      For this intergenerational family holiday we chose this house because it did not allow pets and looked modern in the photos.

      Indeed because of the house layout this actually worked well as each area gave some privacy The managing company responded well to emails sent over this holiday period. We agree with previous comments that the turn into the drive for Underhowe is a tight one. It might be helpful to have a house name indicated on the corner of the lane leading to the house. When we arrived at the house for our christmas break we found a house without any sign whatsoever..ie no tree or any decoration. It would have. been nice to have had a welcoming pack on arrival with a pint of milk and some bread and biscuits as has been the case in all the other properties we have stayed in. Indeed but for the managing company's small cleaning kit there was absolutely nothing. We apppreciate that there was no mention of anything such as firewood etc but it would have been nice to have had some. This has been the norm in all our other rentals. The first bedroom we entered was cold but the agents instantly sent around very helpful plumbers (twice ) to sort out our issue. They explained that as the heating stat for the bedrooms was at one end of the corridor that end itself got hot . The plumber turned down the stat which made the first room heating turn on but it only remained on if the bedroom door was kept open. The instruction folder left in the kitchen did not explain how the kitchen gadgets worked or where we should empty the 4 bins provided. We searched for external food waste collection receptacle and recyclable but found none. The folder has no local walks or attractions shown in it.. The TV controller for one of the rooms was missing. The dishwasher worked well but appears to have rollers missing or loose to the basket. The mottled saucepan leaks badly. The temperature in the shower in the main bathroom was too hot and could not be turned down to a comfortable level and the lack of a soap container made using the shower difficult. The hose for the bottom hand held section is broken and needs replacing. Tw of the chairs in the dining room had loose legs. Overall it was a lovely house in a lovely setting but a little more attention to detail and fixing issues already raised by previous tenants would have made our stay perfect

      The property is not suitable for children or people who want to go to bed before 23:00.

      The late noise from the restaurant next door is terrible, not only from the dining tables directly outside the twin bedroom window but also through the walls from the kitchen or prep room. The main double room gets cars parked outside, on the double yellow lines, from restaurant staff who shout when they leave, have loud music playing and rev their engines at 23:00. Others have complained of this issue but it hasn't been resolved. Your description says café which is incorrect, that is a restaurant. The supplied cot was a travel cot, fine for one night but terrible for a week. Your description led us to believe small children would be better catered for, I would strongly recommend you rethink letting people with young families use this property. The kitchen got extremely hot due to the appliances and the floor gets warm in places. The oven had issues with temperature which made cooking guess work. The fridge is too small for 6 people. The main bathroom had a window that opens near the restaurant tables, plus the property is straight onto the road. The blind fails to give privacy with the window open. Given the overall damp state in there, I expect most guests have left the window shut adding to the serious damp issues through out. The property was filthy when we arrived though there were signs a damp cloth had recently been used to smear the dirt. The property is tired and needs work. At least supply new mattress as they were terrible. Due to having to move our kid, I ended up sleeping in most of the beds and could feel springs from cheap mattresses. It was impossible to relax in this property during the day and evening due to the constant noise. I will give you time to respond before publishing via TripAdvisor.

      The cottage was as described, except the en-suite does not include a toilet, which was the reason we stayed here.

      After setting off on a 300 mile journey, I got a call saying that the previous occupants had urinated (!) on the carpet and asking me to consider an alternative; the only alternative was in another county with no hiking nearby, so we pressed on. After several hours, a number of calls and emails, I was told that the owner had managed to clean the mess and we could still use the booking. In the end, there was an odd smell at the property, but we had no option but to stay. I don't have a good sense of smell, but others in my party have and said it was definitely noticeable. It was quite stressful not knowing if we'd have somewhere to stay at the end of our journey, to say the least. The property is charming, with all bedrooms on the ground floor and kitchen/living room upstairs; it clearly has a serious damp problem, but it's superficially noticeable and didn't affect our stay. It's centrally located and very well placed for some moderately challenging hikes of 5-6 hours. I recommend Great Rigg, stopping at the pub in Rydal on the way back. We went in high season, so paid just shy of a grand for five people for three nights at Rowan Cottage. A bit questionable at that price; it's worth more like fifty a head per night, I'd say. If we'd had a sixth person, that would have made it more economical. Overall, a pleasant stay marred by a rather stressful few hours on the way up. I've stayed in a Sykes cottage before and I'm slightly less likely to recommend them after this trip.

      This is a lovely property (as shown in the photos).

      Here are some of our thoughts on how to make the cottage better for guests. I think a 4 bedroom property needs more than one key; I couldn’t go out for an early morning run as I couldn’t take the key and lock my friends in, nor could I leave the house unlocked. It also felt unsafe in terms of a fire escape, to have the kitchen door locked and the one key kept near the front door or vice versa. There were no recycling boxes outside, only a big bin, yet there were separate waste bins in the kitchen. It was unclear what we should do with all our paper, plastics and glass. We really wanted to recycle most of our waste but couldn’t. It would be great if some large cooking pans were provided so we could cook for our whole group easily. Or state in description that they aren’t then we’d bring our own. Unfortunately the nespresso coffee machine didn’t work. Lighting was lovely; just an idea, maybe label some of the switches. It took us several days to work out what switch did what! Apart from the issue of only having one key for 2 doors and 4 (or more) guests, all these points are really just “even better if”s. The property is lovely and is in a great location. You don’t really need to use a car; there are great walks up high and also round the lake etc from the door.

      After reading a review from Mr Delbridge dated June 2021 we contacted you with regards to maintenance issues before our holiday.

      You came back to us to say that all was done and would be ok for our arrival! Admittably the cleanliness was spotless but the shower in the bathroom was still iffy, the toilet seat had not been repaired, still no light in the second bedroom and lights not replaced in the ensuite shower room. We were also told that towels would not be provided and to bring tea towels, oven gloves etc. all of which were available in the cottage! Uneccessary extra luggage!!!! Annoying! On the upside the cottage was actually better than the pictures online showed -apparently had had some updates, new colour scheme, roman blinds etc. Photos obviously need redoing regularly to represent a true picture of the accommodation. The bed was very comfortable and the cottage was well equipped - except for wifi (there is none) and the TV could do with an upgrade. Inspite of the above we had a wonderful time at the cottage much improved by the glorious weather. We also spent a lot of time in the garden which was a little oasis in the middle of Grasmere and a credit to the owner - it was maintained twice during our visit. All in all I would recommend Croft Cottage - such a shame that simple maintenance issues prevent it from being perfect!!!
