A beautiful cottage, literally a couple of minuteâs walk away from the forest.
Loads of space for a large family or a friendship group. We actually spent all our time in the large conservatory and garden and only went into the front room/snug on one occasion, and the dining room a couple of times to play board games, but we were blessed with the weather and I imagine the living room with a very large wood burner would be amazing in colder months. The house was really well stocked, with everything you could possibly need for a comfortable stay; the owners even left us a bottle of fizz and a tub of choccies, which was a lovely thought. There were plenty of lovely quality toilet rolls too! I know this seems an odd thing to comment on, but so often we go to a property that has frankly cost a considerable sum, to be left with a couple of cheap rolls for the whole week! Bedding and towels were luxurious and smelled lovely and fresh and clean, and the beds and pillows were comfy. I personally didnât like the position of the bed in the master bedroom, as one side was against the wall - fine for youngsters with sturdy bladders, but middle aged ladies such as I, who need to get up for a pee, have to either wake up the other half, or clamber over them! A minor gripe, however, and one which wonât affect the majority of people! The garden was beautiful, and our dog absolutely loved it; he particularly enjoyed having cool shady spots to lie when it got too hot, but there was plenty of sun all day. It was large and completely secure, and there were a couple of relaxing sun loungers in addition to the garden table and chairs. We loved the games area with darts, pool and air hockey; our only tiny niggle was that it wasnât lit, so as these evenings are now drawing in quickly, we were unable to play as often as weâd like. The location is great, as mentioned previously, almost in the forest, and only 20-30mins away from beautiful beaches. The village centre is only 10 mins walk, and there is a great selection of eateries and all the usual shops you would expect/need. The Swan pub is literally across the road, and is good for drinks but many better places to eat in town (in our opinion). The owners were in contact and were very responsive, but as they had thought of absolutely everything, there was nothing that we needed. We chose this area randomly, based on the pictures of the house, and Iâm really glad we did, we had a lovely stay and would definitely recommend both the location and this specific property. Beautiful property and ideal location.
We booked the property as it states rear garden secure for dogs..... it is not. You can access the front garden from the rear garden down the side of the garage. Dogs can easily get under / through the gate. There were large gaps under the fence that need stock fencing as does the paddock fence to make it dog secure. There is also a metal farm gate in the paddock onto the road which a dog could easily get through. The house is beautiful and very comfortable and would happily return if the garden was made secure for dogs. I would have returned in November if this was the case. The shower rooms and bathroom were lovely but you do need a shelf / bath caddy to put your things on. There aren't any toothbrush holders or anywhere to put your shower gel etc. Could just do with these small things to make it more luxurious. Even toilet roll holders rather than loo rolls sitting on the cisterns? These are small points but I do believe valid. There is also no hoover provided which would be useful during the stay and was surprised that one isn't provided. The cooker was not clean on arrival and neither was the baking tray. The inside master bedroom door knob came off in my hand and I was stuck in the bedroom for a while before I could open it again. Doorknob needs locking onto spindle. One of the wardrobe doorknobs in the master also kept falling off leaving a sharp screw exposed. Would be nice if a discount was offered for 2 people just using one bedroom as this saves cleaning time and laundry costs? My only other suggestion is that you could provide a few more saucepans, it was OK for 2 of us but if you had full capacity of the house, it would not be enough. Please take these notes in the positive way they are meant as it might be worth looking into as these small adjustments would make a big difference. On the website it states a 3pm check in which I thought was great but the night before I got an email from sykes stating a 4pm check in? My last note. Upon arrival you really need a welcome folder with WiFi code, emergency numbers, nearest Dr / hospital / vet. Nearest and name of pub / shop / farm shop and postcodes. Interesting places nearby to visit. What to do on departure, stripping of beds, where to leave laundry etc as we only got an email the night before, from sykes.

Lovely warm comfortable property which ticked lots of boxes.
Not many places have all of the following... Space, comfort, cosiness, very good woodburner with logs supplied, great rural location, peaceful, private, fully enclosed dog proof garden, well equipped, dishwasher and washing machine, games room, extra large comfortable bed, great shower, amazing deep luxurious bath and a delicious homemade cake.. the list goes on. We had a couple of small hiccups which Cathy attended to fully and immediately. For us two things made it a 9 out of 10.We hate TV's on the wall and this one is particularly high up and very uncomfortable to watch. We like to watch a film in these dark evenings and it was difficult to get comfortable (we are 70 & 71) so maybe its an age thing. Also the Wifi wasn't very efficient during our week which may effect your stay. If you are going this time if year two things to be aware if are that in the dark its not that clear where it is from the directions(obvious in daylight). Drive on past the white barred gate and not through it like we did! Also you cannot park close to the property to unpack and have to take your things up in a wheeled trolley in the dark (so take a torch). Although this was a little annoying this soon passed on entering Russet and seeing how lovely it was. (TV aside) We had a very relaxing comfortable week and Cathy was lovely would definitely recommend.

We had issues with boiler throughout stay.
had to reset it several times a day to get any heating. this really needs looking at by the owner and its not acceptable for guests to have to keep faffing about with it as constant faults flashing throughout the day. there were pots left in dishwasher many of which were still dirty we found slugs in kitchen every morning- i know its an old house but some copper tape around kitchen side door would stop that. there were rats in the garden ( around the side)- we opened the kitchen side door near utility and we saw two in what looked like the old coal shed- you need to put something down to get rid of those. filthy stained bath upstairs which was unusable- no one wanted to sit in it. the slope down from gate to conservatory covered in slime so one elderly person in the group slipped quite badly walking down it the shower room downstairs basically flooded whenever anyone used the shower- needs a longer shower screen or some kind of run off point. trying to get in and out off the main road was a challenge in the cars. sorry all so negative but for what we paid we expected a better maintained holiday house- all the ones we've rented from Sykes in the past have been perfect. sadly not this one.

Four families came to celebrate our silver and my sister's Ruby wedding anniversaries.
The two separate cottages and barn accommodated all 11 of us, with the use of two put-u-up settees. We used the dining and kitchen area of one of the cottages for the children to eat and it meant that there was still some living space for other adults wanting a retreat! The children loved to watch the farm animals, but were a little wary of the dogs! Each cottage is well equipped as is the barn, with TV's in the cottages but not in the main barn. The barn area has a lovely long table and benches allowing us all to share the days activities with our meals, but perhaps one small point is that sitting 8 adults on the sofa was a bit cosy! The position of the cottages gives you easy easy access to the sea and all that you find in the New Forest. The owner provided an additional service of a three course meal to end our celebrations, which I would highly recommend. This was a perfect retreat for a lovely family celebration. Thanks to Cathy, the owner for all your help to make this a most enjoyable stay.
