Beautifully decorated and super clean - but this is not a cottage, it is a basement flat.
We would never have booked it if we'd understood that from the description given on the website. The flat is built into the hill beneath the hosts' busy home and the two bedrooms are dark and cold - they did provide a dehumidifier for the damp in one of them and extra blankets which were needed in AUGUST when we visited, though our daughter still had to sleep in her fleece it was so cold. As both bedrooms are partially underground they have very little natural light and only one small window in one wall above head height - which opened at foot level of the hostsâ own garden so we had to keep the blind shut as youâre completely overlooked. Same at the front of the flat where you're eye level with the hub caps of up to 4 vans and cars parked right outside coming and going daily during our visit - until the second week when the hosts asked us to park in the next street so they could resurface the driveway for the next 2 days. Clearly work that had been planned in advance and should have been forewarned when booking. There were positives: lovely shower room, big squishy sofas, really well equipped kitchen and cakes, milk and eggs provided on arrival. Sadly this did not make up for the misleading description which does not make clear that this is a basement flat and there was no privacy or peace and quiet - which was what we really wanted. The hosts did say when we arrived that they had family staying with them but I'm not sure they realise that every footstep, toilet flush and children running up and down goes straight through the ceiling into the flat below. If you are used to people walking around above you and donât mind people walking up and down right outside every window, youâll be fine. We were very disappointed and had we not endured a 400 mile drive to the property would not have stayed after seeing what it really is when we arrived.

The property is a lovely place to stay .
Its well positioned for access to the southern Lakes and the Cumbria coast for walking and the Dudden Estuary is a good place to bird watch on the incoming tide when the waders move close and closer to the shore. There's a good chance of finding your own bird rarity here as the estuary seems to be under watched. I was shocked to find that the inland side of Hogsbarrow RSPB is inaccessible as a chalet and caravan park takes up the shoreline preventing access. Inside the property is bright and airy and the first floor conservatory is a great place to sit to watch the estuary with good birds from the window. In general the place is very well equipped with a good heating system , comfy beds etc, easy to use washing machine and tumble dryer. There is plenty of space, we did not feel cramped. My only gripes are with the kitchen equipment. The fridge is very small. We did a big shop on our way to Haverigg so that we had food for the week, and the fridge was overfull , and there are only two of us. I don't know how you'd store food for 6 people, which is the maximum number of occupants. Utensils wise, no potato peeler, no lemon squeezer. A wok type pan would have been very useful. Otherwise great. I don't know why a microwave was taking up scarce worktop space when the worktop multi cooker acted as a microwave, oven and grill. Its a great place to stay! Go for it.

On arriving we were very disappointed to find it was like arriving into a dirty run down area not what we were expecting, now we know why the photo is of the back of the property.
Inside the pots and pans were awful dirty and scratched, there was no way I was going to use them. The underneath of the sofas had sunk so they were very uncomfortable. The table and chairs on the balcony were very unsafe my husband sat on one and it nearly collapsed and he fell off hurting himself. There was an owners cupboard but all the draws were full of sheets and towels so you couldnât use them to put your clothes in. I thought thatâs what the owners cupboard was for. The oven idea is not the best takes to long to work how to use it . It says that 6 people could stay but it only has a little fridge with ice compartment we struggled and there was only 2 of us. It looked like the owners had moved out for the week so they could let it. All the information about the area was out of date, there was no information about the property itself until we found it stuffed in a cupboard covered in sand which we cleaned and left on the table for the next people so at least they would have a WiFi code. In our opinion the owners are not checking their reviews very well and not checking up on the job the cleaners are doing as it is not good. We would not recommend this property to anyone with older dog as our 13 & 15 year olds struggled with the stairs . On a positive the bed was comfortable and the bath was a good size.

Harbourside House, Haverigg is a great property in a great location in Cumbria.
I picked this house as it's at a beach and river estuary and perfect for bird watching. There's also an RSPB site a ten minute walk away. The village was adequate for our needs with a lovely pub The Rising Sun. The shop was reopening on the day we left having been shut for a few months. There is a scruffy Post Office but we drove a couple of miles to Millom for our supermarket shop. The house was the best we have stayed in for a while. Spotlessly clean, had everything we could possibly want with an amazing conservatory on the first floor with views across the waters. My idea of heaven. The open plan living accommodation on the first floor was cosy comfy and warm. Plenty of kitchen equipment and the stand alone combi/oven was soon mastered for our meals. Our dogs loved the location too with plenty of walks on the doorstep. The owner has provided lots of local info and books. Plenty of local trains nearby to enable planned walks and train journeys back. People were very friendly in the beach cafes and local establishments. All credit goes to the owner for this house Sykes, however Teifi House, Cilgerran has still left a nasty taste and that I won't forgive you for, knowing that the reviews you decide to publish are chosen by you are not accurate accounts of the properties.

Harbourside House was a lovely base with truly spectacular coastal views, including over the small harbour/river inlet, where we were lucky enough to spot a Kingfisher from the conservatory, which is set off the comfortable lounge!
The kitchen is well-equipped and is open-plan with dining and living areas! We couldn't fault the accommodation except it would have been great to have a Kingsize bed in the main bedroom on the top floor that also has stunning views! The stunningly beautiful beach was a moment's walk from the house, where we took our dog, Toby, daily for walks and runs â the beach stretches for miles to explore, and we were lucky enough to have good weather for the week with even a couple of sunbathing days. We found the locals in Haverigg exceptionally friendly and the village offers a great fish & chip shop and a reasonably well-stocked small supermarket/Londis. The one downside is that there is nowhere really nice to eat in the village itself and the Harbour Hotel/Pub-Eatery very near the property did look pretty grubby from the outside so it wasn't enticing to try! We always stay in The Lakes when we come to Cumbia and Windermere/Coniston etc are about a 40-minute scenic drive so are very accessible for visiting which we did for a couple of the days out. All in all a very relaxing break and were very pleased with our choice of accommodation! Thank you once again to Sykes Cottages; this is our 3rd successful holiday with you â arrived on 17th September 2021.
