      We have used Sykes cottages for some time and this is by far the best cottage we have stayed in.

      The minute we walked through the door it felt so comfortable and well presented. The fresh flowers were lovely to see around the house. The kitchen is a good size and had everything we needed. This led to a large dining table with ample room for us all to sit. The living room again was very spacious and well presented with a lovely log burner. ( Shame it was too warm to use it). The bedrooms we're very well presented with excellent mattresses. We had the best sleep ever, even my grandson stayed in his own bed all night which is rare. Outside the garden was beautiful with stunning flower beds, a large lawn, and decking where we ate most of our meals. The hot tub was amazing which was used on a regular basis. It was nice on a night where we could hear owls and see hedgehogs scurrying about. Caroline the neighbour next door was very welcoming and lovely with our grandchildren, showing them the fairy doors in the orchard and sharing some toys. It was harvesting time in the field next to the cottage and we had been warned that this may be noisy as it was to be done during the night. However, we did not hear anything and was very surprised to see a bottle of wine from Julie on our doorstep to say sorry for the noise. The cottage is finished to a very high standard, and the same can be said for all the contents too. I really didn't want to leave a glowing report because when people find out about this little gem it will get booked up quick. Many thanks to Jane and Caroline for making us feel so welcoming, you should be very proud of what you offer to your customers.

      The cottage and facilities were what we were hoping for and got, everything you would need for a stay and to be home from home whilst away on holiday.

      The whole place was exactly what we needed, from bedrooms to living space downstairs to kitchen facilities. Garden and hot tub were great, and the little orchard at the bottom that we had access to was great for our dog. We could let her roam loose, without a lead which was a great bonus. One constructive comment, would have been great to have a couple of sun loungers for the garden or decking area, but it was no biggie and in no way detracted from our stay. Jane, and Caroline living next door, were really welcoming, friendly and helpful and ideal hosts. They offered suggestions for eating places and local places to visit. Though Caroline lived next door it was in no way intrusive and we had some really nice chats over the fence. We ate out a few days, ordered in a couple of times and cooked once - all of them work out great. The biggest challenge was getting the delivery to find the place, but it was on the night of England playing in the Euro Championship final so we were expecting it to be a bit hectic. Local pubs in Sproatley and Lelley were excellent and we'd recommend going to both of these, very good quality food and good value for money. Local Asda a ten min drive from tbe cottage so easy to keep the stocks of food and drink at the cottage topped up. Trips out to Hornsea only a short drive away, and beach at Mappleton good if you have dogs to walk. All in all would thoroughly recommend and already thinking would be great for a break over winter months, and would thoroughly recommend.

      We had a lovely relaxing holiday as it was so quiet and peaceful. Jane and her sister Caroline made us feel so welcome from the moment we arrived. It was Easter during our stay and the ladies left us a smashing chocolate cake, a bowl of Easter eggs, and fresh flowers in every window, which was such a thoughtful touch. The cottage has everything you could ever need. We were very comfortable and slept so well, it truly felt like a home from home. Dougie, our dog, settled right away and we all loved the garden. It was fully enclosed so we could all relax outside and enjoy the sun without a worry. Mappleton Beach is dog friendly and only ten mins away by car. There is a little cafe just up from the car park and they allow dogs both inside and out. It's a great stop for coffee and cake after a walk on the beach. The Stag Head Inn is dog friendly too. We had a fab Sunday lunch there and departed with a little box of leftover turkey and veg for the dog. Hornsea is about fifteen mins away and Beverley has a bustling Saturday market which is worth a visit. We didn't have time to see everything the area has to offer so we will definitely be staying at this cottage again. We just loved it!

      From the moment we arrived we were made to feel welcome by Caroline.

      Nothing was any trouble and it was like we had known Caroline for longer than a week. The lovely cottage is set out well for families and pet owners. Our dog loved the freedom to run in the garden ,orchard and fields beyond the property. Mapleton was the perfect place for our dog to have lots of walks off the lead. The old post office cafe was another bonus just up from the beach and again been very welcoming and dog friendly. The local village and next town enabled us to get what we needed. As well as been somewhere quiet to relax , enjoy and have some quality family time together. We would recommend this cottage to other families and pet owners. So much so we are going to return again for a long weekend next year.

      The property was very comfortable and exactly as described.

      We were using it the week before and over Christmas but that did not cause any problems , we had a small problem with the heating in one room but that was remedied within 30 minutes. The grounds and surrounding area were safe for our small dog who enjoyed the garden particularly. All the items you would need for a stay were at hand and the condition of the property, particularly in the these difficult times was first class. For anyone wishing for a quiet relaxing break it was ideal as the road carried very little traffic on it. However, for those wishing to see more of the area many of the popular destinations are well within reach. We would recommend this property to anyone.
