      We arrived early 14.

      40 to be let in at the front door by a young man. I asked if we could just leave our bags in the living room aware these must be cleaners and checkin was not until 3pm. Person said that was ok. We then all gathered on drive to discuss who wanted what from food shop. Two older men in high vis jackets then came out the property carrying a box of cleaning products and what looked like a bag of dirty laundry and said property was now empty. We went into property to find piles of clean towels along diner table, along with cleaning products. Piles of dirty towels in laundry area, fridge and cooker where unclean, main sink was brown (should be white). Bins in kitchen were full of rubbish and wheelie bins on front of house were overflowing. These were not emptied until Sunday. On further investigation some bathrooms had not been cleaned and two bedrooms had no bedding at all. Beneath one of the beds on the upper level was also rubbish i.e. plastic bottles and clothing packaging. Having a toddler with us we had no choice but to purchase cleaning products in order to clean this property ourselves. My sister in law nearly slipped over outside back door where a wooden square had been placed over a drain cover. This is not fit for purpose as was a slip/ trip hazard following rain. I called the caretaker who told me cleaning staff would come back. We went shopping and out for a few hours. When we returned around 5pm found they had still not returned. I messaged caretaker again. 8pm they had still not come back and we had children waiting to go to bed. On calling caretaker we’re told this was our own fault as we had checked in before we should have. I explained we had been let in at 2.40 and asked only to leave bags. He argued with me check in was 4pm. I screenshot him 3pm check in message from Skye cottages and we finally had a delivery of bedding around 10pm. I asked the man called Callum to come and look at how the house had been left and he said he would speak to his manager as this was not how it should have been. Even if we had not left bags in front room, no way would that house have been cleaned in 20mins. As I tried to explain to caretaker, we were also let in, we never knocked or even asked. I could see people inside so simply asked to leave bags so we could make room to do food shop in our cars. Saturday we attempted to cook breakfast on using toaster it tripped out all equipment in kitchen and main lights. We could not get lights back on an electrician was not sent until late afternoon for which we had to wait around for so we could explain the issue. Sunday we found out the second oven on the double oven stove did not work and that the second dishwasher was still full of dirty dishes from previous people. Overall it was very unsatisfactory for the amount of money we paid for this weekend. We feel we should be compensated for the interruptions to our weekend break and inconvenience caused. To top on all the caretaker I spoke to on Saturday evening I found to be extremely rude and argumentative.

      Arrived 4pm the apartment was not cleaned, dog hair everywhere not hoovered, everything in the kitchen was dirty from plates, cups, oven , fridge well you get the gist.

      Hard floors not cleaned or mopped. None of the bathrooms properly cleaned with things left from previous stays. Hot tub wasn't working so couldn't use the first day. Pool table had no cues this was resolved from Tuesday but air hockey never sorted, some bolts to keep legs in place missing, Broken toaster as per last review still in there and tripped electric again. Apparently the owner said it should of been taken away as electrician failed it. One brake glass fire point broken. Floor in lounge broken and in kitchen. No tables wiped down. 7 chairs for dinner broken as either screws missing or not right. Garden left a mess with rubbish big drain cover cracked and dangerous. We had constant contact with owner and it was excuse after excuse. Blaming bank holiday on cleaning staff availability. They sent cleaners back around 8pm by this time we were cooking dinner and trying to get kids to bed as the first 4 hours the 8 adults were trying to get it in a state to live in. The first night all we did was clean and the kids couldn't use any thing worth while using because it wasn't working or hot enough. We requested a nights refund which was declined as we lost a whole night cleaning without the facilities to use. The owner stating it was unreasonable. Un reasonable is leaving it how it was and the owner said it was disgraceful that the professional cleaning team has let him down. Also the description of room is incorrectly it says a family room with a bunk and king size. This doesn't exist. Good points location to beach/ shop/ transport links. Size is great with plenty of room. The lack of care was shocking so the food points just didn't matter

      Terrible - let down by the property and Sykes Cottages who have no concept of customer service.

      Tried to get a partial refund for the £2.5K spent on a 2 night stay but was refused. Booked a two night stay in October to gather the family together. One of the main reasons for booking this place was the hot tub. On arrival it wasn't working. I had to resolve the issue following instructions from the owner, but it meant that the hot tub was not available until the next day, which was 50% of our stay without a main feature. Also, on arrival, a bedroom door was hanging from the hinges, one of the shower doors would not open properly, two chairs in the dining room had broken/loose legs, a slat was broken on one of the towel rails, a room had damp towels, one of the lights did not work and when one of the 3rd floor showers was used, water ran down the wall of the bedroom below. We raised issues to the owner, but the maintenance person did not fix some of the issues until the 2nd day, thus 50% of our holiday was impacted by the above. Hence my request for a partial refund to Sykes, who dragged the issue out for almost two months by either not responding themselves or by saying the owner was not responding, then said it was too late to do anything about it. They have also ignored my request to escalate the complaint. Give this property and Sykes a wide berth.

      When we arrived we were shown around and I have to say there was Prosecco waiting for us but unfortunately we were on a working holiday and couldn’t drink it but a lovely gesture.

      The cottage was well equipped with everything you would need to make your stay enjoyable, we had taken 3 sister on holiday that all had different needs and there was plenty of space to move around, there was even games in the cupboard for them to play, lots of dvds and some outdoor games that they played with too. There was 2 pints of milk, chocolate bars, tea, coffee, sugar on our arrival, all washing detergents were provided also, it really was home from home for the sisters, they enjoyed it that much they want to go for 2 weeks next time. All the beds were comfy and clean all 3 sisters slept very well, there were towels provided for every person. We had no problems it was a very smooth booking and communication process, myself and the other support worker found this cottage was ideal for the 3 sister and the area was beautiful the village shops were friendly to us, there was some lovely walks too. This cottage is for all ages I would say but if you have little ones it’s near a main road but the garden is closed in round the back which is perfect. This gets the best rating possible from us all as the cottage is beautiful. Looking forward to next year already :)

      Overall good.

      However, Second double bedroom with a unfold wooden door, is uncomfortably small, smaller than in a caravan. All mattresses need replacing, very uncomfortable. As we had very small children with us, aged 6,4 & 2 years, the fact that you could not access the garden other than through the front door and consequently onto the drive on a very busy noisy road was alarming. Disliked the faded pictures of flowers & hunting scenes and the dried flowers. Vacuum cleaner interior needs cleaning, was musty and smelly. Kitchen well equipment & clean but few cobwebs in bedrooms. Liked the huge handy cupboard in the hall , the induction hob and the hot shower. Access to village with 5 pubs,several eateries and handy shops was excellent. Village playground is great. Parking for two cars was at the rear of the house - no problems. We all enjoyed our stay.     Gunby Hall is a cosy country residence constructed in 1700 for the Massingberd family, who resided here for more than 250 years, and now its a National Trust owned visitor attraction. In the house you will find a grand entrance hall, a library, study, oak staircase, bedrooms, dining room, music room, ante room and basement which are magnificently decorated and contain many interesting objects.
