      Hi, To say that you house is “well maintained” is stretching the truth I feel.

      Your house has the following issues: 1. An open fire but no gloves for the door handle that gets very hot – health and safety issue. 2. You advertise a BBQ – there is an old kettle style BBQ with broken legs that sits on the floor in the gravelled area of your garden - false advertising. 3. There was a previous guests or your own dogs poo bag (full) in the garden on the steps to the decked area – health and safety issue. 4. There is black mould growing on the wall / ceiling in the downstairs bathroom, see attached images – health and safety issue. 5. There is black mould growing on the blinds in the downstairs bathroom, see attached images – health and safety issue. 6. There is black mould growing on the shower head in the downstairs bathroom, see attached images – health and safety issue. 7. There is black mould growing on the blinds in the “family bedroom” upstairs, see attached images – health and safety issue. 8. The pull out bed mattress is riddled with stains – cheap owners / poor management. 9. The double bed mattress is riddled with stains – cheap owners / poor management. 10. The washing machine drawer is full of black and orange mould, see attached images – health and safety issue. 11. The shower water hose in the family bathroom upstairs was covered in orange mould slime – cheap owners / poor management / health and safety issue. 12. The shower head in the family bathroom was covered in black mould, see attached images – health and safety issue. 13. The master bed was not made up (this is a repeat complaint from earlier in the year, are you so cheap that you only keep one set of bedding for this room?) on our arrival – cheap owners / poor management. 14. The windows in all of the upstairs rooms show signs of having blown / seals have gone allowing water and wind ingress – very cheap owners / poor management. 15. The double plug socket behind the door in the family bedroom is broken, this should not be in use yet it was available to use – health and safety issue, cheap owners / poor management. 16. Double plug socket in family bedroom covered by bedding and mattress with a lamp plug in it and turned on – cheap owners / poor management, health and safety issue. 17. Cleaners cupboard stank of damp – cheap owners / poor management, health and safety issue. 18. Broken chair in decked area – cheap owners / poor management. Your house has had most of these complaints before so I should not have been surprised! I guess some people never learn do they. I will be seeking a full refund from Sykes and Mastercard. No wonder your feedback email address has been cancelled!

      We went for 3 nights We went for 3 nights.

      A family of 10 adults and 6 children. Lovely home size wise perfect. Location was easy enough to find. Contact from the owner was really good all info sent across early so we knew what was going on and open communication was great via WhatsApp. The issues we had were: 1: cold water showers!!!!! Yep 3 out of 16 had hot showers each day and the rest had cold. There was one electric shower in the house which was really poor considering there were two other bathrooms. 2. When we arrived the windows had been left open and this meant the carpets were wet with rain. 3. The front lounge carpets really do smell bad and it’s very obvious. They could really do with a wash or shake n vac. The rest of the house inc the bedrooms were all fine. 4. One 4 slice toaster…. Breakfast time was a nightmare really could do with two toasters. 5. Having to bring ALL your own essentials as you only get half a toilet roll and minimal hand soap in each bathroom. Really for the amount this property charges that was a basic. 6. Bringing all your own towels. We paid close the £4,000 for this booking and booked early to avoid disappointment but the price for the property was £3,000 ish for 7 Nights the week after we left which was super disappointing to see. But to pay that money and the owners can’t even put 20 towels together is a real shame. 7. Thinking of having a BBQ? Don’t it was left filthy and no chance we would cook on that. 8. The cleaners aren’t great lots of house spiders and bugs in the corners. These of course aren’t even big things that honestly can’t be fixed for a much better experience. To be told explicitly on booking too no early check in or late departure not available is a shame. We were like the home alone crew in the morning trying to be out for 10am. Overall a first time in a cottage and disappointed to be honest and no discount or reimbursement for the poor shower situation. It was raised with the owner and he said there is one electric shower installed the week before in the main bathroom so they’re clearly aware it’s an issue and there’s info about the tank but it’s not adding up on any of the days we were there it seems as though they have a control to switch the hot water off. To then be told the water tap was left on when no one was home is a poor excuse.

      We had a lovely stay at the Orchard and would definitely return.

      Contrary to older reviews, the house was really clean and comfortable. There's a lot of space around the whole house which is really well laid out. We were also fond of the very well equipped kitchen. The hot tub is a welcome addition to the house and we liked the fact that the owners give visitors full control over temperature, something which often doesn't happen at other hot tub equipped properties. It was also fresh water when we arrived showing care and attention from owners/keepers. The only possible critique I can offer on the property and Sykes service: - When we arrived, there was a lot of dog faeces in the garden. With young children, this is an unwelcome sight. This is not necessarily the responsibility of the cleaners but more of a sad indictment of many dog owners today. However it should be checked before new customers arrive (perhaps an additional deposit for dog owners which is not returned if cleaners have to pick up round the garden?) - The shower in the main en suite seemed to be faulty, it was either scalding hot or freezing cold and requires attention. Other showers worked fine if a little underpowered. - We appreciated being able to check with the house keeper if we could access the property early on check in day, however the 0930 departure time is a little early compared to anywhere else we have stayed. Trying to get the whole family ready, out and house tidy by that time is not impossible but more difficult.

      The ground floor bedroom was dissapointing as it wasn't clearly listed so it was a surprise that there wasn't access to an opening window and there wasn't any hanging space for clothes other than the back of the door.

      The downstairs bathroom however was lovely. The middle floor and top floor where really comfortable and the kitchen was well equipped. Generally the property was clean however it could have benefited from a more thorough clean in some areas. The worktops behind things like the bread bin were grubby, both tables needed a wipe before using and some of the mugs, glasses and plates needed a pre-use wash. There wasn't anyway for us to leave our rubbish as the outside bin was very full. As the bins aren't emptied weekly it might be worth the cleaners taking some rubbish elsewhere? There appeared to be a recycling box missing as there wasn't one for cardboard. The house is in a perfect location and we had lots of time on the beach swimming, walking and kite flying. We had a great day at Abersoch beach and another at Glasfryn Parc. Caffi Largo was great for a breakfast treat and we had very good fish and chips from Allports in Pwllheli. Becws Islyn bakery and Spar Market were great for supplies. Thank you for the welcome treats. The Bara Brith was delicious and we left the wine for the next guests as we're not wine drinkers. The beach supplies in the cupboard downstairs were great and it was handy having access to a washing machine.

      Lovely, large sized family house with great equipment for children.

      Trampoline and hot tub provided hours of fun. The kitchen was well stocked including children’s cutlery and crockery. A small supply of tea, coffee and sugar would have been great and maybe a bag of wood for the fire. Also the lack of towels was a big let down for us. The children’s bedroom was great and overall comfortable enough but I think the house could do with a bit of tlc, the walls were really quite dirty and there is damp around most of the windows. The window around the attic room had toilet roll stuck in between the seal, I assume to prevent a draft. The technology in the house sounded great but it was actually a bit annoying with the lights coming on automatically, meant you ended up waking other members of the household when going to the toilet and lights were on unnecessarily. There was also quite a strong smell of damp in the living room, possibly from the ac unit. The tiles in the main bathroom need a good scrub as they’re covered in mold around the shower. The carpets are quite grubby. It’s a lovely sized house but could really do with a spruce up and a deep clean. I think for price paid it requires an extra pizazz.
