Farm Cottage on Exmoor is situated in West Luccombe in the Horner Valley, which is just a mile from the village of Porlock. This cottage is part of the farmhouse at West Luccombe, which is a National Trust 300 acre farm on the Holnicote Estate. Sleeps up to 6 guests in 3 bedrooms.

Accommodation

There is one bathroom upstairs with shower over the bath (no toilet in this bathroom) there are two separate toilets each with hand basins (one upstairs and one downstairs).
Farm Cottage kitchen is fitted with dishwasher, washing machine, fridge, freezer, microwave, electric oven with hob plus oil-fired Aga. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.
A television (with Free-sat), DVD player and CD player is provided in the sitting room and wireless internet is available.
An iron, ironing board, laundry basket and hair dryer are also provided.
Electricity and heating costs are included in the price of your accommodation. Farm Cottage benefits from central heating in addition to the Aga and wood-burner. The Aga gives out some heat in the kitchen and will supply hot water throughout the property, this can be supplemented by using the immersion heater when additional hot water is required. The wood-burner is in the sitting room; kindling, matches and one basket of logs will be provided. Additional logs can be purchased nearby or from the hardware shop in Porlock.
Bed linen, duvets, and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
Extra blankets and throws are provided in the airing cupboard.
A small amount of tea, coffee, sugar, milk and biscuits or cake is provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.
Cleaning materials such as washing up liquid and surface cleaner will be present in the property. One or two toilet rolls will be provided.

    Absolutely lovely, homely, welcoming and enclosed garden for the smaller children, Jane was amazing and had thought of everything. my grandchildren loved her.

    Absolutely loved our stay. The area is beautiful and we enjoyed hearing the animals and the surroundings at our accommodation. Burrowhayes is just around the corner for riding and the small shop - we also did the Red Stag Safari that was absolutely amazing. The farmhouse is just lovely. Jane h.... Absolutely loved our stay. Jane has absolutely thought of everything to welcome you for your stay, even down to a cake, eggs and milk. We only used the fire once due to the lovey weather, but you even get a basket of logs, kindling and the other stuff involved included. There’s even two tubs of toys and DVDs for those rainy days. The beds are comfortable and it was spotless on arrival. Jane is amazing - we pegged washing out before a day out and she even changed it over for us. We will definitely rent the house again it was lovely.
