Original cottage we booked in N Yorkshire became unavailable due to a leak and Sykes were very quick and helpful in finding a number of possible alternatives.
We chose Bryn Ffynnon in Wales. We found the area really enjoyable with excellent walks on the Welsh Coastal Path. There are some very good beaches close by such as Whistling Sands which has facilities and free parking if you are a NT member. Coastal towns vary but we enjoyed Porthmadog particularly and then Abersoch. Portmeirion of course worth a visit and there is some good walking in the wooded areas with views across to Porthmadog. Bryn Ffynnon was comfortable and very well equipped. The old part of the house has the bedrooms, bathrooms and snug and the extension is a fabulous and large kitchen, diner and family room with extensive views towards the sea though the hedgeline does impact a little. There is a good log burner in the snug. The central heating is controlled by Hive in the kitchen (it doesn't get a signal in the old house) and the kitchen is warmer than the rest of the house. We found it best to turn down the radiators in the kitchen and turn up the temperature on Hive to get the snug radiators to work well. Games room with pool, air hockey and darts provides fun and the hot tub relaxation. The hot tub lid is heavy and a bit awkward so be careful, an area for improvement. Also note you are expected to check the hot tub water yourself (not sure the test strips were in date and they only had three test tabs whereas the comparison chart on the tub showed four) and then add chemicals appropriately. You do need to read the instructions on the chemical tubs carefully. For anyone who finds stairs difficult the access from the drive to the house is flat and there is downstairs bedroom with ensuite. Wife says BEWARE no hair dryer.

The property wasn't as advertised in that there was no king sized bed (property description has now been rectified after someone was sent to measure the bed!
). We received a small amount of compensation for this error. On arrival the property wasn't as clean as we would expect, lots of cob webs, dead spiders and dust in areas around the house. We had to vacuum. The space is good, lounge fine, kitchen could have more oven trays etc but generally OK. No clothes airer so difficult to dry towels or out door gear if unable to use outdoor line. Hot tub fine although all outside furniture is left to the elements so be prepared to clean it down if you want to sit on it. Garden nice and tidy, good size. Bedrooms ok other than incorrect sized bed plus the mattress in the front room is like something from victorian times with uncomfortable and very noisy springs. If you have a big car I doubt you'd get another on the drive and beware as the roads are extremely narrow and if anyone parks opposite the gate you may struggle to get out. Nefyn itself has good and bad points, some of it is run down but it has a good Spar shop, lovely meals and welcome at the local Hotel down the road, Indian was fine and pizza/kebab shop was good. The real star is the beach which is reached down a steepish hill and is just lovely. There's a lovely cafe, beach huts and dog friendly on one side. The water is clean and clear with safe swimming. Overall disappointed with what we got for the price paid for the accommodation.

Our 3rd holiday to Wales this year and we were looking forward to staying in the barn.
A lovely quiet location, stunning views over the beautiful countryside and room sizes are generous. However, we felt a little disappointed with the barn and overall felt it was tired and needed some attention and this holiday had cost significantly higher than the previous ones. The rusty old bbq looks so sad and neglected. The sofas had stains on them. Lots of cobwebs on the beams in the lounge/kitchen and bedrooms and by the doors. Not had a full dusting in a while. Place mats had seen better days. A toilet roll provided in each bathroom, thereafter buy your own. Mattresses were soft and you could feel the springs in your back. An issue with the upstairs towel rail which only had two bars working, the owner attended, then none came on and we requested further attention which did not materialise. The point of a towel rail is to dry towels, but they became damp and musty. Before leaving guest are to put the bins out, strip beds, gather up the towels, empty the woodburner of ashes. Really? this detracts from the holiday and enjoyment as a guest and the price paid should cover this service. We have had many holidays over many years and never once been asked to strip the bed. The timings on the information sheet just crossed out rather than a new sheet put in and this looked poor. Attention to detail is important.

What a find this property was,it was like a Tardis,with big diner/kitchen,utility room and everything you could possibly need for cooking if you wished to.
The bedrooms were all of ample size,in fact 2 were really big and shower in bathroom was so powerful.The garden complete with hot tub and views out to the hills was a site for sore eyes.Huge Magnolia tree on the lawn and beautiful shrubs with plenty of furniture to sit out.There were lots of lights around the garden which you could have on of an evening too.The photos of Rowarth unfortunately nowhere near do the property justice. The property was perfectly situated and so an easy stroll to the cosy little community pub,takeaway,premier shop and also the Spar shop which being much larger,obviously had a much larger amount and choice of stock.The walk to the beach was a pleasant one with our dog and he loved it there with plenty of room for a good run.Its little cafe with friendly staff was handy for lunch and we can thoroughly recommend the Cornish Pasties! Elfed the owner lives just up the road and gave us a courtesy call just to make sure we had everything we needed which we thought was very kind of him. If we return to Nefyn we would definitely stay here again.

In general, all was great.
Dave was very helpful and responsive when we had a couple of minor problems (key safe breaking; alarms going off). The family room is the real 'seller' in this property. It's a lovely space for a large group of people to enjoy a meal and just generally to be together without getting under each others' feet. The hot tub was a bonus too, and the house has a lovely feel to it. The views over the horizon to the sea were gorgeous and the children loved the games room. We were surprised to learn that we would not have access to the house before 5 pm on the day of arrival as this seemed rather late, but Dave was on site and was accommodating about this. We also thought it a tall order to vacate by 9 am on the day of departure - especially when young children are involved and chaos reigns! All in all, however, it was a very good experience in a lovely holiday house.
