Ideally situated near to the Cornwall border with Devon, this is a great location from which to explore both counties. Just a short stroll takes you to the South West Coastal Path, providing access to the unique cliff top Hawker's Hut , and leading to the ever popular seaside town of Bude, and rugged coastal town of Hartland, famed for its abbey and quay. Beach lovers will also be spoilt for choice with an array of golden sandy beaches and unspoilt coves in the area. Other attractions and places of interest accessible from here include Clovelly, Bodmin Moor, the Eden Project, Newquay Zoo, RHS Rosemoor Gardens, and numerous National Trust properties. From the rear garden, step into the lovely rustic country style kitchen/diner. Here is the perfect place to enjoy a relaxed family meal and the kitchen area is equipped with everything that you would need to cook it (and clean up afterwards!) including a traditional oil fired Rayburn, an electric oven and hob, microwave, fridge, freezer and dishwasher. For those wishing to enjoy pre dinner drinks or relax with a coffee afterwards, there is a garden room/conservatory attached to the kitchen area. Heading the other way and further into the farmhouse, you ll discover a spacious hallway with boot and coat racks, and then a choice of lounge. To the left there is a lounge with a Smart TV and wood burner, and to the right a second lounge, with a TV and DVD but this time with a cosy open fire. The property offers 5 bedrooms. Venturing up the stairs and into the main sleeping accommodation, you will find a great selection of bedrooms including a spacious king size with en suite shower room and WC, one super king size zip and link (that can be presented as a twin upon request at time of booking), one twin (that can be presented as a super king size upon request at time of booking) and a cosy double bedroom. There is also a bathroom on this floor with a feature roll top bath, separate shower and WC. Adjoined to the main farmhouse and accessed by a couple of steps up to its own front door is a charming annexe laid out on one level which offers 1 bedroom with a double bed, an en suite shower room and WC, a cosy lounge/kitchen area with a TV, electric oven and hob and a fridge with ice compartment. The annexe has French doors in the lounge area to enjoy the views across the farmland. Stepping outside from the conservatory in the main farmhouse there is a private garden (not dog proof) area with patio, sloping lawn, garden furniture, BBQ and hot tub. Further to this you can enjoy access to expansive shared gardens to the front of the property with lawns, stream (please take care with children and pets) and lovely countryside views. Please be aware that there are roaming animals onsite, so dogs must be kept on the lead while in the shared areas. There is also ample off road parking provided. Need to know: 5 bedrooms 1 king size,1 super king size zip and link (which can be made up as a twin on request at time of booking), 1 twin zip and link (which can be made up as a super king size on request at time of booking) and 1 double. 1 additional double in the adjoining annexe. There is an extra mattress bed available for an additional guest at a cost of 30, please request at time of booking. 3 bathrooms in the farmhouse, 1 en suite shower room with shower and WC; 1 bathroom with feature roll top bath, separate shower and WC. In the annexe 1 en suite shower room with WC. 2 kitchens in the farmhouse, Oil fired Rayburn, electric oven and hob, microwave, fridge, freezer, dishwasher and washing machine In the annexe, electric oven and hob, fridge with ice compartment and microwave . In the farmhouse 1 wood burner and an open fire (logs provided). Electric and central heating provided. Bed linen and towels included. Smart TV in first lounge, TV and DVD in second lounge. TV in the annexe. Wi Fi included. Private hot tub. When outside of the garden, please ensure dogs are kept under control, as the owners free range chickens and cats may be roaming in the shared garden. Regret no smoking. Ample off road parking. Please kindly note that this is a period property and as such there are some split levels and uneven floors throughout, and it forms part of a non working farm with a small machinery workshop still in operation. The property is approached via a partially unmade farm track. Beach 2 miles, pub and village shop 1.5 miles.
