Guests generally appreciate the Small Barn for its stunning views, peacefulness, and wildlife. The property's cleanliness and the provision of a welcome pack are well-received. However, some guests mention the need for updates and better maintenance, particularly regarding seating comfort and kitchenware. The location, while remote and challenging to access, is praised for its tranquility and proximity to local attractions.
The property is often described as clean and well-presented, with several guests noting its spotlessness upon arrival. However, there are a few mentions of cobwebs, unclean garden areas, and greasy kitchenware, suggesting room for improvement in thoroughness.
The location is highly praised for its stunning views and proximity to local attractions. The peacefulness and wildlife are a highlight for many. The challenging access via narrow lanes is noted, but it does not significantly detract from the overall appreciation of the setting.
While the bed is frequently described as comfortable, there are multiple comments about the seating, particularly the sofa, being uncomfortable and in need of replacement. This suggests that while the property offers a degree of comfort, there is a notable area that requires attention.
Facilities are generally adequate, with sufficient cutlery and pans. However, guests have pointed out the lack of wine glasses, chipped plates, and issues with bathroom fixtures and doors. Maintenance appears to be reactive rather than proactive, with previous feedback not always addressed.
The provision of a welcome pack is frequently mentioned and appreciated, indicating thoughtfulness on the part of the hosts. However, it should be noted that such gestures are a bonus and may not be a consistent offering for all stays.

After reading some of the negative reviews we were slightly anxious regarding our holiday at Small Barn. However, we found our accommodation very easily and although the lanes were narrow, we weren't unduly bothered. The barn was extremely clean and the kitchen had everything we needed. We brought food for the week which fitted into the fridge and cupboard. The cups/plates etc were in perfect condition and there was a teapot! The bed was very comfortable and the duvet and pillows were beautifully clean and fresh. We were in awe of the beams and ceiling and how gorgeous Small Barn was. My only negative would be the sofa which has been mentioned before. We hope to come back to stay again.

We were very happy with our stay there. So cosy, clean and comfortable and had everything we needed. The country lane leading down to the cottage was a bit hair raising and we were a bit worried about meeting on coming vehicles. Luckily my hubby is a confident driver ( I am not!) so we were ok. Our only issue was being woken up on the Friday morning by lots of vehicles and dogs barking. Seemingly some kind of bird hunt? The cottage was surrounded by 4 by 4's, people and dogs. I get that it's the countryside but did not expect such closeness. Literally on the doorstep. We couldn't sit on the patio as there was a vehicle parked right in front with people milling about. Not really what you expect when you've paid for a peaceful, tranquil holiday. We had thought we'd love to return to Small Barn but this as put us off a bit.

The one three words didnât work and no one in the area knew where it was.Very stressful! Aside from a stressful start we loved the barn and it was in a beautiful area and it was very peaceful. We enjoyed a walk into Staithes and a few trips to nearby towns.
