About this property

Balmoral House is a stylishly furnished and well presented pet-friendly Grade II listed duplex apartment. Situated in a popular residential road, the property enjoys delightful views across the River Dart and is within a short 5-10 minute walk to the centre of this historic town.

The front door leads into the entrance hall and into the dining room with a solid table and seating for six. The elegantly furnished lounge has an attractive period fireplace and offers lovely river views and is furnished with two large sofas and a matching footstool, flatscreen TV and DVD player. The modern well equipped kitchen is accessed from the dining room and there is a separate utility shed on the terrace.

There are two spacious en suite bedrooms both on the first floor. The master bedroom enjoys outstanding river views and is furnished with a wrought iron framed double bed and wall mounted TV with an en suite shower room. Bedroom two has two single beds (which can be zipped together to create a super-King bed), a flatscreen TV and en suite shower room. There is also a further family bathroom and cloakroom.

Outside, the property has a spacious terrace and raised deck with table, four chairs and two sun loungers.

A parking permit, for one car, is provided for use in the Mayors Avenue public car park in the town centre.

Dartmouth lies on the banks of the beautiful River Dart in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the stunning Start Bay coastline, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many popular events such as the annual Dart Music Festival, Dartmouth Food Festival and the Port of Dartmouth Royal Regatta. This historic town boasts interesting landmarks, such as Dartmouth Castle, the Britannia Royal Naval College, and the National Trust’s Greenway House just a short ferry ride away. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through the rolling countryside to Paignton is a must, and so is a boat or ferry trip across to Kingswear, on to Brixham, or down the river to the village of Dittisham. For those seeking sandy beaches, there is a wide choice in the South Hams area such as Blackpool Sands and Slapton Sands, both extremely popular beaches just a stone's throw from Dartmouth.

An outside utility shed houses a washing machine and tumble dryer.
The living room has a flatscreen TV, DVD player, Roberts digital radio, period fireplace (coal fire is decorative only).
Both bedrooms have wall mounted TV's.
Baby equipment: A high-chair, travel cot and stair-gate are available on request.
Spacious terrace and raised deck with table, four chairs and two sun loungers.
A parking permit for one car, is provided for the Mayors Avenue public car park (subject to availability).
Gas-fired combi boiler for Central heating and hot water.
One well behaved dog permitted.
Please note that access via Above Town is narrow with a 6' width restriction in place.

    Beautifully decorated and very comfortable. Views are stunning from the property. Everything you need. Parking - received a parking permit for length of stay to use in the carpark in the town harbour which is 10 min walk to property. You can drive up to property to drop bags off but the road is extremely narrow. There is a turning point half way along the narrow lane. The property is at the top of an extremely steep road (33%). Then at the property there is a bit of a climb up 14 steps but these aren't steep. The property and views are worth it.
