      The house is lovely and the perfect base to explore a beautiful village and cove.

      The owner was helpful and tried to solve issues we faced, most of which were out of his control and perhaps due to the previous incumbent’s treatment of it. On arrival we found a patio with dog poo on it and on the upper terrace remnants of a party, including drugs (glue we think). We could have cleaned the patio better from old poo if the hose attachment worked (you need to hold it on) and if provided with a yard brush. Inside the house we managed to lock people in a bedroom and toilet - on the first night; grateful that the housekeeper arrived and removed the locks but that did make using those spaces difficult. The wardrobes are all a bit rickety, we tightened things where possible but the knobs on the downstairs bedroom lacked nuts! The toilets and showers blocked quite regularly - we found the plunger but suggest the drains may need rodding. The washing machine needs a good clean as full of mould. The kitchen very well equipped but several glasses were cracked, so we put in bin. The sofa had obviously had a thorough clean but the agent used gave my granddaughter a horrid rash as she sat on it in just her pants - it took us a few days to identify the culprit and then bought additional blankets to cover it. May I suggest you get sofa covers that can wash between visitors (I do this for my cottage when rent it out and easy peasey to clean). The cleanliness of the visible spaces is good but noting has been moved to be cleaned for example I dropped my glasses behind the bedside table, moving to find it was obvious that never been cleaned as thick with dust that had had something spilt on it as also up wall. Did best to remove but needs a good scrub as do lots of the walls which are splattered in an array of colours. This might being contributing to the fuggy smell of the house, which is particularly strong downstairs - suggest a plug in aroma thing in hall as it is quite off putting when this is the first experience of the house. The WiFi is bad. Owner was brilliant at helping us get a better signal but it didn’t allow online meetings so sadly two of our group had to leave the holiday early. It would have helped to have known about WiFi in advance as could have adapted. It is a shame that such a lovely house is let down by cosmetic stuff - just needs a decent amount of love to make it shine again. Perhaps a bit more time allowed between visitors to get it up to scratch. Things like stained bed linen could be rectified with a laundry service? We would definitely return as loved the location and can see the charm in the house but I do feel that Mengarth in the state we found it in did not give value for money and the holiday was marred by this.

      Good layout in house what we needed but steep steps to get into house with no handrails were difficult also the flat patio area was very slippery when wet.

      Windows and doors need a lot of work as they let rain in and we spent time mopping up sills and doorways in the heavy rain - some were impossible to open and although wedges or rocks were on the sills to keep the faulty sash windows up a little, if you had children it could be dangerous. narrow road was so steep 2 of us couldn't walk up or down and there was no parking near the beach area. Other cars illegally parked along road made getting on and off small drive difficult. The house needs some maintenance- fans not switching off -taps that swivelled when trying to turn them on. Smoke and co2 alarms with faults (new batteries didn't work) Little soaps were a nice touch but were past their best by dates. House was very clean which was a big positive but for the price I would have expected less 'well worn' furniture and the king size bed did not have a big enough duvet - it didn't fit in the covers and it felt a little damp. The chesterfield sofa had splits and was very uncomfortable to sit on. The small ensuite twin room had a toilet that was impossible to sit on the right way and unable to close door in use. Fan continued to run unless you turned main ceiling switch off Stunning views from house but it could do with a refresh and better maintenance. some thoughtful person had left a nice set of fishing hooks suspended on the garage door inside which I got caught on in the dim lighting. I really wish Sykes would have better search filters for disabled people and access was something searchable - it took a lot of time to find a layout to suit the family and from the description we did expect some difficulties because of the area. Although kitchen was great and everywhere very clean and stunning views the overall standard of the house and some safety aspects seemed poor.

      First lets start with the negative.

      Not all Sykes properties have a full maintenance agreement in place, and like this one have a cleaning only agreement. So if there are any issues you are basically are stuck with it since neither the owner or Sykes will attempt a resolution of the problem. At this property the hob does not work, as the contact number is only for the cleaning they were not in a position to help, when I phoned Sykes they left messages for the owner but they did not respond. As a result we only had an oven and microwave all week, meaning we were forced to eat out more than we wished. The cleanliness left something to be desired, as two large bin liners of rubbish were left outside on arrival for us to dispose of, and the toilet and bathroom stunk of cigarette smoke. A pity really as this with a little effort from the owner could be a 5 star rating. The internet is BT so the strength is top notch. There is a lovely TV with Amazon Prime which can be viewed in the lounge and bedroom. The holiday Park itself is well maintained and the location is perfect, there is so much to see and do on the Lizard peninsula you wont need or want to venture more than a few miles. It is worth mentioning the property has a coin meter for electricity. We were concerned it had only £10 on it, but we need not have been concerned, as believe it or not at the end of the week there was still over £2 worth on the meter. In conclusion more input from the owner required to ensure all amenities particularly the hob are serviceable and the property is properly cleaned between lets, but well equipped, reasonably comfortable in an absolutely fantastic location

      Having stayed in Cadgwith twice a year for many years, it is with regret that I give a poor review.

      Positives first: House is in a great location 1 minute from fab pub and coastal path Ample parking for 2 cars Large spacious house Well equipped kitchen with good range of glasses, crockery, cookware etc Lovely views from Garden, particularly if you sit right at the top (note very steep steps so not suitable for all) Comfortable beds Sky movies included Negatives: House needs to be properly cleaned eg lots of dust/cobwebs/dog hair. oven was very dirty, lots of dog hairs in lounge on the radiator, also inside the washing machine and on top of the tumble drier Awful smell in the bedroom on first floor- can only describe as ‘wet dog’. Was so awful when we first got there that we had to raise with owner. Housekeeper came back and cleaned the room again which helped a little but unfortunately the smell remained. Spent as little time in our room as possible which was a shame as a lie-in on holiday is usually a treat No facility to recycle which we were surprised by as we always recycle as much as possible Airer for drying clothes was broken (I believe a new one has been ordered) Oven door hard to shut- has a tendency to stay open Garden furniture disappointing- not much of it and not v comfortable - needs cushions Overall, mostly small issues that could be fixed with more care and attention but disappointing that the house wasn’t up to standard for our holiday. The owner was very responsive and did try to help but the housekeeper wasn’t able to return to rectify all the issues.

      Positives:- The house is spacious, the kitchen is modern and well equipped and the house is in a beautiful location.

      Negatives:- The house is dated and is in dire need of decorating and updating, it also needs cleaning thoroughly. The outside area is dismal, dirty and unkempt. The house sleeps 8 but the outside furniture and BBQ do not cater for 8 people, there is a table that would seat 4 and the BBQ would be suitable for 2, but was not fit for use. These are some of the issues we had: (I have photographic evidence) The BBQ was rusty, placed in a plastic garden storage container that was full of flies and household rubbish from Christmas Outside table seated 4 – the house sleeps 8 The downstairs toilet can only be used if you sit on it sideways - The flushing mechanism did not work The tap in the downstairs bathroom was loose and did not work properly Seat in the living area broken The cushions on the furniture were ripped or torn Dining room chairs stained and dirty Cobwebs on lights / ceilings in most rooms Behind beds / side of wardrobes thick with dust and damp Headboards not secured to the beds Jacuzzi in the bathroom didn’t work The house smells musty and damp It is such a shame as the house could be fantastic, but needs a lot of care and attention to bring it up to standard. We paid just short of £1,500 for the week, in comparison to other properties we have stayed in it does not warrant the cost being charged.
