      The cottage is situated in a beautiful village and is in a fantastic location to visit North Yorkshire, lots to see and do in the local area.

      The adjoining neighbours were really welcoming and lovely. However from when we arrived it was clear the photographs we had seen on booking had been taken some time ago, many things shown were completely different or not there at all. The garden was very overgrown and the grass was very long, so much so we used the lawn mower in the shed ourselves to mow it. There was no chairs and table outside, which would of been nice as we had good weather. All we found was two folding chairs in the shed, not ideal for a family of four. A bench at the front of the property would of been really nice, like the surrounding properties. Inside the sofa and beds were very comfortable and we enjoyed the wood burner. However the whole cottage felt like it needed a deep clean, the kitchen bin was very dirty, as was the laundry basket in the bathroom. The shower screen had clearly been leaking for some time and there was black down the side of the bath from this and the shower head was very dirty. The welcome pack was lovely, thank you, there was plenty of fluffy towels and lots of storage in the bedrooms, however some extra pillows would of been nice. It also took a while for us to spot how the heated towel rail in the bathroom worked, maybe a note in the welcome booklet would be helpful. There was a note to say that dog's were not allowed to toilet in the garden. Where as I 100% agree that dog owners should clean up after their dog & we always do. Saying they can't do any toilet out there at all, meant we couldn't let her out, as we couldn't guarantee she wouldn't do anything. We book dog friendly holiday cottages with a garden, so we can let our dog outside. We have stayed in many cottages and not had this restriction before. I think this should be stated on booking, so dog owners are aware. As usual with cottages we have stayed in dogs aren't allowed upstairs, I restriction I perfectly understand. But as the stairs are open in the living room it would of been helpful if the living room door had closed more easily. When we was in the kitchen / dining room, we attempted to close the door to keep her in there with us, so she didn't sneak upstairs. However the living room door handle had clearly had the catch changed at some point for one you pull and is very hard to close. This cottage has the makings of being fantastic, location is really beautiful. It is just let down by a handful of things which are quick fixes and would make the cottage five star. We will return to the area, but sadly not to this cottage.

      On arrival the cottage was clean and tidy.

      However, it was only a surface clean, there were spider webs and spiders that had to be got rid of. The work surfaces and table were not clean. The lighting switches were all mixed up and wrong way round, on was off and off was on. There was no landing light. There was no main light or pull cord in the bathroom of the double bedded room, only a shavers light, which made the lighting dim. The cutlery had to be washed before use and some of the plates too. The curtain pole at the landing window came down when curtains were closed. The toaster tripped the fuse on our first night and we had to make contact with yourselves and the named person on the folder in the cottage, which was difficult as no mobile signal and the phone box we were told to use was overgrown and not working. Once we found out where the fuse box was, we could ask the guests to flick it back for us. However, physical help was not available, so had there been no guests or they were out we would have been stuck with no electricity for a night. We had a fridge full of food and children, so this would not have been ideal. Information in the booklet was not correct about the phone box, there was no information about the rubbish, recycling, washing machine or what to do with the laundry at the end of our stay. We found out about the rubbish and recycling ourselves, though these bins were overflowing! The laundry, we stripped the beds and put it in a pile in each room as didn't know what else to do. However, we had a nice stay once settled and will have a cottage again, but this was not a nice experience for our first time.

      Barn cottage is like my second home and I have been coming to it for many years.

      It is easy from there to see friends and family. I have brought Grandchildren from Amothetby School for their tea and also my Nordic family many times Mr Strong popped in to fix a light bulb problem quickly and I have mentioned the health and safety issue regarding an escape route from the garden if the was a problem in the kitchen When the Kennedy's owned it they told us that the gate at the side was accessible on as emergency exit but this would be impossible as it is over grown with trees. I am not complaining at all just making an observation. I love the cottage like my own home and my husband and I had many happy days there before he died. Thank you for allowing me to share this lovely little cottage which is so comfortable to stay in.

      This cottage did not disappoint,so comfortable and nicely decorated.

      The kitchen has everything need and leeds out onto secure back garden which turned out to be a nice little sun trap .Beds are comfortable and plenty of storage in bedrooms,only thing missing was mirror in bedroom.The village is secluded and quiet which was perfect but plenty to explore just a short distance away with excellent family friendly/ dog friendly pubs nearby.We especially liked Helmsley with it's castle,Abbey,cafes and pubs.When the nights were chilly,it was lovely to sit in cottage with the woodburning stove on.We had a very relaxing week there and plan to return .The owners replied very quickly to any enquiries and booking,key collection etc was very straightforward.

      On arrival at the property we discovered the property hadn’t been serviced which was alarming at 3:30pm but a phone call to the owner resolved this by 18:30 which was ok as pub next door!

      The emergency clean was to a very high standard and after that was a comfortable stay! The only negative from us personally we live in the middle of nowhere and this property was on the main road which was extremely busy during our stay and obviously very noisy for us! There is a shared access to access the garden so the dog couldn’t be let out directly into the garden but no drama! I wouldn’t return to Ducky’s on a personal note but if you’re used to town and city noise I’m sure this wouldn’t bother you! Fantastic place Pickering for pubs etc and Dalby Forest and the Hole of Horcum fabulous dog walks! This isn’t a negative review but my own personal view!
