There is a village store and pub dating back to the 15th century which is a gentle stroll away and welcomes dogs. For keen golfers, there is a local golf club and for wine lovers, Sedlescombe Organic Vineyard is 2 miles away, Carr Taylor (2 miles) and Oastbrook Vineyard (5 miles). All offer tours and tastings. Historic Battle is 3 miles away and Hastings 2 miles, with its charming Old Town and vintage shops and is home to the largest beach-launched fishing fleet in Europe.
Step inside the hall with plenty of space for coats and shoes and continue through into the welcoming open-plan dining room with a glass roof, a cosy snug area for morning tea and a well-equipped kitchen with underfloor heating. The kitchen has an induction range cooker and hob, fridge, and dishwasher and there is a separate fridge/freezer. There is a utility with a washing machine and a dryer. The garden room has underfloor heating, a large comfortable sofa, an armchair, and an array of plants. Doors open out to a decked terrace and pond. The comfortable and spacious sitting room has soft seating, an open fireplace, a Smart TV, and a grand piano, which guests are welcome to play. There is a separate study with a desk, armchairs and bookshelves and through to a cloakroom with a WC. On the first floor, there are three bedrooms, one king-size bed, one double and a single room. The king-size bedroom has a dressing room and an en-suite. The family bathroom has a free-standing bath in the middle of the room, double sinks and a WC. On the second floor one of the bedrooms has a double bed with an en-suite shower, separate bath and WC and the other bedroom is a twin with an en-suite with a shower over bath and WC.
Outside, there is a large garden with several seating areas with garden furniture to enjoy the far-reaching countryside views. There is a decked area outside the garden room with a pergola and a pond. Please note the property is located on a working farm with horses and sheep in the adjoining field and although 2 dogs are welcome, guests should be aware of this.

The house was perfect for a great family BIG birthday weekend. Everyone had their own space and yet the living area was perfect for us all to get together. The 4 bathrooms made the logistics so much easier than normal. There is plenty of parking space for several cars. The little ones enjoyed going to stroke the horses. The owners were very kind and helpful. Sedlescombe is a nice village with a good pub, The Queen's Head.
