      On arrival, the kitchen had dirty splash back (coffee stains up the wall under the window), grill pan had cheese & crumbs in, 2 partly used containers of milk were in the fridge, one floor plank had slid & there was a 2” gap between planks.

      Kitchen window (left) latch was loose. Dried food was left stuck on dining table. Large duvet was lying in the bottom of the pantry. French doors by the wood burner/ sitting area wouldn’t shut (we looked at the handle & noted there was no locking mechanism, this meant the lodge was not secure. The En-suite shower in main the bedroom had 1/2 used toiletries in the shower which looked dirty (black & orange marks on the floor), also the shower curtain was orange/brown on the bottom 25%. In the main bedroom 4 pillowcases had been left draped over the television, we put them on the pillows. There were cobwebs throughout the property & the skirting boards were covered in dust. The WiFi hardly worked & it was only possible to get 3G. We certainly didn’t expect to have to go out to get any connection. We felt disappointed & think the lodge is tired. The lodge was a perfect size for us with a 94 year old in tow. We loved the location & the setting of the lodge. The Barnsdale Hotel was conveniently situated for meals & refreshments, and use of the WiFi.

      Ticencote Lodge was all that we had hoped and expected it to be.

      The furnishings were country casual style/design and the overall finish was most attractive. The living,dining, eating area was well served with plenty of cupboard space, an area for shoes and coats and overall very well appointed. Having the lodge within a few minutes walk of the lovely Barnsdale Lodge Hotel was the best of both worlds. Somewhere to pop across for a drink before cooking in the kitchen at the lodge but with the option of dinner at the hotel that we enjoyed on a couple of occasions, one being Sunday lunchtime. Unlike a hotel room, the lodge meant with only the two of us plenty of space to stretch out, a bathroom and shower room meant no sharing needed! The area of Rutland Water is beautiful and we enjoyed a relaxed week in delightful surroundings. We almost never return to the same place twice as we love to discover new areas but I have a strong feeling that we will aim to return to a Rutland Reatreat lodge at a different time of year.

      Our lodge, Seaton, was one of the collection of the retreats at Barnsdale Lodge and it was wonderful.

      It far exceeded our expectations and was larger than it appeared in the photos. The collection of Lodges is a lovely country retreat in an ideal location for exploring Rutland. We walked around the reservoir and enjoyed meals out in nearby Oakham. We enjoyed spa treatments at nearby Barnsdale Hotel. The Lodge itself is very well equipped and would be perfect both in summer, with doors opening out in to a tree enclosed grassed area with sun loungers. We were there in the rain and it was nice to cost up with the log-burner. Only two tiny bits of feedback - for such a well equipped property it was odd that there was no coat hooks. And also I would have expected some of the soft furnishings - cushions, headboards etc- to be removed in Covid times.

      We stay in one of these lodges nearly two years ago and it was very smart and clean.

      This time we were forced by you to pay an extra £330, more than we have ever paid for a lodge. It was not very clean , the windows were filthy, the hot water tap didn’t work, the whole place looked tired. At the weekend the three lodges next to ours had been booked for a fortieth birthday party, guest arrived for the party and parked cars everywhere, we even had a camper van parked at the front of our lodge. There was another birthday party in one of the other lodges the same weekend. Very disappointing when you are expecting a nice, quiet and relaxing break. Our opinion was shared by other guests that W spoke to. All in all we feel very disappointed with the way we have been treated by Rutland retreats and Sykes holidays.

      The Brooke is secure, safe, lovely location - perfect for us.

      It was a quiet well designed site giving privacy and peace amongst wildlife. The eco-house was spacious with plenty everything you need and other attractive design features. The two small paddocks were perfect to give a quick lead walk to the dog at each end of the day. On the surface it looked clean and well equipped. Our dog found a pair of a previous guests shoes under the coffee table - this area had not been cleaned for a long time. Apart from that we had no complaints and a perfect retreat from busy lives. The proximity of the hotel was convenient for meals which like everything else was of the highest quality. We would highly recommend the site for adults as a base for this fantastic area. Thank you.
