Had never used a cottage holiday let in the past so had no real idea what it would be like.
To start with, the owner Frances called a few days ahead to see if we needed milk put in the fridge. She also offered the use of a dog bed and food bowl. This I was not expecting so off to a good start. The cottage itself was superb. Frances had left notes to explain how the TV and free view box work, how to work the key safe, and to explain she was having issues with the broadband but offered the use of her house system if needed. There was just about every tourist information leaflet you could possibly need along with a selection of books, DVD's and CD's. The kitchen was extremely well equipped and probably had more things in it that I have at home. The bathroom is superb. Very well appointed with underfloor heating and loads of room. The shower was great and the towels were top quality too. The bedroom is ample big enough with loads of wardrobe space. The white decor helped it have a lovely bright airy feeling. The cottage is up a narrow lane which was quiet, and only a ten minute or so walk to the city centre. Frances had left a welcome basket with chocolates, oatcakes, ground coffee, apples, Apple juice and olives. While we never used any of this the offer was certainly appreciated. So to sum up, Garden Cottage is a superb holiday let being very well appointed and providing everything you could possibly need. Great central but quiet location improved by having a very considerate owner. We would certainly go back again.

The cottage was very clean, well equipped and comfortable.
It is step free access and throughout with central heating and under floor heating in the bathroom. The owners who live next door were very friendly and helpful and were regularly on hand to answer any questions. The cottage is located on the edge of Perth, with plenty of attractions including Edinburgh within an hours drive. There are many things which are within walking distance for dogs including dog friendly cafes in Perth. The town has supermarkets, bars, restaurants and shops which are within walking distance. The town has lots of disabled parking if needed. Many reviews comment on the narrow drive. The initial access is a private drive which only one car can fit through at a time but I didnât see another car on there during the week. I managed to get into the drive with an estate car large enough for 4 people, luggage and a Labrador. The drive is essentially an S bend into the cottage with a large area to turn around at the top. It is easily accessible for anything less than a minibus, which would still probably fit with care. I would highly recommend this property and we have every intention of going back.

To start with the road down to lodge was very very bad masive holes everywhere when in side it wasn't very clean bedrooms on top floor had blue bottles flys and even under the mattresses on bed base had dead flys.
The kitchen was the only room for gatherings as drawing room was cold and absolutely smelt of smoke from the log burner, this was even before we lit it,when we did light it smoke would would enter the room therefore not being able to use as several of our guests are severe asthmatics, heating was very hard to work, after a call to the caretaker will finally got it on but radiators wasn't very hot, the main bedroom had no heating at all and was very cold.We had a power cut Christmas eve and yes I know these things happen but we had no candles or torches in the house therefore had to go out and buy some.We were looking for a hoover after no luck we contacted the caretaker again and was told it broke and they would get one out to us by the middle of the week only a small tv in kitchen area and no dvds for the children to watch, furniture was old and ripped and needs replacing ,wouldn't say it wasn't worth how much it cost. wouldn't recommend this property . Very unsatisfied with this property.

The cottage is in a central location, only a ten minute walk from the town centre (albeit up a steep hill).
Very quiet and dark at night so no light pollution.Although only four rooms, including bathroom, the cottage is a long house and therefore feels spacious. Fantastic shower room with underfloor heating, quite newly fitted I would guess, large shower cubicle adapted for the elderly. A well equipped kitchen, plenty of storage space. The main thing to note is the access and parking, the lane is narrow and the entrance is quite tight if you have anything larger than say a Peugeot 308, a Citroen C4 Picasso, a Ford CMax. The surrounding countryside is, or course, magnificent and if it's your first visit there is something different to do every day - walking, shopping, theatre & concerts, heritage sites etc.etc. Don't be put off by the weather either, Perth is one of the driest places in Scotland - a week in January and not one drop of rain and never below 8C during the day. We would definitely go back if possible.

We loved this house, it was much better than we expected, the rooms were all lovely and clean with plenty of space and comfy beds and lots of bathrooms made our stay really pleasant.
We used the dining room a couple of times and it was brilliant to have such a large table and space for everyone to sit together. Lots of fridge and freezer space was great, and the kitchen is definitely the hub of the house. The outside area was great too, and we made use of the BBQ and outside seating area, the garden was nice and clean and tidy and the views over to the west were absolutely stunning in the evenings. My only points to feedback on are: 1. The bird poo, we loved watching the birds going in and out of their nests but there was a lot of bird poop on the windowsills and balcony. 2. Could do with some more space in the kitchen for storage, maybe consider moving all the big dishes from the tall cupboard into the welsh dresser leaving more space in the cupboards for food storage.
