      In the photographs of the number 90, it did not show that there were bins right next to the property and outside the main bedroom.

      The floor in the main area had stains on the carpet. The frying pan was so small we could only cook 3 slices of bacon at a time. The single beds were too small for an adult (which should have been stated on the website) and therefore uncomfortable. There was no side table in the twin room so we had to use one of the stools and a side light form the main bedroom. The site lacked any life or holiday vibe. There was no entertainment except bingo and a hog roast. There were no instructions for the appliances ie microwave, heating. We had to use the contact number to request outside furniture. The outside light did not work and the veranda was slippery when it rained. No tea towels or oven gloves you do not expect to take these with you on holiday. Oven thermostat inaccurate it took 90 mins to cook something that should have taken 50min. Fridge door shelf broken. Noisy neighbours we could here a child running up and down in their mobile and dog next door barking with owner constantly shouting at it. The main sitting area was extremely uncomfortable to sit on, we had to use the chairs we bought for our Motorhome. The shower was excellent and the linen was clean. We actually feel we have not had a relaxing and enjoyable holiday as we did not sleep well.

      Beautiful house, stunning location

      We loved our stay at The Brick House & Annexe and would highly recommend it for large groups and families looking for a super luxurious holiday rental right on the water and in a beautiful part of the New Forest! The annexe was super cosy with an open log fire which was much appreciated during our early December stay and the house had so much history and character to it we just loved exploring all the different rooms and artefacts. The owner has really thought of everything here! The lovely quaint town of Beaulieu was just a 15-minute stroll from the house via a pathway passing cattle and the river – which was super peaceful and picturesque. We got some great Christmas gifts from the lovely garden centre behind Steff’s Kitchen and enjoyed a delicious afternoon tea there. We’d also highly recommend the Masters Builder for their Sunday roast! Would love to come back in the summertime to explore even more as it’s right on the river, and right next to an activities centre where you can hire kayaks and the like. We can't wait to go back!

      We had an excellent short stay at this beautiful (cottage) house, the owner went out of his way to make sure our stay went smoothly, & we had all the necessary information to get the most from it whilst we were there.

      Our 6 person group (& small dog) aged ranged from 14 to 80 years old, & we all had a great time. The cottage offers many board games, puzzles, books, X-Box, pool table & table tennis, so loads to do for all. Plus great WI-FI & a nice TV. The kitchen/dinning area is wonderfully laid out for all to get round with loads of room, plus under floor heating. The beds & bedding supplied are very comfortable. One bedroom has an en-suite as well. Situated very near to the station, but you are hardly aware of this in regard to any noise etc. There are some excellent pubs that offer very good food within walking distance, Jolly Sailor, The Vine Inn (which doesn't open until late afternoon) & the Fox & Hounds. The area offers some lovely walks, & Hamble-le-rice was a short drive away & offers some great walks, pubs & an award winning pie shop ('Pirates Pies'). All in a lovely place, & area to stay near to the River Hamble.

      Wow, what a find!

      Amazing and historic property on the banks of the Beaulieu River. Incredibly comfortable, well equipped, stylish and yummy bath room products from Bramley. We walked from the house down the river to Bucklers Hard where we visited the museum and had lunch at The Master Builders on the terrace outside the restaurant – beautiful day, fantastic food and service. The next day we had a BBQ in the garden whilst the kids swam off the jetty in the Beaulieu River. The owners have a great vegetable and cutting flower garden – Mike the gardener brought us whatever produce was ready along with their own bantam and hen’s eggs and Bex, the housekeeper who lives next door, had arranged flowers for our arrival – heaven. Our teenagers slept in the Yurt whilst we were in the house – proper eqyptian cotton and v comfortable mattresses. Couldn’t recommend it more highly.

      This is our 2nd visit to Bailey's Cottage.

      We enjoyed our stay there very much. This is a perfect cottage, all the rooms are very well decorated and furnished with everything you could possibly need. The kitchen/dining/lounge area is so inviting, we didn't even use the other living areas of the house. The games/toy room is packed with toys and games for all ages and certainly kept my 2 grand children aged 2 and 4 happy for the whole stay. The cottage location is excellent, with the station opposite for easy access to Portsmouth and wonderful river walks 5 minutes away. The Jolly Sally is definitely worth a visit and the 15% discount makes it even more inviting. The welcome pack is exceptionally generous and very much appreciated. The owner James is very helpful and only a text away if needed. We will definitely be returning to Bailey's Cottage in the near future.
