Grassholme is a wonderfully decorated and perfectly located property, however it is somewhat lacking in maintenance, cleanliness and basic supplies.
The positives: - The carpets, sofas and decorations of the cottage is really very modern and homely - the cottage is in a stunning location with a fantastic view over Lake Windermere - it comes with some nice basic food supplies such as freshly ground coffee, tea, biscuits and jam - the kitchen white goods were of a high quality brand which made use of the kitchen very easy. I normally hate electric hobs but the Bosch hob and oven were brilliant! - itâs brilliant that dogs are allowed in such a well decorated property, as it is so nice to be able to have our dog with us! - the Graythwaite estate is wonderful and has plenty of nice walks in the surrounding area The issues: - there were no hand towels provided for the bathroom - various cobwebs and spiders in corners of EVERY room - there was no hand soap in the kitchen - there was no kitchen spray or cloth to clean the worktops after cooking - the curtains were beautiful, however they were poorly attached to the curtain pole with some hooks having come out - the log fire needs kindling as well as large logs and firefighters otherwise itâs pretty difficult to get the large logs to light properly - there were no matches to light the fire, so you need your own - the outdoor furniture definitely needs some TLC, which has been pointed out in a previous review - the âGrassholme Cottageâ sign at the front of the property is completely worn and you canât actually see why it says - various walls need a lick of paint from wear and tear Also, the description of the cottages is incorrect as it is not detached. It is semi detached. Overall it was a lovely stay which we thoroughly enjoyed and didnât want to leave!

The key question is always "would I stay here again?
" and this time the answer is unfortunately no. On the plus side the property has an absolutely fantastic location, 60 secs walk from town, a pretty (but not enclosed) garden and a nice wood burner. The negatives far outweigh these positives though. There is a very bad smell in the kitchen, like years of grease are ingrained in it and a strong smell of drains from the down stairs toilet. Try as we might with candles etc we could not cover it and it returns very quickly, it's really unpleasant. The next main issue is that the boiler is very noisy and it's in a cupboard in your bedroom, we had to turn it off each night to be able to sleep which results in a freezing cold house in the morning. The shower is also a really, really old design with very bad water pressure so no refreshing hot shower after a day on the hills. Finally the place is just in dire need of upgrade, very tired decor throughout and comes with the absolute bare minimum essentials when you arrive, every other cottage we've ever stayed in had more. The "welcome pack" for this cottage is just a book of equipment manuals and risk assessments rather than the usual personalised book about the cottage and how to make the best of it. Seems like it is being run with minimal effort and investment. We enjoyed our week in Ambleside as always but compared to other similar priced properties we've stayed in before this one was a let down.

The cottage is lovely, especially the views of the lake which we would never tire of.
However, there were many things that were missing or could be improved upon. E.g. the patio overlooking the lake was stunning but the "seating" was tired and worn and there was only a coffee table and 2 chairs, which for a cottage sleeping 4 people, was not sufficient. Further, there was not a table you could eat a meal at, as a family, which is a shame given the setting. We were very disappointed about this. Other things which would increase the score are a more powerful shower - it was almost a trickle if you wanted it hot; instructions re recycling/rubbish etc; a map of the estate so we knew where the cottage was in relation to the courtyard and swimming pool; the door handle on the doors to the patio was broken, a dressing table in the master bedroom; aswell as personal touches like tissues, toiletries, a better equipped kitchen (more utensils). These things didn't detract from the enjoyment of the holiday and the stunning location of the cottage, but they would have made it better and more comfortable. Given that Skyes have increased the price by 150% for the same dates in 2022, I would say they need to up their game. This lovely cottage is all about the views but there was not means to enjoy them as much as we may have and in our opinion, it is noteworthy £2500 for a week! I would expect luxury for that.

We loved staying in Bay Tree cottage.
It was comfortable and well equipped. The open fire was a big plus when it was snowing outside-very Christmassy. It was a very quick walk into the shops and pubs in Ambleside and there were plenty of walks to do without driving anywhere. This was ideal as we were snowed in on the Saturday and reluctant to drive due to slippy roads on the Sunday. There is a nice little back/side yard which is secure. Our dog did not escape. It was too cold to use the table and chairs outside, but I imagine it would be fantastic to sit there admiring the view. The only thing I would say is to be aware that the heating/boiler can turn itsself off. This happened a couple of times while we were there. But you can turn them back on by switching the separate switch on the wall under the sensor in the wardrobe of the main bedroom. It took us a while to figure this out, so it might be worth making that clear. Our friend stayed with us for a couple of nights and the owners very kindly allowed her to bring her dog. This is a one dog property, so we were delighted when they agreed to let Ivy come too. We had a fantastic visit-one of the best cottages weâve stayed in for comfort and location.

Just back from a fabulous week in Ambleside with sunshine from dawn to dusk .
The house reviews are mixed but honest : Acorn Cottage is ideally situated for access straight into town , ideal for the park & fells Parking permit was superb , as were the kitchen appliances and top floor bathroom . Beds were comfy , and sofas seemed quite new . Fluffy towels and plenty hot water , The negatives are mostly around cleanliness , the lounge carpet is dirty and has a smell . The fridge hadnât been cleaned , nor the kitchen floor . The gas fire in the lounge doesnât work . Huge dirty cobwebs Hanging from ceilings . Seating in the lounge us for 4 and itâs cramped ( we only had 3 of us so that wasnât an issue to us) There is no folder with any instructions for heating , boiler, or kitchen appliances or recycling. The back door area does have 4 stacking chairs , but even although we had gorgeous weather wouldnât have sat with the bins , old dumped floor mops and disused plant pots . Just needs some tlc , thorough cleaning in and out . If we saw this house had replaced the flooring and sorted the decor downstairs would definitely stay again for the location .
