      First time, I booked a holiday cottage without reading other customer reviews.

      So when I got back home, I promised to write one, so that others can benefit. Purely based on property photos and description provided on the sykes website, I booked it. The cottage looks and feels 100% like the photos and description on the website. Lovely old slate cottage from the outside with traditional interiors inside. It was very clean, cosy, comfortable and very functional (modern). It is maintained to a very high standard and the owners have done a fantastic job of furnishing it and their attention to detail was amazing. You cannot beat the location, it is just behind the Porthmadog harbour, the heritage train station and walking (5 mins) distance to a number of pubs/eating places and the town center for super markets (Tesco, Aldi, Lidl). We reached the place in the middle of the night and got lost due to following the sat nav only. I suggest you follow the Sat nav instruction to a point, after that pls follow the instruction provided by the property owner, you would make it easily. We spent a week here and explored the North Wales and Snowdonia national park, drove to most places and spent the day outside, but we very much looked forward to coming back to the cosy cottage to spend our evenings in the warm lounge, rest in the cosy bed in the night and wake up to a hot power shower in the morning, We felt home away from home !!! I highly recommend this place for families visiting Wales.

      The cottage is in a good location.

      Only 10 minutes walk on the flat to the beach and the pub! The beach is dog friendly all year and there is sand even when the tide is in! The instructions to get to the house should be updated to say go down beach road and its the first left as the postcode on Sat nav doesn't take you close to the house. The house is spacious with room for 8. The rooms were all a good size. The main room as really nice on its own floor. There are two gardens one near the house which is fenced in. The other is near the hot tub and wws open. The hot tub is good and really big. The games room is brill as well. Neighbours are really friendly as well. A few things that could have been improved...The house could do with a bit of a decoration update. The main bathroom could do with an update of tiles and shower to make it a nice walk in shower. The dishwasher was rubbish at cleaning the glasses. Also could do with making the hot tub more private as it's open to the road, a screen would help. The conservatory leaked when it rained from the middle of the ceiling. We really enjoyed the holiday and the house.

      Overall, we had a great stay, however there are a couple of things I think the owners should be aware of.

      The location and accommodation was great, and suited our needs perfectly. Showers - both showers were hopeless. The temperature control is either cold or scalding, with very little inbetween. The water pressure is also poor. When you've been out walking, or even just in the hot tub, you want to come back and have a half decent shower. This is the main thing that would prevent me booking again. Cooker - again, this was hopeless. Everything took so long to cook, which for a family of 6 is less than ideal. Finally, the cleanliness - there were cobwebs/dust in the top bedroom and bathroom. However, all of that said, we had a great half term. All of the beds were comfortable, and the hot tub and games room were well used. We played lots of games at the big farmhouse table, which was great. Having the beach so close was such a treat, and would be awesome in the summer!!

      We booked this property to be near Black Rock Sands and have a hot tub.

      We received a phone call on our way saying the lid on the hot tub was broken and someone would be coming to fix it. No one turned up and the water went colder so unfortunately we couldn't use it. It is also a bit open we would prefer it to be a bit more private. The property is lovely in a nice location. It was clean but could do with being re-decorated, still has borders and patches where things have changed and looks like there has been some leaks in places. It would be also better to have a wardrobe or rail to hang clothes up, only drawers in all bedrooms. The Sykes advert says space for 3 cars but it is only for 2 which was fine for us. We did have a good holiday and the property is nice in a good location.

      The Boathouse was absolutely amazing with breathtaking views. The property was perfect in every way. It was beautifully decorated and well equipped with high quality furniture and equipment in the kitchen.The property was very comfortable with lots of room for everyone. We loved every minute of our stay with our children and grandchildren. Fantastic memories have been made here The location was fantastic round the corner from all the amenities. The host Wales Cottage Holidays and Jane were both very good communicating with me, I fully recommend you to book with them.
