Ninety Eight in Southend-on-Sea is a well-received cottage with a beautiful garden and thoughtful touches like a welcome pack. Guests appreciate the property's cleanliness, comfort, and the provision of air conditioning during a heatwave. While some maintenance issues are noted, the overall experience is positive, with the property's location and the kindness of the owners being highlights.
Reviews on cleanliness are mixed, with some guests finding the property only superficially clean and spending time cleaning upon arrival, while others did not raise such concerns. This suggests that cleanliness levels may vary.
The location is generally praised for being quiet and conveniently close to the town and beach, contributing to an enjoyable stay.
Comfort is well-regarded with mentions of comfy beds and reclining chairs, though there are comments about prominent bedsprings in a bunk bed and a need for better curtains to block out light.
Facilities are appreciated but several maintenance issues are reported, such as problems with the heating, dishwasher, and shower screen. The lack of Sky TV as listed and the overgrown garden affecting BBQ use are also noted.
While guests mention welcome refreshments and the provision of household items, there is not enough information to assess the consistency of these thoughtful gestures across all stays, so a score cannot be provided.

We spent the first hour cleaning. The dishwasher only washed with cold water and was mouldy. Downstairs shower screen was unmovable. The cooker had dirty pan in it and didnât work properly it took 45 minutes to grill some bacon . The garden was very overgrown and the bbq was overgrown so I couldnât use it. Hall and landing light was constantly turning on and off day and night. House needs curtains in all the bed rooms not just the main bedroom. The house did have welcome pack of milk biscuits and croissants and fresh juice. Lots of cleaning stuff for us to clean . It was only a short walk to the front and a Lidl the other direction. We came home a day early as this was the worst sykescottage we have ever stayed in and we have been using them for nearly 10 years I will make sure I spend more time reading the reviews in future as many of my comments are old problems that other people have said.

The shower glass downstairs is difficult to move and requires maintenance. The garden is very pleasant, full of vegetables and vegetation but still able to walk around it and enjoy the outdoor space (August). Cannot comment on dishwasher or bbq as didn't try to use them. The beds were comfortable, even the low bunk. Pillows, sheets, towels, kitchen amenities were all good, pots and pans etc all fine in good order and useable. The decor is good, not too much not too little by way of furniture etc. The blinds/curtains situation could be improved: sunlight does stream through so it's worth noting for those affected by such things. Another thing to note, while watching TV at 9pm we were asked by the immediate neighbours to be quieter as the walls are thin and all noise can be heard, so it's definitely worth noting that noises won't be appreciated.

Property only superficially clean and safety issues identified. Could only stay for one day of a full weeks holiday due to concerns about health.
