      The positives-Overwhelmingly location, location, location.

      A minute walk from beautiful town centre & stunning park. Cirencester is an absolute delight. Lots of independent traders sit alongside decent high street stores. In addition 25 charity shops. A thriving town. Great green spaces for walking you & your dog & ideal base to explore The Cotswolds. All this is is a "High Recommend" The challenges. The basement is based under a very old beautiful house. For the first couple of days, there was a musty smell. Perhaps due to it being closed & not heated. The accommodation is VERY tired & could be stunning-but needs decent financial investment. The beds are comfortable, the bedding is old in the bedroom without windows. I prefer to sleep under a double duvet. A single does not cut it as an adult. The lounge is basic. The kitchen is adequate-but utensils & cutlery are not clean. There is a cupboard containing sauces/condiments that I opened & shut immeadiately! The wet room is good. The washing machine & Fridge freezer are also modern. Internet connection is appalling. If you are looking to work and or watch movies you will be hugely frustrated. I am sure it is due to the basement build & deep walls. Internet connection drops out continually. We moved the router into the hallway which helped slightly. Overall if you are not fussed about the comfort, facilities & cleanliness of your accommodation then this one is for you. Otherwise, pass this one by.

      The place is extremely clean which is great and the place is really cosy.

      Hot tub is definitely a selling point! Richard and Susan are quite thoughtful and attentive, with arranging a nice fruit cake on arrival along with quite a few essentials, like milk, oil, sugar, salt...etc. The not so good things are the fact that the flat is above a ground floor flat that is also rented to guests and we were told on one occassion that we were a bit loud for the guests beneath us, even though we weren't. We don't drink and was there to just relax and spent the evening just watching movies so can't imagine what the other guests were complaining for?! This being said, I can't imagine what it would be like for people with kids who might make a bit of noise or other guests who may feel the need to tiptoe around because of people are staying beneath them. That was a bit of a downer to tell the truth, I think it should be made clear on the advert to allow renters to factor this into their decision. It's a shame because other than this and the shower pressure being quite weak, its a lovely stay.

They were not only gracious and accommodating but also went out of their way to ensure our stay was perfect. Their genuine care for their guests shone through in every interaction.       Tree Tops is certainly a perfect getaway for a family with toddlers and babies, trying to unwind from the hectic daily lives.

      Susan and Richard were welcoming, and considerate, accommodating to a last minute change of booking dates, and very understanding. They thought about everything for a family of 2 kids, providing toys and books for entertainment and left us a little gift for our 2 and half year old. Not to mention the cot, the highchair and the child gate for the kids safety. On arrival they welcomed us, introduced us to everything. They made us a cake and there was milk in the fridge. They provided us with plenty of verbal and written information on things to do in the area. Again they thought of everything, when they designed the place and there was even binoculars to observe the wildlife around. Of which we saw deer, rabbits, all kinds of birds, and we think also a wild pig. The hot-tub was great and Susan was constantly checking and testing it. The property had great views and was spotless. Definitely would recommend it and love to be back.

      Large basement with comfortable bed, large wet room and pleasant lounge. Car parking good and close. Good base to explore both Cirencester and surrounding area. Abbey gardens within easy reach. Serena very welcoming and helpful. Very quiet despite being very close to town centre. Great to have the town centre so close and easy to access. Cons As previous review stated accommodation is tired needs some TLC. Some electric switches are not good. Premises we found cold. Some kitchen utensils were left dirty by previous occupants with some plates and cutlery still having some food dried on. Difficult to turn off cloakroom taps as they dripped. Other Comments Kitchen very dark and small but served its purpose. Stairs as stated in description a bit steep and uneven. We enjoyed our stay despite the "cons". above and with a bit of TLC this place could be far better.
