yellow after should be in your emails as no signal so had to wait in reply to email if it was safe or not.

    . the welcome pack was a lovely touch.... the cottage is as listed , spacious, well decorated, clean and tidy. It is very well appointed with everything you need home from home . Kitchen is perfect , layout , size and again everything you may need... support was on the site , Matt from maintenance attended immediately to those requests that keep the cottage in excellent condition , thanks Matt, also supplying local knowledge of walks from the estates. Perfect weekend for me and my family for that special birthday treat . Thankyou.
