      The property was a delight from the moment we arrived until we left. Amory House is located on the High Street in Southwold within a 5 minute walk of the beach. As part of that walk you pass all the shops you need to visit during your holiday as well as at least two pubs,The Lord Nelson and Red Lion, both of which are also worth visiting! On entering the house you get the immediate impression that the owners have spent a lot of time and effort making it feel homely. One of the sitting rooms has a lovely log fire and TV that everyone can gather round in the evening. The second acted as a room of solitude for those who wanted to read or do their own thing. The kitchen is well equipped and the large wooden table is a focus for meals but also simply sitting around and chatting. The bedrooms were all beautifully prepared - but as always first come gets the choice of which bedroom they prefer - an upstairs one looking out over the High Street or one of the two ground floor bedrooms which looks out over a lovely back garden. The garden is one of the gems of the property! The seats are strategically placed so that you can sit in the sun, without a wind, drinking your morning coffee or equally in the seats at the top of the garden and get the late afternoon and evening sun. There is also a wooden framed gazebo at the back garden which you can open up if the weather is sunny and warm of zip up and sit outside protected from any rain - not that we saw any during our stay! The weather was beautiful and we had a terrific week which involved various activities including hiring bikes to see the local countryside, some sea fishing, various walks and of course visiting local pubs! The restaurants hadn't yet been allowed to open up post lockdown but we had a lot of enjoyment from cooking our own meals in the lovely kitchen. Fish, which is landed daily at Southwold harbour, was simply a delight to prepare and eat. Finally, the owners were that great combination of accessible if needed but never visible throughout our stay. Anneli came by on the first day to welcome us and make sure everything was in order, leave us her contact details and assure us we were free to contact her if required, and then checking in with us at the end of our vacation. It really was a pleasure to stay at Amory House. Not only would we all recommend it, we'd all go back for another holiday!!

      My heart sunk when we drove up to find a For Sale sign at the front of the property.

      Although the cottage is in a good location and generally in good condition...the internet failed on the third morning meaning which I had to return home on New Year's Eve to complete work in time and then come back two nights later when it was mysteriously resolved - to an extent. It was very slow when it was working and we couldn't get any TV (no terrestrial and attempts to watch over wifi were met with constant pauses). The electrics are in need of an upgrade - we could not get some lights to work at all and lots of mystery switches plus two of the sockets emitted crackling noises when plugs were inserted (and immediately removed, in fear!). The oven tripped the circuits when we turned it on and then took some time to figure out how to reset it so it would work. The fridge froze our food even after turning the temp up a bit. We were grateful for the heat as it was cold in Southwold over the New Year week. Hopefully the new buyer will make the upgrades needed to make this worth the visit.

      This is an "upside down" house, with the lounge and kitchen/diner upstairs and 3 bedroom downstairs. It is very well equipped and comfortable, with information about local sights and amenities. It has a pleasant view across Buss Creek towards the water tower, and the centre of Southwold or the pier are little more than 15 minutes walk away. It's worth remembering that it's on a corner of quite a busy road at times, so turning out from the property needs to be done with care. The parking space needs some manoeuvring to get into. The three bedrooms are of a good size, with plenty of storage. There is an en suite and family bathroom downstairs and a toilet upstairs. The cottage is furnished in a modern style, with several pictures of Southwold and some nice seasidey lampshades in the bedrooms. We had an extremely enjoyable week staying there.

      Really lovely self catering cottage.

      So pretty, cosy and sweet. Fabulous location. Very central, you couldn’t ask for a better spot near everything from sea to shopping to pubs and gardens. By lighthouse and little greens with trees. Tasteful interior decor. Top notch kitchen appliances. Private garden. Upstairs loo. I look forward to staying there again. I visited in winter and they put out seasonal decorations and ornamental lights which made us feel valued and welcome. Not to mention a kind gift and bottle of wine. I’d say it’s the nicest place I’ve ever stayed in Southwold. The bed was comfy with quality bed linens. The stairs were easy to use (unlike many old places where they can be too narrow or steep). I highly recommend this property. No complaints at all it’s a perfect bolthole in one of England’s best coastal towns. 10 out of 10.

      Although it's a lovely looking cottage in a great spot, there are some not so good bits.

      ..... Kitchen - The double/half step between the kitchen and dining room is lethal, I tripped a few times. The tap was covered in limescale. There are 12 fish knives (ever tried to cut/spread something with a fish knife?) but insufficient knives for two meals for four people. Not enough wine glasses. The dishwasher door catches on the baseboard - when you open or close it, the baseboard pops off. Bathroom - We had to descale the shower head - only about 10 holes were clear, the bathroom radiator was not working and the hot tap turns on and off the wrong way. General - I caught my bare feet on the gripper rods at the thresholds as the carpets are threadbare. Outside - is a bit dismal, not because of the time of year, but because the walls are painted black/deep charcoal.
