      The property is in an idyllic setting, with plenty of communal areas for five adults to be together or apart.

      Our children would like to live there, however, my opinion has been that by letting it out provides the opportunity for fifty or more families per year to experience the Lake District without having to drive anywhere. There are short, medium, long, low, and any degree of height gain walks straight from the front door. Nonetheless, the income from the property exceeds the income of the average married couple, and having rented the property on a number of occasions it is disappointing to see that no maintenance has occurred since our first visit. The owner could have spent some of the income on maintenance providing employment for Lake District residents who are finding it increasingly difficult to find affordable rental property let alone buy one. I am of the opinion that the owners are just taking advantage of this idyllic property to plunder the Lake District and put nothing back. We arrived on Friday at ten past four. The plumbers arrived ten minutes later. They had been informed by the cleaner that the toilet in the smaller double room was out of order and they had come to fix it. On inspection the plumbers said they needed a part because it was a Saniflow toilet. They would return on Monday to fit the part. They did. It’s first test failed to remove the deposit taking many flushes to send it on its way. A plumber returned on Tuesday. After changing another part he left us with instructions on how to use the toilet. The occupant did not trust the effectiveness of the toilet so used the communal toilet in the kitchen for the remainder of their stay. On our last visit we remarked between ourselves that the place was looking a bit tired, but when a place that is advertised as having three en-suite bedrooms and one does not meet that expectation, then each defect in the home becomes more noticeable until you wonder when was the last time the owner took it out of service and put some money back into the community.

      The property was totally unsuitable for us.

      There were several flies in every room and evidence in ceilings and walls where people had squashed them. Many spiders on ceiling and especially corners. When I booked I explained we must have ground floor accommodation as my husband can no longer manage the stairs. I was totally horrified to find steep stairs going up to kitchen and living room. As we arrived in the dark and later than we had intended there was nothing we could do about it that night. We phoned Sykes the following morning and they said they were unable to assist with finding us alternative accommodation but would get their customer service to contact us by phone. To date this has not happened. We were left by ourselves, stressed and worried where we would sleep that night. Once back home we are straight into a planned building project and extremely busy. The only communication Sykes have had with us is an email 27.9.23, 20 days after our 1 night stay from Customer Relations Team saying Francesca will respond to us. She has not called. Asking us to complete another questionnaire is their only contact with us We are left out of pocket for the 3 nights we could not stay in our accommodation and still stressed by the experience. We are extremely disappointed with Sykes and would not wish this situation on anybody else. I am hoping that by writing this report it will galvanise Sykes into contacting us direct and resolving this problem. Since 18th sept we have heard nothing other than the 1 email mentioned above .       Loved the property and its fantastic location being close to most villages and towns.

      The bus stop and shops being a stones throw away was a delight. The property had everything we needed and was very cosy. The bonus was having two bathrooms too especially with four of us staying and we enjoyed using the fire. Our favourite place to sit was the kitchen at the breakfast bar and watch tv, whilst my parents enjoyed sitting in the living room. It's a shame the basement was out of use, but would certainly have used it as it looked great. As an experienced driver, the access path to drive down was OK but it is quite narrow and some may even struggle but we liked that there was an additional parking permit provided to park on the street also. Whilst we kept the property clean during out stay, we noticed it could have done with a thorough clean. There was quite a bit of dirt and dust gathered downstairs, in particular the living room. We struggled to locate the general waste wheelie bin during our stay, it would be good if this was kept closer to the property for future use. We also love to recycle where we can, if there is an option to recycle we would have preferred this too. Due to covid we tend to strip the beds ourselves and place all the dirty towels etc downstairs by the washing machine, it would be good if the instructions had something outlining what to do with bed linen and towels when departing. Overall, we absolutely loved our stay at this beautiful cottage, it made our first visit to the Lakes perfect. We would love to stay again.

      The house is lovely Great kitchen (full range of kitchen equipment) and comfortable living room.

      There is also a tv/ games room in the cellar. Beds and bedrooms comfortable and heating has great temperature control. You can park outside but would need a smaller car. We managed with a Fabia estate but with a bigger estate or suv you may struggle it is possible to turn round in the shared driveway. The house has a good selection of shops within a couple of mins walk with a coop on the corner for any supplies needed. Bowness is just down the hill about 25mins walk or mins in the car. It’s a really nice place to base yourself to explore the lakes. However, There were a couple of issues with the bathrooms. The shower in the en suite needs a bit of attention, as we could not get it to work correctly throughout our stay. In particular it had very low water pressure. The plug mechanism in the family bathroom is broken, and the bath sprung a leak through the ceiling when I gave my son a bath, which meant we couldn’t use the bathroom for 24 hours. The out of hours team were great, and came round to look at the issue and advised they would investigate and sort this issue when we left. However, contacting Sykes and dealing with this was not how we wanted to spend a morning of our short break. Hopefully this will be sorted for the next time someone stays at the house. Despite this, we would still recommend this as a great place to stay.

      The cottage was originally booked for the Spring but due to Covid restrictions we had to defer the trip until October.

      However the cottage was lovely albeit on a muddy farm due to the weather. Heavy rain at night but apart from one day, lovely weather during the day so ideal for a holiday. It is also a working farm so bookers need to be aware of this. Don't expect to keep your car clean. The cottage had everything we needed and was very clean and tidy. It was also ideally located for us as it was near everything we wanted to visit. Ravensglass to Eskdale railway, Westwater, Conniston Water etc. Also took the train to Carlisle which is a great journey as the railway follows the coastline for much of the journey and only £18 return. There is a lot to do in Western Lakes and the cottage is an ideal location to see the area. The only criticism I have is with Sykes. Having originally booked for the Spring and having to move the booking to October due to Covid lockdown, we were never contacted re the price difference, which was about £100 cheaper. It would have been nice to have been asked if we were happy to continue to pay the extra £100 to the owners, which we were. We are retired and have not been financially affected by this disease, but understand many have been affected, so were happy to pay the extra. But it would have been nice to have been asked.
