      When we arrived at the house, all seemed good, but it was as we went further into the house that we were hit in the face with some funky smells, these were only in the left side of the house where the main kitchen is.

      That seemed to be all that was wrong until we went to bed, this is because the beds were rock solid, it was like sleeping on a concrete slab. When we got up and we were cooking breakfast, to our surprise we found that all the cups and most of the plates/bowls were dirty. So instead of enjoying our breakfast we had to clean all the pots before we even started, whilst we’re on the topic of pots, there are way too many and so many that I looked at and didn’t know what it could possibly be used for. There were that many pots that there was no where in the kitchen to put our food! Out of the hundreds of dishes there was not 1 single plastic cup for kids, there was also only about 3 tea spoons! After we had managed to eat out breakfast we loaded the dishwasher and followed all the instructions in the book provided and to our surprise when we went to get the clean dishes out of the dishwasher, they were all still dirty!! We raised this and they sent a maintenance man out twice to fix it, but it never worked for the 2 weeks we were there! We were stuck with a slimline dishwasher for 7 people. Moving on, we quickly found out that there are no where near enough bins in the property. I think I counted a total of 5 and 4 of those are tiny bins that do not hold a lot. We also got quite annoyed with the dining table as it is an extendable one but all the clips to hold it together are broken so it kept coming apart. The placemats were also an issue for us as there wasn’t once complete set and the majority of them looked as though they had been eaten at the corner. There were multiple light bulbs throughout the property that were not working. When it came to wash our clothes we struggled to get them dry as the only radiators that worked were in the boot room and bedroom above the boot room. One of the beds in the small twin room has clearly been broken in the past and had a bodge job to fix it as there were L brackets holding up the head board, but they weren’t doing a good job and the headboard was moving a lot just sitting on the bed. When using the showers we found that we couldn’t rinse the shower down afterwards as the shower heads didn’t come off the wall. This made the showers very dirty very quickly. One morning we woke up and found a puddle on the main kitchen floor, we looked up and found a rather large wet patch on the ceiling and it turned out one of the skylights is leaking. The door on the master bedroom would not shut as the hinge was hanging off the doorframe, several screws had come out. We also found that there was no where near enough wardrobe space for 2 people in the master bedroom, we ended up living out of suitcases for the 2 weeks. And finally the WiFi is really bad.

      We booked the cottage from Saturday to Thursday but for personal reasons we were only able to arrive on Sunday late afternoon.

      We found the cottage cold, only 12 C degrees because the boiler was faulty therefore no hot water also. I have managed to call the emergency number found on the app. Within 2 hours a maintenance guy came, he could not fix the boiler but he gave us two electric heaters and turn on the water tank in the loft which supplied us with hot water, but took 3-4 hours to heat up which meant we could not take hot shower that night either. I am glad he came quickly but we still had to drive out in the evening to buy wood to able to fire up the wood burner. Two electric heathers would only heat up upstairs sufficiently. The situation was far from ideal with two elderly people and a 4 month old baby. Next morning (Monday) maintenance team called that someone will come that day to fix the boiler at some point. We were out all day, when we arrived around 6pm looked like noone has been to check. Next morning (Tuesday) when I called the maintenance team for update they said that someone was there yesterday but now waiting for a part to be able to fix the boiler. But noone updated us with this information I had to chase. I also asked them to supply us with more electric heater and wood, as that point we already spent almost £50 on fire wood. That day we received plenty of wood and another heater, which was great but to be honest it should have happened automatically on that day when they found out that the boiler can not be fixed instantly, and not me chasing for it. Eventually we were okay after wood and another heater supplied. The boiler engineer arrived on Wednesday evening (our last night) but he still could not fix the boiler. The area and the cottage was amazing otherwise. The cleanliness was not perfect , the living room had dog hair everywhere especially on the cushions and sofas, we took our dogs too but we don't let them sit on furniture at home either but at least it should have been hoovered. Other thing, it was left 1 dishwasher tablet for us, no salt , no oil or sugar no kitchen foil. 1 bin bag ( even though Tuesday was bin collection day , so we had nothing to use after Tuesday, washing up liquid bottle under the sink was empty. 3 rolls of toilet paper for 6 of us to last for 4 nights/5 days? Were we supposed to arrive with all those? So we had to buy those. I feel that all this could have been avoided if someone comes from maintenance team to check the property before the next let to avoid everyone's disappointment. If not this our stay would have scored 10 out of 10. Thank you

      Hello I am sorry to do theirs but I would like to raise a complaint at the issues we have had during our stay For the whole visit we had hot water for approximately half of one day the rest of the stay the water was cold we could not shower or wash properly the electrician came and fitted a new part on the hot water but this did not improve the issue the water was hot and went cold so quick that only two people could be showered before the water went cold this was terrible for such a large party and new born babies The fridge was in a complete state the smell was terrible and there was rancid waste products behind the fridge we could not use the fridge for approx 36 hours I had to pull the fridge out clean it and disinfect the floors I do not know how the cleaners could miss this There was animal faecies all around the grounds right outside the double patio doors my daughter stood in it when we arrived We did not bring our pets so do not expect this at all There was black mould and damp in the bath rooms this is terrible and not safe at all The upstairs bedroom second from the right the window leaked causing damage to my daughters MacBook Air laptop this now does not switch on I am going to have to get this repaired The bedroom on the far right the radiator nobs are broken and cannot be adjusted causing discomfort during the night The bathroom/shower upstairs on the far right had shelves hanging of the wall The down stairs bedroom had a leak coming from the ceiling leaving water marks on the ceiling At the top of the stairs on the landing the floor was damaged and not load bearing this was unsafe The overall state of the cottage was under maintained and frankly the stay was very unpleasant I had to complain on numerous occasions about things I do not think the cottage was cleaned prior to our stay I spoke to the shop keeper and we nearly went home on day two the only reason we stayed was the adverse weather We came to the cottage with the intent to try it prior to our wedding in September we were hoping to book the whole grounds for our guests I find this very disappointing The cost of the cottage was high for four nights especially when we had no hot water also the other issues we faced The whole party think this trip was ruined The cottage has such potential and looks beautiful but in truth we are very disappointed I have photographs of some of the issues

      Kitchen surfaces/ oven and bathrooms very clean.

      Bathrooms lovely and very modern. Overall though, house is quite dusty in places, with a number of cobwebs throughout. They don’t bother us much, as we live in a rural area, but I can imagine would be off-putting to some guests. I did an online shop with Morrisons for when we arrived, but found I couldn’t use much of the cupboards or freezer when unpacking my shopping. Freezer is in desperate need of defrosting. Once I had removed all the ice trays and broken freezer doors that were stored inside it - I managed to use one of the shelves for my food. I’d say it’s currently around 50% ice - so needs attention. It’s definitely a “home away from home” as felt lived in and is lovely and warm. Everything you could need is in the kitchen - but it is bordering being cluttered. All of the cupboards and drawers in the kitchen are full. I unpacked/tidied one of the cupboards and moved items around, so that I could store my shopping. It would have been nice to have just one empty cupboard to unpack my shopping into. I understand it’s a dog friendly place, so again we can turn a blind eye, but there was dog poo around the front of the house and on the grass, which was nothing to do with our dogs. We removed what we saw so the kids could play outside. We are very vigilant with picking up after our dogs, but realise some people aren’t - so this is not the fault of the cleaners really, it’s just annoying. The furniture in the tv room is tired and somewhat uncomfortable, but the furniture in the second living space is lovely, with a lovely view. Finally, the lighting throughout is tricky. Only the kitchen and bathrooms have ceiling lights. The rest of the rooms have just one or two lamps. This was ok for some of us, but my Mum, for example, struggled to read upstairs and opted to get ready in the bathroom due to the lighting in her bedroom. We therefore spent most of our family time in the kitchen, eating, chatting and playing games around the big table, which was great. I think overall, nice enough, but maybe a bit too expensive for what it is. We wouldn’t stay again. But have enjoyed our holiday away from it all. Thanks.

      The property is in a superb location right next to the Lake and with its own small jetty, and is reasnably comfortable as well.

      However, there were many niggles which for the sum paid to rent, took the shine off our holiday: 1. The road down to it is in a very poor state with large and deep potholes (if you have any back issues, which we did, dont do it); 2. Brambles grew in from the sides of the road, some of which you couldnt avoid (if you value your car paintwork again dont do it); 3. The jetty had a few maintenance issues (other properties had been renovated, this one hadnt), and there was even some broken glass not cleared from the foreshore; 4. the property was not very well cleaned with cobwebs and spiders in the kitchen and the entrance lobby hadnt been cleaned for sometime; 5. The best north lakeside walk (to Grubbins Point) was out-of-bounds due to a private function, the south walk outside the house, was covered in water so difficult to navigate and the garden that we were told was open, wasn't; 6. Maintenance issues are covered by the estate and they dont man the phones at weekends, so any issues on arrival, wont be dealt with until Monday (we had a few with the shower head broken, batteries flat in TV control, and not enough drinking glasses (there were other missings in the kitchen utilities as well); 7. Doorways are quite low, so myself and my eldest daughter (who are only 5' 10/11") hit our heads regularly; 8. The blind to the en-suite doesnt fully cover the sides of the windown glass and there is a footpath at the end of the garden; 9. The drawers to the bedroom furniture need easing so they open - and they should be checked by the cleaner as we found someone else's sock left behind. Sorry to moan but these were all genuine issues faced, which to be honest for the level of property we were renting and paying for, we dont think we should have encountered.
