A Stunning Sandstone Retreat on the banks of the River Coquet

The Boathouse is a delightful retreat situated just behind the banks of the River Coquet in medieval Warkworth Village. With the foot of Warkworth Castle just behind you, four great pubs around the corner and the golden sandy beach just 15 minutes walk away, you'll be able to leave the car behind and explore everything on foot.

Sleeping up to 7 guests and welcoming one well-behaved dog, The Boathouse is situated in a peaceful spot not on the main road through Warkworth, instead with the pretty riverbank just 20 yards away. Take a bottle of wine down with you and watch the river flow from Amble downstream, or spot the various resident Herons on the other side of the riverbank take flight and land graciously on the calm river water.

The Boathouse is single storey and provides the perfect accommodation to entertain. The large lounge and several dining spots work perfectly in this spacious home, and the huge wood burning stove adds extra ambience in the cooler months.

Enjoy a tipple or two on the Mediterranean-inspired patio terrace, with several options for alfresco-dining or enjoying a solo morning coffee listening to the river and its various wildlife throughout the day.

Overview

The large lounge is perfect for hosting and entertaining, with comfy leather sofas centred around a huge fireplace and a huge dining table that seats up to 8. The kitchen is bright and airy, with all the appliances and extras you could need to cook up a storm.

The Boathouse has a stunning patio area that has been lovingly planted and furnished to make the most of the sunshine. There is a private parking space for either 2 small cars or 1 4x4. Additional parking is public and just opposite the house. Free Wi-Fi as standard, 1 dog welcome and guests age 16 and over welcome. Underfloor heating throughout.

Entrance

The entrance to The Boathouse is impressive. Walk through the pretty furnished patio and arrive at a huge glass apex with French doors leading into the spacious hallway. Bedrooms are on your left and the living space on your right.

Lounge/Diner

After meandering down the corridor you will open up into a huge lounge, with exposed beams above and windows on south and east elevations, plus French doors leading out to the patio. A choice of two leather sofas and two armchairs centre around the statement fireplace with a wood burning stove (initial supply of wood supplied between October and April). The large Smart TV is fitted above the fireplace and has access to Sky basic package and Netflix. There is a sound bar beneath the TV and Bluetooth speaker. The dining table seats up to 8 guests on 4 chairs and 2 benches.

Dining Kitchen

This bright and airy room is fitted with a light coloured kitchen and granite worktops. There is dining in the kitchen for up to 8, so you can choose where to dine between here and the lounge. The kitchen contains an American-style fridge/freezer, electric range oven with 7-ring gas hob, dishwasher, 4 slice toaster, kettle, Tassimo coffee machine with small supply of pods, microwave oven and plenty of work surface space. There is a regular large flat screen TV wall mounted above the dining table too.

Utility Room

This handy room is great for dogs to sleep at night. It contains the washing machine, tumble dryer, sink, storage space and access out to the back gate which leads onto the riverbank. The refuse bins are stored along this little path outdoors.

Main Bedroom

The largest room and located to the south wing of the house, this bedroom contains a double size bed (4ft 6" wide), dressing table, wardrobe and fitted wardrobes, plenty of storage and views out to the patio. Hairdryer, luxury bed linens and fluffy towels provided.

Bedroom Two

This bedrooms contains a double-size bed (4ft 6" wide), fitted sliding mirrored wardrobes, dressing table, tallboy and French doors leading out to the patio. Hairdryer, luxury bed linens and fluffy towels provided.

Bedroom Three

This bedroom also contains a double bed (4ft 6" wide), dressing table, sliding mirrored wardrobes, drawer space and a view onto the patio terrace. This bedroom has access to the Jack and Jill en suite, which contains a walk in shower with rainfall head and attachment, sink with mirror above, WC and heated towel rail. Hairdryer, luxury bed linens and fluffy towels provided.

Bedroom Four

This snug room contains a full size single bed, wardrobe, dressing table and drawer space. This is the other bedroom with access to the Jack and Jill en suite, which contains a walk in shower with rainfall head and attachment, sink with mirror above, WC and heated towel rail. Complementary toiletries provided. Hairdryer, luxury bed linens and fluffy towels provided.

Family Bathroom

The family bathroom contains a stand-alone roll top bath with attachment, sink with mirror above, WC and heated towel rail. Additional storage and complimentary toiletries provided.

Patio Garden

This Mediterranean-inspired patio garden is a real treat for The Boathouse, making the most of being so close to the riverbank and the wildlife. There is dining seating for up to 7, cafe-style table and chairs for 2 and 2 additional patio chairs for 2. This beautifully presented area is ideal for enjoying a morning coffee and catching up on the days news, or dining alfresco with the family.

Parking

There is a small parking area at The Boathouse, which is big enough for 2 small hatchbacks or 1 large car. Additional parking is opposite on the riverbank in the public parking bays. There are no car parking charges in Warkworth.

    Absolutely brilliant! We would not stay with anyone else in Northumberland. For us its the layout, large sociable space and outdoor area that appeal to us. The scones, bread, butter and milk in the welcome pack were great.
