      . we stayed here from 7th September for a week, we had the change in weather to, on our arrival it was wow this is nice place and clean. Very quiet and peaceful except when you got traffic passing by the nearby road at stupid o clock, and we had a few boy racers pass. The day we arrived there was one light bulb out that needed replacement and one cracked plate. Then the next day the spot light blew putting it really dark as the lights that worked were properly only a few watts. So we couldn't play cards at the table or do cross words as the light was so dim. It took 2 days to replace things and in that time. I was operating the microwave using the torce on my mobile phone.. As for the wall tube heaters booth these were completely useless throwing out no heat, Above all there is evidence of damp {like in the first review I read-} the carpets were very damp you only had to walk on them in socks to find out.all our clothes stored under the bed were damp after about five days and we had to wash everything again even our clean stuff when we got home. I think the damp problems are caused by gutters that need cleaning, we enjoyed the week anyway eating out most days parking in Swaffham and using our bus passes going to Peterborough, Hunstanton, kings Lynn, Norwich, so there was plenty to do but because of our UK weather change, we had to change what we done, on the whole hug a tree is well situated for the area and is with in an hour of most places to visit, The shower was very good as was the bed comfortable, the black chairs had seen better days, I think a light aove the table would be a good thing, also if a dehumidifier was used in the hut this also would help so much,, This is only my review and I don't want to come across negative but these reviews are to help other people so I've tried to be honest. We may come back next year when the weather is warmer, that's if you will have us, best of luck from eden

      Thank you Norfolk Cottages for a wonderful week. The location of South West Lodge on the Holkham Estate was perfect for us. The small enclosed garden to the side of the property meant we could allow the dogs a toilet break early morning and late evening when we didn't want to walk them. We were able to walk the dogs (on leads) on the estate but preferred the short drive (5-10mins) to Holkham Beach. The car park pass you provided for Lady Anne Drive meant we could park for free a real bonus. Just having a microwave was not a problem! We ate at the Victoria Inn with our dogs (thank you for 10% off), enjoyed Chinese Take Away from the Fortune at Wells and French's Fish and Chips. The Co-op in Wells had a good selection of food and microwave meals too. We arrived late so the goodie bag with a selection of provisions and the Prossecco was appreciated. Lastly a big shout out for large fluffy bath sheets, a comfy bed and pillows, a log burner with logs, kindling and matches provided, which we used the day it poured for hours. Very happy will be booking again.

      I don't remember seeing that the wifi was dial up only when we booked but really not worth having. The book that provides details of the cottage stated something about making sure you log out of netflix if you use it but I'm not sure how anyone could use netflix on the tv currently in the cottage, not sure if has recently been changed so maybe it should be updated. The food package that greeted us was nice but would have be good to include some milk although I appreciate not everyone drinks milk these days so a difficult one to balance. If asked then yes I would but it's not something I tend to do just in case what I experience is not what they experience.

      We stayed in South Lodge East last year and had such a wonderful time that we couldn’t wait to come back. The estate is as amazing as we remembered but Palmers Lodge was a big disappointment. The downstairs of the property was cold and damp in spite of putting the heating on. The bathrooms were grubby and cold. There were spiders and bugs everywhere. Our clothing smelled of damp. We were basically very uncomfortable -even the bed seemed damp. The welcome pack would have been more useful if it included a small loaf of bread and a pint of milk. I expected much more comfort from this property and I do not think it is good value for money.

      On arrival and having unpacked, the first time we flushed the toilet we found that it wasn't working properly and was unusable.

      The office was locked and so we called the two out of hours numbers both of which were on message service. About an hour later a very angry looking young man arrived, he marched through our houseboat without speaking to us, he proceeded to stomp in and out . Then the owner arrived and insisted that the toilet was checked that day which it clearly had not been. It wasn't really all that clean anyway. If on cleaning and flushing it would have been found faulty . When I disputed her claim the owner just rudely talked over me . We then had to pack up all our belongings and move to another houseboat.
